Old Las Palmas is the premier neighborhood of Palm Springs. It’s sometimes referred to as the ‘Beverly Hills’ of Palm Springs. This very affluent neighborhood is rich with architecture and Hollywood history. It should be noted this neighborhood (and the City, too) has sound ordinances that are strictly enforced. There is no outdoor amplified sound. The owner(s) like to stress this home is ideal for a dream vacation and relaxation but is by no means a “party-central” home. Each guest is expected be as good a neighbor as the owner(s) themselves. Special events like weddings are not permitted at this time.
Per new Palm Springs Vacation rentals laws the maximum overnight guests allowed are 12 Adults + 2 kids under 12 years. An additional 4 daytime guests are allowed between 10am-10pm.
Our Hermosa Place property is a large luxury estate with 6 bedrooms, 9 baths, heated pool and spa with mountain views, huge indoor/outdoor living areas and all the modern comforts and conveniences. This newly remodeled 6000 sq. ft. home is walled and gated for secluded privacy.
The property is located among some of the most historic estates in all of Palm Springs. Judy Garland’s estate is next door, the Ronald Regan estate and Elizabeth Taylor estates are across the street and the Dinah Shore/Leonardo DiCaprio estate is one property away. Truly one of the best and most elegant locations in all of Palm Springs. We are dog friendly and within walking distance to downtown, coffee shops, restaurants and much more. The house can sleep up to 12 adults plus 2 kids under the age of 12 and is the perfect retreat to enjoy with friends and family.
As you enter our home, the massive scale of the space is jaw dropping. One of the biggest and most open spaces you’ve ever seen in a Palm Springs private home. The living area features two leather sectionals in front of a massive fireplace, perfect for curling up and relaxing with cocktails or enjoying a movie with the family on the 80” 4k TV. There is also a full-sized tennis court, full bar and outdoor living room poolside.
The kitchen features 8 burner Wolf gas range with dual ovens, dual 36" Sub-Zero refrigerator/freezer with dual ice makers, built-in microwave , warming drawer, 3 dishwashers, 3 sinks and a huge island with stools. We’ve fully stocked the kitchens so you’ll never run of dishes, plates, glassware or silverware. You have all the amenities to cook great meals, or bring in a private chef for special evening of entertaining.
When entering the outdoor entertainment areas and pool area you are greeted by a full-walled /hedged perimeter which gives privacy making you feel like there is no one else around. Multiple chaise lounges by the pool. Outdoor dining area, with built-in outdoor kitchen and Wolf grill. Outdoor, covered seating is the perfect place to curl up for an afternoon nap, read a book, watch the kids play in the pool. It's like having your own private resort; you’ll never want to leave! (Outdoor plugs and excellent WIFI are available, so bring your iPad or laptop if you need to catch up with the rest of the world.)
We know you like your hi-tech entertainment and goodies as much as we do, and here are just some of the features we’ve got for you. 80” 4k TV with surround sound in the living room, LED HDTVS in all 6 bedrooms. Apple TV and Chromecast are available in the great room

60 days prior to scheduled arrival date, you will receive a full refund of any advance deposit(s) or pre-paid amounts less a $250 cancellation fee and any credit card or processing fees RPS incurs.
Between 0 and 59 days prior to scheduled arrival, no refund is required. However, if we are able to re-rent the property, we will refund the amount we were able to re-rent it for, up to my pre-paid amount, less a $250 cancellation fee and any credit card or processing fees incurred.
No refund will be given for early departures.
Special event weekends and holidays (Christmas/New Years, Thanksgiving, Coachella, etc.) and long-term rentals (stays 28 nights or more), will receive no refunds unless we are able to re-rent at equal value.

This home exceeded our expectations! The pics were so nice that I half expected to be let down upon arrival. I was wrong! The house was everything it was advertised to be. I've rented many homes and this one was the absolute best. Well stocked, attention to detail and comfortable in every single way. We had every thing that we needed, right down to laundry detergent. The property manager Scott was amazing, friendly, informative and available! The owners were equally informative and friendly. I would definitely rent this home again and I HIGHLY recommend it to anyone in the Palm Springs area.
Fantastic property in a unbeatable location
Everything was perfect. House was amazing. Lots of space. Landscaping and lighting around pool area was beautiful. Great house for sharing with a group of friends. Tennis court was great quality and a wonderful bonus. Both the owners and property manager were a pleasure to deal with. Can’t wait to come back!
This home was spacious and modern. Lots of windows letting the wonderful sunlight in. The kitchen was large with many cabinets and a five burner stove. The pool was a regular hangout for my family day and not. There's ample outdoor covered seating with a separate dining area and grill.

I couldn't agree with the below reviewer more... this is the perfect bachelorette house. I also came here with 12 ladies and we just loved everything the house had to offer. We swam, lounged by the pool (great shaded sitting area when you need a break from the sun), hung out in the hot tub, gathered in giant living space, played pool, played tennis, grilled and had a great meal outside. The house has everything you want to entertain a big group including great serving dishes, pool friendly glasses, giant kitchen, and nice sound system with Chromecast. The no music outside rule was worrisome at first, but I never even missed it. There were plenty of real beds (some shared) for everyone to sleep comfortably. Big big bonus: The pictures turned out amazing with all the fun decor and colors. It's also a very easy walk to restaurants and shops. Need to give a big shout out to Scott who was incredibly nice and helpful. Take me back!
We had a group of 10 for a college reunion and golf weekend. The house easily accommodated all of us, the kitchen was very well stocked, the floor plan allowed for plenty of hang out spaces and the pool and hot tub were the perfect temperatures. Scott was very easy to work with and he was very responsive. We'd definitely stay here again.

For monthly or multiple week rates please inquire. Pool Heat, optional: $69/daily (it is a big pool!) Pool heat is typically recommended between mid-October and early June. $500 Refundable Damage Deposit is also a Noise deposit (the City of Palm Springs now monitors decibel levels and gives tickets for noise!) $99 Property Damage Insurance is optional; if you choose not take this insurance, a total of $4,000 security deposit is required.
