The River's Edge Retreat provides breathtaking mountain views that can be seen through a wall of large picture windows on the main floor of the house, as well as while sitting on the outside upper deck, where you can also see and hear the San Juan River, either babbling or roaring below the home. The lower patio area is also home to our brand new, top of the line, 8 person Bullfrog hot tub, where you can soothe sore muscles and enjoy powerful, massaging jets as you enjoy the mountain views, or play yard games in the fenced yard. There are picnic/patio tables and chairs on both levels so you can enjoy the beautiful outdoors. The house is only 6 miles to downtown Pagosa Springs, and 17 miles from Wolf Creek Ski area. It is close to hot springs, hiking/biking trails, fishing, horseback riding, award winning Frisbee golf course and all variety of winter sports as well. River's Edge Retreat is 3,600 sq. feet with 5 bedrooms, 3.5 baths, and 2 large living areas. On the main floor is a living room, dining area and gourmet kitchen, upper deck area, as well as 2 bedrooms and 1.5 baths. The Master bedroom boasts a Calif. King bed, and there is also a guest room called the "Wildflower Room", with a Queen and XL twin on this level. The 3rd floor is home to the "San Juan River Room", with a King bed and 2 XL twins, as well as a full bath. Downstairs there is another living area, laundry/play room, garage and additional full bath. On the lower level there is also the "Alpine Room", with King bed, and the "Lone Star Room" with 3 XL twins. The patio, backyard and phenomenal hot tub can be accessed on the lower level.

About Lisa Baker
Tony and Lisa Baker, along with sons Jonathan and Christopher, are true “native born Texans”, living in the hill country west of Austin, TX in Dripping Springs. We all love to hike, mountain bike and climb our little hills in Texas, but greatly adore the majestic mountains in Colorado! We began our love affair with Colorado about 30 years ago when Lisa’s folks bought a condo in the Summit County area of Colorado, and we started going to ski in the winters and hike and bike in the summers for many years. We introduced our sons to the mountains when they were little and they grew up to love it as well.

Our passion for Pagosa Spgs first began about 12 years ago, when our dear friends bought a vacation home there, and graciously allowed us to come and visit each year. Every time we’d visit, we were reminded that there was something very special and unique about Pagosa Spgs, and we uncovered more reasons each visit for why we wanted to own a house there one day. As we sat on the balcony watching the sunrise or sunset on the mountains, or felt snowflakes fall on our nose and eyelashes while we were in the hot tub or skiing at Wolf Creek, we realized that this place was truly magical, and always felt like home. We’d dream about one day having a house in Pagosa Spgs, but didn’t really know WHEN it would happen. We truly did NOT expect to find a home as perfect as this one so quickly. Well…the stars and planets aligned for us to find our beautiful home in July 2015,, and we were blessed by God to be able to officially make this one our own in September 2015. We are looking forward to making many new memories in our precious home, and ultimately retiring here in 4 years.
What makes this House unique
We fell in love with this property for obvious reasons, but we especially were enchanted with the unobstructed mountain views, the superior quality of the home's construction and higher end finishing details, like granite countertops and ironwork. Our realtor says that Lisa "levitated when she entered the home." So much for keeping a poker face. What's not to love about it? We appreciated the variety/colors of different building materials chosen in the construction of the home, inside and out, and think it is especially warm and inviting. The large wall of windows on the back of the house make it impossible to escape the wonder of God's handiwork on display. Our guests tell us they love the personal access to the San Juan River for amazing fly fishing, kayaking and floating...as well as the close distance to the slopes for skiing and nearby fishing ponds for kids, hiking/biking trails. They love how beautiful our home is, and organized so that guests have no trouble finding anything. We tried to think of everything and then some when furnishing it! Currently we have the highest number of 5 star reviews for 5 bdrm homes in our area, and work hard to make our home stand out above the rest! For now, we are blessed and excited to share it with you and yours, and pray you will find it a place of rest, relaxation and retreat when you visit.

Amazing Home located in a perfect spot!
I couldn’t get over how many little details were in this home! I’ve stayed in dozens of rental properties but nothing compares to how perfect this home was to stay in for a girls trip. The linens alone were better than the Ritz Carlton! From beach towels to blankets for our outdoor rocking chairs- this home was gorgeous and well maintained. I will definitely add this home to my future travels!

