The villa enjoys private luxuriously planted gardens including a fruit garden of citrus, pomegranate and fig trees. The villa rests at the end of a no through road giving a truly peaceful holiday experience as there is no passing traffic to disturb you. This villa is within 5 mins drive of the Akamas with its wild beaches and turtle colonies, 5 mins drive to Coral Bay with its blue flag beaches and bars and restaurants, and 5 mins drive to the village of Peyia with its excellent bakery, butchery and supermarket. The villa enjoys the occasional visitation to its boundaries from the local goat herd in the early mornings reminding visitors of traditional Cyprus. Freshly made coffee with the sound of jingling goat bells and warm sun is a great way to start the day! Aphrodite Hills championship golf is 30 mins drive away. Local stables for horse riding is 2 mins drive. Pafos zoo is just down the road. 5 mins drive to Coralia beach with its family orientated rock pools, shallow waters, sunbeds etc.

I hope you enjoy staying in my villa as much as I do. I absolutely love it as it is so peaceful and warm and easy to relax. When I stay here I cant wait to get up in the morning to sit in the morning sun to admire the views. I have owned the villa since it was built and my partner and I designed the villa ourselves and the garden. It is a very friendly villa with lots of natural light. The fully opening sliding living room doors brings the garden into the villa and shows the panoramic sea views to perfection.

Why Deborah chose Peyia
This villa is in the perfect location for sea views and peace and tranquility and not too close to the hustle and bustle of Paphos town or Coral Bay but close enough for ease of access. It is very near to the Akamas too as I enjoy nature. It is a peaceful area enjoying a cooling sea breeze and glorious sun sets. It is possible to hear the sea breaking on the coast when the weather gets rough!From this villa, you can either go native and drive to see the turtles on Laras Beach (or hope to) or just crash by the pool and sleep all your stress of UK living away!If a sudden eating fit occurs you are only 10 mins from the restaurants of Coral Bay or 5 mins walk to choice of two restaurants (one English serving English food or the Australian run Alessi 100 yards further. Both located quarter of a kilometre from the villa. I tried to furnish my villa to accommodate my own holidays too and hope that my guests find it also well equipped compared to other villas available. Children love the 12m x 6 m pool and also the African thatched Hut that keeps the sun out by at least 10 degrees cooler when the sun is at its zenith. All facilities are as one would hope for in a rental but are very often lacking. My villa was designed as my home from home and everything has been done with luxury and quality foremost. I know my guests will not be disappointed.
What makes this Villa unique
On walking through the front door my holiday always begins immediately. The sun, the sea, the palm trees all setting off the crystal clear pool with the warm breezes of Cyprus is what this villa is all about for me. It was designed with entertaining in mind and the comfortable stools and dining area under the thatched pergola adds to the holiday atmosphere.. Low level garden lighting ensures a magical experience and brings the garden to life at night.It is best to hire a car for trips to Coral Bay but there is a bus stop within 2 minutes walk from the villa on the main road which goes to Coral Bay and Paphos or St George.

The place to unwind!
The villa is at the end of a very quiet cul de sac and from the terrace you have an uninterrupted view of the sea - this is now my screen saver so I get transported back there every day!
We were looking for some winter sun. The weather was mixed (but this was first week of December) but for the 2 days of storms we just sat and watched the lightening flashes from the terrace in 19C warmth which was truly amazing. The rest of the days were 21-23C and we soaked up the sun reading by the pool.
We had intended on having the pool heated but on the first day decided with Deborah to turn this off because of the storms forecasted. Despite this we still swam in the 18-20C pool most days. It was cold but OK after the first few lengths (the pool is 12m so you can have a good swim).
We loved the homely touches in the villa itself and immediately felt at home.We shopped at Phillipo's supermarket and at the fruit & veg shop 4km away so had all the provisions we needed to cook each day and the kitchen was sufficiently equipped to enable us to do this. With the citrus fruits from the garden that were in the fruit bowl on arrival I even made some marmalade for breakfast.
If you need a total switch-off, a relax, or to convalesce then this is the place to come!
So pleased you enjoyed your stay and despite the storms on a couple of days had a good unwind and a swim. I have now learnt that the pool needs longer to get up to temperature in December so if you choose to book again next year I can promise a warm pool of 27 degrees. Luxury at its best
My family and I stayed here in August. As mentioned in previous reviews the pictures don’t do it justice. Walking through the lovely entrance the magnificent and stunningly beautiful villa was exposed, absolutely stunning. The outside area including the pool were breathtaking and an absolute joy to wake up to every morning of our stay. Barry and Elaine were great at fixing a small problem we had during our stay and very knowledgeable about the area which helped plan out our holiday. My husband dealt mainly with Deborah through the booking process and spoke very highly of her and the ease at which it was to book. It’s such a shame the dates aren’t available for what we need next year as we would have given anything to go back again. Thank you for sharing this beautiful villa of yours and hopefully we can return at a later date.

