We are proud to invite you into our studio apartment, which provides everything you need for a comfortable, relaxing stay amongst breathtaking scenery at a very affordable price. We can offer you both an indoor, heated swimming pool open all year round and an outdoor pool with sun loungers, which is open during the summer months. There is also a playground, games room, table tennis, boules, tennis courts (there is a small charge to hire the courts) and a free car park on site. The studio is set in a quiet hamlet next to a beautiful golf course and surrounded by mountains and with Lake Annecy around the corner! It is perfect for couples, friends or a family looking for a quiet retreat or wanting to explore the French Alps by car, bike or on foot. There is a 30km purpose built cycle path at the bottom of our lane which takes you all the way into Annecy. The Lake itself provides endless enjoyment in the form of water sports, swimming or relaxing and in the winter there is easy access to many ski resorts. Annecy also hosts the famous fireworks and music spectacular called the Fete Du Lac each summer which should not be missed! Annecy is often used for a Tour de France cycling stage.

We are very helpful owners so will be happy to provide you with the local information you need to make your holiday very special. You will need a car, however, as we are not served by public transport. Check-in day is usually a Saturday, please email me if you have a different day in mind and I will do my best to accomodate you.

As this is a studio apartment, it means the living and sleeping area is combined. There is a new, standard sized double bed (purchased March 2016) with memory foam mattress topper (purchased July 2017). The studio is like a large double bedded hotel room with also a kitchen and dining area. If you would like more clarification on this, please just ask. In addition, there are a selection of single (camping style) airbeds which are perfect for adults or older children. There is an oscillating desktop style fan for the glorious hot, summer months and a free standing electric convector heater and wall heaters for snug winter evenings.

About Jane Pearce

My husband and I met when we both worked for EuroDisney in Paris in 1992. He then moved to the French Alps and yworked as a ski rep and then Area Manager for many of the French ski resorts. Years later when we decided to buy a holiday home, Annecy was our first choice. As well as being breathtakingly beautiful it offered us both a summer holiday - swimming, lake, walking, relaxing, exploring and also winter skiing. Our son was only 2 years old when we bought the studio and have been delighted to find that it has been a fantastic location for him as a toddler, and now as he is growing into a teenager, the skiing, water sports, cycling, exploring mountains, Lake swimming, caves, gorges and waterfalls provide us all with the perfect holiday destination too. We hope you will fall in love with Haute Savoie as much as we have!

Why Jane Pearce chose Giez

We purchased our studio when the site was just a field! We were shown around the plots by the Mayor of the village who is also the owner of the golf course. We chose a ground floor apartment due to having a small child, so he would have plenty of room to run and play and we loved the idea of relaxing and eating all our meals on the outdoor terrace. We wanted a property in a great location with both an indoor and outdoor pool, so we could chose to spend a relaxing holiday at the studio and also have the option to explore exciting places nearby.

What makes this apartment unique

As it has such peaceful surroundings you can spend your time just relaxing here with swimming and walking being the most strenuous of activities, or you can go off mountain biking, water sports, explore mountains, summer toboggans, paragliding, boating, hiking, rambling, explore historic buildings, go down caves, along gorges and through waterfalls, the choice is endless and even after holidaying here for 9 years, we are still discovering new places! Everything you could want from a holiday is just a walk, cycle or short drive away, this is a perfect base to explore the beautiful Haute Savoie region.

In the winter it provides a perfect base to explore different ski resorts which is ideal if you don't want to be tied down to one ski resort. The closest, La Sambuy, is less than 30 minutes drive away and the larger resorts of Megeve and La Clusaz are around 45 minute drive from the studio.

