It's in a mainly residential area, within walking distance to Kalamar Beach Club and also the adult only Kulube Beach Club. The centre of Kalkan is just a short taxi ride away which is just perfect.
What makes this Villa unique
The heated pool is just fantastic for those cooler months and is a real luxury as well as fairly unique in Kalkan. With the ground floor self-contained apartment, if you have friends, parents or older children, they can come an go as they please.

Lovely stay at Villa Palmiye
We have just had an enjoyable 2 weeks at Villa Palmiye. We are a couple with 2 teenage boys.
The villa is situated in Kalamar Bay Area which for us was an ideal location, only a short drive away from central Kalkan but within walking distance to many lovely bars and restaurants and 2 beach clubs. You do need a car to get around or you can hire taxis quite easily.
The villa is quite quirky in decor but has all amenities you would want and the pool area is lovely.. gets the sun all day but has plenty of shady seating areas for relaxation.
Louise was a great help in advising us any help we needed came quickly. We asked for some shopping to be delivered for our arrival and this was all sorted for us. The pool man Halil was a really nice guy and he came daily to tidy the outside areas and also helped us out if needed.
The apartment downstairs is useful and we used this during the day as it opens up into the pool area, it is a really cool temperature and has a bathroom, fridge etc so that you don’t have to keep going up the steps to the main villa.
All in all we had a great holiday in a clean, spacious villa in a good area.
Good value for money in Kalkan.

Great location for Kalamar Beach Club
Well stocked villa good location for Kalamar Beach Club good local restaurants. The Brothers restaurant was good value and great food just up the road.

Disappointing - no welcome pack, towels and bedding very dated, washing machine acient, etc.
We arrived with high hopes based on the description - "luxury" seaview villa with "luxury" sc apartment, suggests all facilities will be top-class - this was not the case, bedroom in sc apartment does not have air-con but does have a ceiling fan which didn't work and if it had would have sprayed dust from the fan blades around the room! Storage was minimal with only a very small wardrobe - we had to carry wicker drawer units down from villa above. Air-con units in the main villa don't have enough remote control units and one of the bedroom units didn't cool the air. Bedding and towels throughout were extremely dated and nothing matched - top sheet was actually a quilt cover and nothing seemed to be the right size (sheets and pillow cases).
There was no welcome pack on arrival and the TV was originally tuned to Russian channels that when re-tuned to British resulted in only one English-speaking news channel.
The villa has its own door with a separate key from the sc apartment and we managed to exit and leave the key inside. We expected the local agent would have a spare but NO - they had to come and pick the lock and install a new one for which we were charged.
The washing machine was ancient and when we finally worked it out we found only one programme "worked" and it didn't actually clean very well - laundry came out covered in washing powder.
At one stage during our stay the sc apartment shower room started to flood due to the drain being blocked - we cleared it and it looked like it hadn't been done for some time.
On our last day we went to open the door to the sc apartment and the door handle snapped off.
Kitchen area in the sc apartment looks OK but there is no kettle and the cooker doesn't have it's own gas bottle.
Villa is in a quiet residential area except for several dogs across the road who can be noisy at times.
On the plus side, the local agent Louise and daily maintenance guy Halil are very helpful. The pool area, outside space and garden are beautiful. From the villa (especially upper floors) there are great views over Kalamar Bay and the walk into town isn't too arduous but would recommend car or taxi if you have shopping. Furniture is comfortable and villa kitchen is well equipped. The owners have left old magazines dating back to 2013 if you like that sort of thing.
Would we stay here again - NO.
Is the villa value for money - NO - you are paying for 5 stars and due to all the issues above you are getting only 3 stars.
Thank you for taking the time to review the property and providing such detail. It is disappointing I agree when a property does not meet your expectations, and you did indeed advise part way through your stay, you would be writing a poor review. When asked what the issues were however, apart from advising they were related to the facilities the owner was providing you were not specific. This is a great shame as many of the issues mentioned in your review could easily have been rectified at that time. We would always encourage a guest to report missing items, or items that are not working/working properly immediately rather than post stay. We will however check all the appliances to ensure they are functioning correctly and do an inventory of the bedding. I will also look at the advert and ensure it correctly reflects what the villa offers. Lovely Villa in Kalamar Bay
We had a great stay at this villa. It was very spacious and comfortable for my wife and I and our 2 daughters. The kitchen was well stocked so we could easily cook and enjoy alfresco dining in the outside dining table. BEdrooms and Btahroom were fine and the roof terrace was lovely in the evening. We really enjoyed the swimming pool and there were plenty of loungers for us. We could have done with a little house guide/ welcome pack as we didn't have this and had to work things out. Also because of the palm trees directly outside the villa you have to park down the road. Overall it's a lovely villa and we enjoyed it.

200 metres to nearest Beach Club, it offers sunbathing facilities and direct access to the sea, water sports, restaurant and bar. Patara Beach - 15 minute drive. Kaputas Beach - 15 minute drive.
The nearest airport is Dalaman (approx 1.5 hour drive) which is open all year round with direct flights. Antalya airport is also a viable option (2.5/3 hour drive). Transfer to and from airport is usually by private taxi or minibus. We can arrange transfers and car hire from Kalkan for you, at very reasonable prices with prior notice.
Kalkan Town centre - 5 minute drive, 10 minute water taxi or 25 minute walk. Kas - 35 minute drive. Other famous local: Xanthos (the capital city of Lycia). Kekova (Lycia's famous Sunken City), the ghost village of Kayakoy and the Saklikent Gorge.
Kalkan is especially renowned in Turkey for its numerous restaurants which as a result offer an excellent standard of cuisine. Supermarkets will deliver, and there are plenty of banks and ATM machines.