Truly Amazing Villa
We recently enjoyed the most fabulous family holiday at this wonderful villa. The quality of the villa and facilities are definitely 5 star. The location is perfect; amenities a 5-10 minute car journey, beaches a similar distance and a great selection of local restaurants. We were able to totally unwind from everyday stress due to the peaceful setting with only the jingle of the goats bells to be heard in the distance. The views are superb with the most amazing sunsets. Elaine and Barry are perfect hosts providing us with all information we required. The villa was presented in prestine condition on our arrival. Outside ba/BBQ and seating/loungers are superb; just the perfect place to relax. We would recommend this villa 100% and hope to return again one day! Amazing villa with magnificent pool and sea view!!
We have just returned from 15 days at this amazing villa and can't recommend it enough. The villa is extremely well equipped and accommodated 6 adults very comfortably. The view and pool are incredible and very difficult to drag yourself away from. On the occasions we did venture further than the pool we went to the beaches are Coral Bay, Corallia, Polis and Latchi. We also enjoyed the archaeological park at Paphos harbour and the Tomb of the Kings. For a little respite from the heat we went up into the Troodos mountains visiting Omodos on the way back. Deborah the owner and Barry and Elaine who maintain the property were a pleasure to deal with and Barry and Elaine are a great source of local information. The villa is outstanding and a great base for exploring this area of Cyprus.

A Lovely "Home from Home" Villa
The villa is absolutely fantastic - the pictures do not do it full justice. - it is really spacious and is very well equipped. The outside space / pool area are very inviting for a leisurely day lounging around the pool with plenty of shady areas when you need a break from the sun. There is a lovely view out to sea and the perfect spot on the veranda to watch the sun go down whilst having a nice cool drink in the evenings. The location is very good having easy access to local amenities but also easy access to Paphos / Coral Bay and the North of the Island. We were a family of 6 (3 adult generations) and we all had a fantastic holiday in the villa. Dealing with Deborah and her local Manager , Barry, was easy and very straight forward. Thank you Deborah - we hope to be back one day.

Another great stay
Second time at this villa, as good as the last time, some improvements since last visit, bedroom blackout blinds a plus, pool is of a great size that you can actually swim in rather than just a plunge pool, advise you get it heated, makes a big difference, villa very well maintained and presented, we shall return for a third time at some point, worth the extra money over other villas in the area.

25 mins drive to Polis in the North to see the harbour at Latchi with its excellent fish meze and fresh fish restaurants
20 mins drive to Kato Paphos (harbour).
10 mins drive to Coral Bay with its bars, restaurants and Blue Flag sand beach.
5 mins drive to St George harbour (a small unbuilt up beach with sunbeds for hire and a safe shallow bay to swim in).
5 mins drive to the Akamas nature reserve with its famous Gorge and natural beaches.
Paphos International Airport is 40 mins.
Larnaca Airport is 2 hours.
Limassol city is 50 mins.
Car hire is recommended with this villa.
The villa is ideally situated within a 5 minute drive of the village of Peyia for your local fresh bakery and an excellent Supermarket. There are banks and some good restaurants. St George Beach is 4 min drive down the road past the Paphos Animal and Bird Park and St Georges Ranch for horse riding. The Akamas is 5 min drive from the villa. Coral Bay with its night life and many bars and restaurants is 10 mins drive.
Paphos town is 20 mins drive.
Paphos water park, crazy golf, go carting, Paphos Bird Park, quad bike hire and water sports at busy Coral Bay Beach are all available within a 15 mins drive. Horse riding is a 2 min drive away. Hiking in the Akamas Gorge is to only be attempted by the fit and able with water and a map! Paphos Harbour and the Tombs of the Kings are approximately 20 mins away.

Booking Notes: All original booking deposits are non refundable. You are advised to take out travel insurance. A booking form will be sent upon receipt of initial deposit along with receipt. Directions and Alarm Codes are emailed after damage deposit is received. Guests are asked to inform the property managers during their stay to report any damage which may occur or to contact the owner if there are any problems during their stay. Damage found after guests vacate the villa may be deducted from the damage deposit.(rare but has happened ie shower head pulled off wall! Broken loo seat etc). Changeover Day: Arrival and possibly departure (depending on bookings) you are met by Barry and Elaine my property managers who will look after you during your holiday and show you the facilities available. Changeover days can be flexible depending on availability but a surcharge may be applied. Arrival after 4pm. Departure by 10.30am unless arranged differently at time of booking.