The complex is made up of all privately owned apartments. Our studio is looked after by a wonderful English lady who lives opposite. She is on hand to welcome you, settle you in and assist you throughout your stay. We have a welcome book in the apartment ready for you which is full of local maps, places to go and see. We have tried to provide you with everything you need for an enjoyable stay including a flatscreen TV, Freeview box, DVD player including a selection of family DVD's, boules set, games and even a picnic set! Linen and towels are NOT included but can be hired, directly through me, no later than 3 weeks prior to your departure. We can also offer you pay-as-you-go wifi access at the complex. This is a non smoking studio and we please ask guests to respect this. Outside: The apartment complex is located next to a golf course with stunning views of the mountains. It has a large, free car park, boules court, playground, Games room and a heated indoor pool and outdoor pool with sun loungers. Please note that as in most French pools, men and boys must wear fitted "speedo" type swim shorts/trunks, no loose legged swim shorts are allowed! Both pools are normally open between 9am and 12pm, closed for lunch (very French!), then open again 2pm to 7pm. There's a boules set and table tennis rackets and balls provided in the studio, plus inflatables for the lake, however these must be used with strict adult supervision and their use is entirely at your own risk. There is also a sauna and tennis courts but both incur a charge to use. We are surrounded by orchards, farm land and a quiet hamlet behind the complex all nestled by the surrounding mountains. There is a purpose built 30km cycle path which takes you straight to the beautiful historic town of Annecy. Utility Room: A cupboard houses the vacuum cleaner, mop/bucket set plus storage shelves for clothes and plenty of hanging space (plus hangers). We do NOT provide an iron or hairdryer so please bring these with you... if you need them! We provide 4 pillows and 2 double sized blankets. However we do NOT provide linen, so please bring your own towels, sheets, etc. Studio will be spotless when you arrive and has to be the same when you depart, all cleaning materials and equipment provided. Other: There is also a white patio furniture set consisting of a table and 4 chairs which can be used indoors for extra seating or outdoors on the private terrace. There is a large, free car park on site.

Fantastic little studio apartment in great location to explore Lake Annecy and surrounds.

Lovely little studio room in an easy to find complex at the south end of the lake. Everything required for a great little holiday - Jane provides loads of information on things to do in the area and there is every amenity you would need. (Note - no hair dryer or oven for info). Swimming pool area is small but offers great views - check opening times with reception as it's not open all day, and there is a boule area, activity room and small children's outdoor play equipment including a trampoline.

A car / bike is essential to see the lake and villages around it but there are plenty of walking routes on your doorstep and the purpose built cycle path to Annecy is at the bottom of the lane. Faverges (5 mins drive) has good supermarkets and bakeries.

We found this the perfect base to explore both sides of the lake, and Annecy, without being stuck in the city and it's crazy busy Old Town and beaches. If you want something quieter, try Giez.

Jane could not have been more helpful prior to our holiday and answered all our questions quickly and fully, which gave us really good vibes about our holiday before we even got there.

This is the third time we have stayed at Orchard View studio and once again we had an amazing time. The location is absolutely breathtaking - the apartments are pretty and well laid out and surrounded by the most incredible mountains, it is peaceful and stunning. The studio is well equiped and very comfortable. We were well looked after by Vicky and the studio had everything we needed, including a very comprehensive folder on places to explore, which was a nice touch. We used the games room and indoor pool, both of which my kids adored. We used it as a base to go skiing but plan to return in the summer to enjoy the outdoor pool and easy access to Lake Annecy. We'll definitely be back again!

A perfect place to stay

We had a thoroughly enjoyable holiday at Orchard View studio. It had everything we needed for our stay and was clean, modern and comfortable. The double bed was very comfy and although the living area was all one room, we had plenty of space during the day. The complex itself has two lovely pools (indoor and outdoor) and a games room, boules court and tennis courts. The location is idyllic, surrounded by mountains, farms and a golf course. We found it very relaxing and peaceful. There is so much to do in this area, we could have stayed for a month and still not done everything! You do need a car to get around but the main road at the end of the lane gives you easy access to Annecy in one direction and Albertville in the other, either by car or bike as the cycle path is excellent. We'd thoroughly recommend staying at this lovely studio. The owner is very helpful and tried to make sure we had a wonderful holiday, which we did. We have already booked again for next year!