A center for all activity or the joy of relaxation.
The location and quality of this property made for a perfect vacation. Sitting aside the San Juan river afforded the views and sounds that help getting away from the pressures of the big city. Only 5 miles from old town Pagosa Springs, made it easy to access shops, restaurants,and the hot springs. The accommodations were perfect as well; plenty of space for everyone, the kitchen was well appointed, and the deck and hot tub made evenings even more enjoyable.There were great views of the mountains at day and stars at night as well. Our group of 6 fit easily with bedrooms for all, and comfortable atmosphere. After booking the property, the owners, Jim and Lisa Baker were quickly available with information that made our stay trouble free.

We have stayed at many other VRBOs that we can compare this one with. We knew what to expect and this one truly exceeded all of our expectations. There was plenty of space for our group of 11 adults to hang out, eat our meals in the dining room or out on the back deck, play yard games in the back, beds, etc...
We noticed that the decorations and small accessories around the house were high quality. Things that most wouldn't pay much attention to but it's obvious that the owners take pride in the small things along with the more obvious parts of the house to make the visit memorable.
Like others have mentioned in their comments, every drawer, light switch, cupboard, storage container was labeled which was a big help.
Another impressive aspect of this home is how many board games and yard games they have available for us to use. We had the best Cornhole tournament as a family! That was a big hit with everyone.
We loved walking down the path behind the house to the river. The view from the back deck is so beautiful and peaceful and relaxing. We loved the good quality deck chairs which made it a common place to gather and socialize instead of staying inside.
There was plenty of outdoor activities to satisfy everyone. It's a great location that's close to many of the outdoor activities.
All 11 of us highly recommend this home! Take advantage now, before the owners decide to make it their permanent home.

Oh My Lanta! The pictures and even the reviews of previous occupants will NEVER be able to adequately describe this amazing home. Overlooking the San Juan River, this spacious and majestic home is nothing short of heaven. We are a family of 11; twin husbands with wives and children (plus their spouses/girlfriend) and we had plenty of room in this magnificent home. Everything about this stay has been perfect. From the moment we booked the property until the last time we turned the key to lock it, our time has been awesome. Lisa is a kind, generous, organized, and accommodating person. Everything in the house was easily identifiable. Instructions were clear regarding the operation of electronic equipment, the hot tub, climate control, EVERYTHING you can think of. The kitchen is absolutely amazing. All eleven of us were able to gather around the dining room table to enjoy meals together. There are backyard games including corn hole, bocce, ladder ball. The neighborhood is beautiful and perfect for early morning hikes or late evening strolls. Pagosa is only a short drive away (about 6 minutes). The deck was my favorite spot. Watching the sun rise in the mornings and set in the evenings was breathtaking. And reminded me of how much God loves us. Again, I can't say enough about how accommodating Lisa and Tony were. They respond quickly to questions or concerns. They are just honest, down-to-earth folks who love to share their home with others. When you stay here, you have to make time to go to Piedre Falls. We also hiked Treasure Falls. And we took a 5-1/2 mile bike ride through Pagosa Outdoors (Snowball Run). We fished Echo Lake. Had great success there. We also fished Williams Reservoir, but didn't catch anything. The kids tubed the River. We did rent kayaks at Pagosa Outside and enjoyed kayaking at the reservoir. You don't have to have a trailer for these inflatable kayaks. Our dining experiences out were at Kips (You HAVE to eat there) and Mountain Pizza (an absolute MUST). We also rented discs and played disc golf. There are two courses in town. They are pretty hilly and woodsy. But well worth it if you have never tried the game. This was a second vacay to Pagosa. Should we return to Pagosa for future family vacays, I will book the Rivers Edge Retreat in a heart beat. You HAVE to stay in this amazing home. It is worth every penny.
There are countless area hikes and bike paths that range from easy to challenging. Our private river access allows for adventures with kayaks or floats when the river is flowing well, and the fly fishing is superb. There are even ponds for the kids to fish, where they can almost be assured of catching one! Our upstairs balcony is home to a host of hummingbirds which will fascinate and delight you and yours.
