Casita Treetops is nestled on a hillside among the tree tops overlooking the beautiful colonial city of San Miguel de Allende. Take advantage of serious rental savings of 7 day periods and even more for a stay of at least 30 days. Just a short 7 minute walk to the Jardin! Enjoy morning coffee or sunset from your own private balcony. This 1 bedroom cozy casita has an open floor plan with plenty of large windows that give a feeling of spaciousness and light. Colorful seating flanks large windows face the small, terraced garden or overlook rooftops and city views. The wide granite bar seating is perfect for casual dining. The kitchen is equipped with toaster-oven, microwave, coffee pot, blender, dishes and glassware for up to 6 guests, cooking utensils, etc.

The comfortable King-sized bedroom (which can also be set up as two twin beds) has extra down comforters and ample pillows and bedding. There is an additional bed for one that can be made up in the living room. The bedroom has a work station below a wall mounted Smart TV with DVD player. A 42" Smart TV is located in the kitchen and can be adjusted to be viewed from anywhere in the living areas. Basic cable TV and you can bring your own Apple TV, Amazon Fire or other USB enabled media appliance. One Ipod dock/clock is in the bedroom. Wi-fi throughout the home for use with your own devices. Please note that internet speeds may not mirror that which you are accustomed to in your home country. The updated bath has both shower and tub, great for relaxing after a day's sightseeing, shopping, language or art studies. Two free pool passes included; additional pool use and gym use are available by arrangement with the staff at the covered swimming pool located steps away, but far enough away to go unnoticed. You're going to love life at Treetops!

Winter rates increase because we are finding that "snowbirds" often use much more electricity and gas to keep the home toasty at all times (even when they are not there, in some cases).While we support smart resource use by turning off lights and heat when not in use, we also want our guests to be comfortable during their stay. This modest seasonal increase during the winter months reflects the reality of higher utility costs associated with that season even though the usage of individual guests may vary.

Check-in starts at 3 p.m. and Check-out ends at noon. If our calendar permits, a request for a late check out made as early as you know your need may be subject to accommodation, depending on our schedule for cleaning and the arrival date of the next group of guests. Located in the historic centro district, but well above and away from the noise of the central jardin and the streets. The hillside location offers nice city views and breezes. Common noise of the city center is often buffered at this location. A short walk to the jardin, but taxi service (about $3 US per ride) is easily arranged to and from your door.

What makes this condo unique

I am unaware of any properties at this price point that offer a pool and gym, wi-fi, Smart TVs, in-unit washer-dryer and twice-weekly maid service. Lovely views and breezes. Relative calm and quiet for a central location near the hub of activity. A very 'clean' unit. A professional, local manager is available to assist you with your arrival, departure and any needs during your stay.

Fine Way to Visit San Miguel!

The Condo on the Hill was a fine place to hang our hats during a recent four-week stay in San Miguel. Arrival and departure were painless, and the manager, Yoko, provided all the necessary information to insure a comfortable stay. The space, though snug, is well-utilized, and the kitchen is the best equipped of any we've experienced. We especially appreciated the nice views from the windows, the purified water tap in the kitchen (this is really helpful in a place where the tap water can make you ill), the excellent shower and generally reliable internet capacity. The important things in this apartment work really well, and made our stay easy.

The February mornings were chilly and, while the heaters were very helpful, we missed getting any direct sunlight, either in the house or on the terrace--probably a blessing in summer, but a bit less welcome when it's cold.

Many previous commentators have mentioned the steep hill up to the condo. There's no denying that the cobbled streets and uneven pavement, while charming, can be treacherous (ten cuidado!) but, at 70, we became accustomed to the climb, feeling a sense of achievement when we landed at our doorstep--although, like others, we also made ample use of the inexpensive and reliable taxis. It is worth noting that the short cut steps to the street are uneven and badly lit, so probably not the best fit for the ill-fit--and yes, DO bring a small flashlight. On the other hand, the climb down the hill to the central square is an easy 7-minute walk, and you can always reward yourself with a dash into Panio, an excellent bakery just before you hit the Jardin!

Great Property Suited All Our Needs

We really enjoyed this little nest for our winter stay in SMA. The local manager was great and very helpful and we loved our twice a week house cleaning - Julia did a great job. The walk up the hill was a great offset to all the rooftop margaritas we enjoyed. We found the house just far enough to stay out of all the Centro noise, but close enough to easily get to shopping, great restaurants and movies.

The cobblestones are serious - so be prepared with proper shoes. This is not a heels and flip flop area.

The bed is very comfortable and the towels are nice and thick. The kitchen is well appointed.

A few things for our future visit - bring your own HDMI cable or Apple TV. Also bring slippers and warm lounge wear for winter months. The tile floors are COLD in the winter time as the unit does not receive any sunshine. For hot summer days I am sure it is a perfect hideaway.

Fabulous Choice

This was our second stay at Casita Treetops and we love it. The local manager answered all our questions promptly and we had no problems. There's filtered water in the kitchen and bottled drinking water is provided. This casita is close to downtown but at the top of a steep hill. This turns out to be perfect, because we walked downtown to be part of the action, and then returned up the hill to a quiet, friendly atmosphere. We walked up the hill sometimes, but after a delicious dinner in town, we often took a cab ride home -- cabs are inexpensive in San Miguel. The "little white book" provided by the owner gives great info on what to do in San Miguel as well as how to get to the local grocery and other useful facts. We highly recommend a stay at Casita Treetops. Our time in San Miguel was dreamy!

Casual Elegance in San Miguel

We think 700 square feet have never been better arranged for comfort and convenience. The four huge windows provide views of the little garden, the terrace, the city and the trees, but your privacy is assured because no one accesses your staircase but you. Storage space abounds, a safe held our extra cash, and the kitchen was equipped with every device imaginable. The TV offered all the major US stations plus a few more like CNN and PBS.

One distinct pleasure was having plenty of hot water--sometimes a rarity in SMA. The terrace provided great views of town and occasionally fireworks. The local manager was helpful and immediately responsive to questions. Truly, the only aspect of this gem we would change is the furniture; it was comfortable only for short periods of time.

We strongly recommend taking the "shortcut" to the street by using the gate on the terrace to access the hillside steps. We are in our late sixties and thought we were in great shape with daily visits to our local gym, so we walked to town every day but the steep climb proved too much and we took a taxi every day (35-40 pesos which is about $2) to return "home." We also felt the pool was slippery with no handrails or steps so we only used it once.

We loved having maid service and a responsive guard at the gate house who arranged for water delivery or taxi service.

All in all, we felt this treetop casita offered the right mix of comfort, privacy, and convenience. We know you'll be thrilled to call it your temporary home while you explore the wonderful city pf San Miguel de Allende.

Great place. Lots of steps

We have stayed here several times. Great condo. Has pool and gym available. Only thing to be prepared for are steps to access. Short walk to town but I sometimes take cab home when I don't feel like hiking the hill

$43/night for each period of 30 nights, $60/night for each 7 day period; $75/night otherwise in low season. Nov. 1-March 31 high season rates a bit higher due to demand and extra utilities expense. 17% taxes and maid service included. Damage deposit refundable if no problems. If pay with US credit card, processing fee of 2.5% of total will be assessed as an additional fee for each payment.
