INCREDIBLE LAKEFRONT VIEW OF THE LAKE FROM THE LARGE DECK

Nestled on 1 acre among the tall fragrant pines, this quaint 2-story home is on an exclusive quiet peninsula. This popular place includes a separate game house with foosball, pool table, darts, HDTV with Dish Network, 3 bunk beds, full bath, air-conditioning and heating. The private game house is a great remote hideaway for the kids (big or little) to have their own fun during the day or overnight. You will have sole use of the boathouse with 2 electric boat/jet ski lifts, sun deck with nighttime accent lighting, swim ladder, plus fishing pier. A boat rental, marina, and public boat ramp are within walking distance of the lake house. The barbecue area has a mobile charcoal grill, picnic table, horseshoes, hammock for 2, plus campfire area good for an evening family bonfire or a hotdog and s’mores roast. The lawn between the main home and the lake is ideal for games such as volleyball, badminton, croquet, etc. Bring along your favorite yard game. The two sitting swings, which face the water, are perfect for conversation and reflection. Wi-Fi is available.

You will be able to witness the breathtaking sunset, which falls upon the far side of the lake, while you are on the large deck that wraps around the side and front of the main home. Many guests have their morning coffee here.

When you are at this picturesque and serene waterfront venue, the air is fresh and clean, the surroundings are so quiet and peaceful that it seems as if you are in the country. On a clear, cloudless night you can see the stars twinkle in the dark sky.

This vacation lakefront is the ideal spot for couples and families that are looking for recreation or just rest and relaxation from it all. The 2-story main home has a master bedroom with a king size bed, HDTV with Dish Network, recliner-lounge chair, and bathroom with shower. A king size bed and HDTV with Dish Network are in one of the downstairs bedrooms. A queen-size bed and full bunk bed (sleeps 3) are in the second downstairs bedroom. There is a full bath downstairs. Each of the bedrooms includes plump pillows, quality linens, and comforters. Bathroom towels and washcloths are also provided.

The 2150 sq. ft. home has a wood-burning fireplace and 42'' HDTV with Dish Network in the living area. The home also has a landline telephone, Wi-Fi, clothes washer, clothes dryer, ceiling fans throughout, plus air-conditioning and heating. The kitchen is well-equipped with a microwave, coffeemaker, toaster oven, silverware, dishware, glassware, cookware, dishwasher, range, oven, refrigerator with icemaker, some cooking utensils, pots and pans. You will need to bring your cleaning supplies, paper and plastic goods.

Private Boathouse: You can easily operate the 2 electric lifts at the boathouse. The larger lift will accommodate pontoon, tri-hulls, or V-hull boats. The 2nd lift will hold 1 or 2 jet skis. Public boat ramp, marina and boat rental (jet skis, pontoon, and ski boats) plus public parking are within walking distance of the property. There is a swim ladder and a sandy lake bottom for water lovers. Maybe you would prefer to bask in the sun at the grass shore or on top of the elevated sun deck while listening to music or reading. There is good fishing (black bass, white bass, crappie, striper, perch, and catfish) off the fishing pier. The boathouse area has lighting now so you can enjoy nighttime boating, fishing, or just the serenity of the lake. You can have an evening social on the accent lighted sun deck, with a bonfire close by upon the shore, which your family and/or friends will remember for a long time. ALLOW NO MORE THAN 10 INDIVIDUALS AT ONE TIME ON THE SUN DECK. SWIMMERS NEED TO BE SUPERVISED. THERE ARE NO LIFEGUARDS ON DUTY.

Private Game House: The game house is a separate dwelling 20 feet adjacent to the main home. It has a pool table, foosball, dart game, HDTV with Dish Network, 3 bunk beds (sleeps 6), and a full bath. The house is air-conditioned and heated for year-round use. The game house has plump pillows, quality linens, and blankets. Bathroom towels and washcloths are also included. You will long remember the panoramic view of the lake, at certain times, from the game house porch.

Barbecue Area: This waterfront property is large enough to entertain a separate picnic area among the numerous pines. Within this area, ideal for large groups or family reunions is a picnic table, mobile charcoal grill, hammock, horseshoes, and a campfire area. The two sitting swings, which face the water, are good for conversation and reflection. The well manicured grass area between the main home and lake is large enough for your family or group to play volleyball, badminton, croquet, etc. Bring along with you your favorite game equipment.