Lovely holiday

Having just spent a week staying at the Orchard View studio in Giez, nr Annecy, we really enjoyed ourselves and would definitely recommend it. We took our bikes and enjoyed cycling around Lake Annecy, and we couldn't keep the children out of the swimming pools!

Basic but clean and everything you need in a very compact space.

From the moment we booked, we had a very friendly and helpful service from Jane, the owner, and Vicky, the local agent, who was there to meet us when we arrived with a very friendly greeting and had arranged linen and towel hire from the complex. It's very easy to find the apartment and the complex is conveniently located about 15mins drive from the southern end of Lake Annecy.

We booked it just as a place to sleep with the added bonus of a pool for the children. They loved the pool (and the indoor pool too) and also enjoyed the table tennis and trampoline. It is rather cosy for 4 to share, but it we went there knowing that and considering is very compact, Jane has equipped it with just about everything you need. And everything there was clean and in good working order.

There are supermarkets nearby and you are split for choice for local restaurants, cafes and things to do in the area. You do need a car to really explore the area and make the most of it. If you're into outdoors sports, there there is loads to do from cycling, to climbing, to paragliding, swimming, boating, summer luges and many of the local ski resorts keep their lifts open so the views from the top of the mountains are spectacular. We had a great time.

Special interest holidays:

The famous Tour de France cycling race is often held around Annecy lake and the surrounding mountains and our studio will be a perfect base for this exciting event.

This area is renowned for walkers, cyclists, golfers and skiers. It's close proximity to Lake Annecy gives access to beaches, ski sports, pedalos, boat trips, speed boats and fabulous lake swimming! Also ideal for visitors to the famous and spectacular, summer Fete du Lac.

The stunning scenery is popular with artists, painters, photographers and those looking to explore the beautiful Alps.


The Lake is surrounded by lovely grass areas so there is plenty of space for sunbathing, picnics, swimming, etc. There are also enclosed areas where, for a small daily fee you have access to toilets, showers, cafes, sun loungers, play areas, etc. We can happily give you more information on these when you book.

The beautiful, historic town of Annecy is a leisurely 20 minute drive along the picturesque lake. It is full of restaurants, bars, boutiques and wonderful markets.


Our nearest airports are Geneva and Chambrey. We can provide you with driving directions.


The nearest main town is Faverges, which is a 5 minute drive. It has 2 large supermarkets (Intermarche and Carrefour), launderette, restaurants, take away pizzas, bakeries, shops, good sized children's playground and a fantastic weekly market.

The French authorities now insist all cars travelling in France carry a NF-approved breathalyzer. They can easily be purchased on the internet and for the sake of a £3 purchase, I would suggest taking one with you.

Further Details:

When you arrive and welcomed by our Agent you will find the studio will be in spotless condition and ready for you to relax in. When you depart we please ask you leave it in the same condition. If it is not fully cleaned (including clean floors, bins not emptied, food in fridge, etc) we will have to charge you £35 for a mini clean or £65 for a major clean so it is ready for the next clients arriving. You will have all the cleaning equipment and materials you need in the studio for your use.

There is also a local Taxe de Sejour which is levied on holiday makers which is currently 1 Euro per adult (over 13 years) per night. This has to be paid in cash (Euros) to our Agent on arrival.

For reasons of hygiene and food allergies, we do ask that no food stuffs are to be left in the studio (salt, pepper, sauces, etc), please take everything home with you at the end of your stay. Therefore you will need to bring or buy locally (at the many supermarkets), your own food and condiments for your stay.

Changeover Day:
Minimum rental stay is 7 nights and usually Saturday to Saturday (flexible if booking off peak). Arrival time is between 16.00 and 18.00. Departure time is between 08.00 and 11.00. Our Agent will meet you on arrival and collect the keys on your departure.

100% refund if canceled at least 60 days before arrival date.