Lake Livingston State Park (within 10 minute car drive) offers picnicking, nature study, fishing, horseback riding, hiking trails, and swimming pool (Memorial Day-Labor Day). There is an in-lake swimming area edged by a boardwalk, small beach, and souvenir shop. Bring your bike to the lake house so you can take a round-trip to this beautiful piney woods. It will be an enjoyable scenic trip. Biking is popular at the park.

Livingston Municipal Golf Course is a new 9 hole course in a pretty area of the city next to Matthews Street Park. City of Livingston Swimming Pool is at the park. The pool has a toddler wadding area. Matthews Street Park is a family friendly park with covered pavilion, picnic areas, a walking track, large playground, and tennis courts. Information on all 3 facilities can best be found searching with Google.

Lake Livingston is in Polk County which offers 1,097 square miles of rolling hills and majestic pine forest. The lake and county are part of the Big Ticket National Preserve. Texas' oldest Indian Reservation of Alabama Coushatta Indians is located in the county. They have an event calendar, campgrounds, and a gift shop with unique souvenir items.

Other activities: A waterfront breakfast cafe is just a short morning walk from this vacation home. A convenience store, marina/boat rental (jet skis, pontoon, and ski boat rentals), plus a public boat ramp and public parking are at the same approximate locale from this lakefront place. A Cajun restaurant is just a little distance farther. Wal-Mart, HEB, Brookshire Brothers, dollar stores, small shops, and eating establishments (pizza, BBQ, seafood, burger, sandwich, Mexican, Tex-Mex, and a couple restaurants) are all within roughly 12 minutes from the property.

Wonderful Week

My family and I spent five wonderful days at this home on Lake Livingston. The layout of the home with it's large bedrooms and expansive deck; the game house which provided the kids some privacy and non-water fun; the large grill for each of our evening cookouts; and the wonderful dock for swimming, fishing and tying up the jet skis fit our needs perfectly. Prior to vacationing there, the owner was very responsive to my numerous inquiries. The homes and property were very clean and towels, linens, cooking utencils, etc were abundant. The small grocery/restaurant a short walk away was convenient for our last minute needs. The sunset alone is reason for us to visit again next year.

Very welcoming, and very nice place to vacation if you want peace and quite from living in the city. We went in December and plan to go back in the spring. Highly recommended.

Great time at a great place

George I want to thank you and your family for allowing us to stay at your beautiful lake front house in Livingston TX. This was so .nice for our family, we "being the older folks" tried a new Christmas with out the kids and grandchildren, it was the first time in 50 years we had done anything like this and it was really great. I can't begin to you how great your house was and the comfort of it, we sit by the bon-fire in the evening and playing board game until the early hours of the morning, these are things that we have never done and it was a blast. I want to thank the Parting family for the gift of the bottle of wine, and that great loaf of bread with the candles on our table, it was such a warm welcome, we are all talking about coming back real soon to spend more time at your place, also the Marina Café just down the street was excellent, the food was great alone with the great service, and topped off with a tour of the newly remodeled restaurant and the beautiful bathrooms. Thanks to Marci and Jason for there hard work and taking care of our needs that we had which were few. Thanks again to all. We want to wish you all a very Merry Christmas and a Happy New Year... I would highly recommend this great get away to anyone wanting to have a great time...

Wonderful place for a Anniversary/Reunion

We had our 40th wedding anniversary/reunion here, It was our first time staying here and we loved it!

Our grown children and grandkids stayed the weekend with us and had a wonderful time, we fished off the dock most days, didn't catch much but the weather was rough. We spent a lot of time on the deck in the evenings and most mornings. The views are awesome! The kids and adults enjoyed the game room, plenty of room for the kids to run in the large backyard. The house was great we had plenty of room and was well equipped. We will plan to stay again, this time when it is warm enough to swim. Marci and Jason were very helpful. This is a great place to stay! Thanks Partins for sharing your home with us.

PROPERTY LOCATION: From Houston the property is approximately a 90 minute drive northward and from Dallas it is around a 3 hour drive southward to this lakefront. George Bush Intercontinental Airport is about a 60 minute drive northward to this popular vacation spot.

Beautifully distinctive is a good description of this peninsula where the property is located. The lakefront home is in Indian Hills Estates which has very minor traffic providing peace and quiet to our visiting guests along with safety for those wanting to bicycle, walk, or jog. You will notice this area on the lake is endowed with pretty scenery and a good view of the lake. If you take the 3 mile adventure around the community, you will possibly meet some of the friendly residents when you leave the lake house to explore this island-like-atmosphere.
