We do feel blessed to be so close to the beaches and wonderful countryside that South Devon has to offer. We have spent many years renovating Ludwell House to make it a really comfortable home from home for your holidays.

Why Ian Doyle & Karen Clark chose Babbacombe
We bought Ludwell House because it is a lovely Victorian Villa( c1890) set within the Cary Park conservation area of Babbacome, Torquay. We have lots of local shops, and buses, easy level access to Babbacombe Downs, beaches and excellent bus services. We love the fact that most of the original villas still remain and the area retains its unique atmosphere of seclusion while still offering amenities such as a Bowling Green, Tennis Courts and a Children’s Playground, not to mention the park itself and the Grade I Listed Church. this seems an ideal location for a holiday.
What makes this Apartment unique
Ludwell house is a short level walk to the Downs at Babbacombe and a five minute bus or car drive to the centre of Torquay. The local buses can take you all over South Devon and beyond but our favourite trip runs down to the harbour where you can take a stroll along the promenade stopping at one of the many cafes around the marina. You could take a cruise round the bay or a day trip by boat to Brixham or Dartmouth. Cary Park is a truly unique area of Torquay, being level, it is also leafy and tranquil yet within a short level walk to loads of amenities. Ludwell House has three apartments, two first floor with lovely views of the gardens and park and one at garden level with direct access to a terrace. We have our own private parking although there is plenty of free off-road parking as well

Bonus with a garden
Lovely spacious apartment. We had the garden apartment which was perfect for my disabled daughter and having a garden that was enclosed was wonderful. I am hard of hearing and have a special dog who helps with sound so having an enclosed garden was wonderful. The shower room was perfect for my disabled daughter as it made it easier for her to have a shower. The only downside was the owner not providing towels and maybe a small bar of soap would have been nice. Overall though we really enjoyed our stay here. It was within walking distance of some attractions, but we had to hire a wheelchair for my daughter. There is also @ lovely little park for exercising the dog and well behaved dogs are accepted but at a cost.
Well-kept apartment in quiet neighbourhood
Lovely spacious and clean apartment (2 bedrooms, 2 bathrooms) in a pleasant neighbourhood in Torquay. Only 6-7 minutes to seaside (Babbacombe cliffs) and to supermarkets. Pleasant welcome from the owners with all the information we needed.
A very pleasant environment
Well described apartment in a peaceful location . All amenities accessible. We were blessed with good weather. Pleasing supply of very hot water so good baths and showers as needed in the heat. Tea towel sponges and washing up liquid helpful.Struggled a little with oven controls but helpful advice left in all other aspects
to many things needed attention
it could be a lovely place, if the slapdash, that will do attitude
towards details in the property were attended too. I took photos of all the things that needed changing if you would care to see them.the radiators are all very dirty, the one in the kitchen smells really bad when the heating came on.all the electrics need some attentions, none had a safety tag on. at it stands at this time i would not go back or recommend the summer let to anyone . This property I was really looking forward to, as I love old properties, what a real disappointment. To add injury to the whole experience I paid a lot more to stay at ludwell house than I did to stay the week before at Lyme Regis in a converted barn, which was excellent, and included towels, dish washer all the electrics worked and a lovely welcome pack.

Property was very clean and the owner met us on arrival. Adequately furnished etc . Hospitality tray of tea bags coffee sachets and a little milk and sugar would have been appreciated on arrival after long drive also supply of cruet of salt and pepper didn’t realise there was none until sitting down to meal. Would recommend the apartment to friends.
Great location and good value
The flat has loads of positives. It’s in a fantastic location, close to tourist attractions, local shops, cafés etc, whilst on a lovely quiet road with lots of park space.
Karen and Ian were very friendly and helpful, nothing seemed too much trouble.
Inside the flat was very clean, well maintained and the beds were comfortable, there was plenty of hot water and it was well furnished.
We did however have a few niggles... The main being that the flat lacked sound proofing internally therefore when our son went to sleep we had to sit very quietly until we went to bed ourselves. There’s also little soundproofing between the bedrooms and the adjoining flat.
Less problematic, but worth mentioning were the floors which were cold and a bit slippery in socked feat, they could do with a few more rugs which would also help absorb noise. Bring slippers! There weren’t any hooks for hanging coats, dressing gowns etc and the bedroom curtains didn’t block much light in the morning.
Lastly, i’m quite allergic to fragrances and there were a large number of air fresheners. Thankfully Ian understood me removing them but i’m not sure they were needed in the first place. If you don’t suffer from allergies they probably wouldn’t bother you.
Within a five minute level walk of Ludwell House you will find beautiful Babbacombe Bay which is famed for its natural beauty, fabulous views, lively cafes and restaurants, theatre and superb attractions.
After taking in the panoramic views from Babbacombe Downs, you can walk down the winding path or catch the historic Cliff Railway to the unspoilt sandy cove below. Originally a haunt of fishermen and smugglers, Babbacombe Beach is now a haven for swimming, relaxing, boating and fishing.

Babbacombe with its Model Village, Funicular Railway and Oddicombe Beach are a few minutes walk away, along with the beautiful Babbacombe Downs. The shops in the pedestrianised precinct of St Marychurch are a five minute walk away and include lots of independent traders and speciality shops and cafes as well as small branches of Sainsburys, and Boots. There are lots of good pubs, cafes and award winning fish and chips all within a short level walk.
Ludwell House is within level walking distance of many independent and specialist shops, fishmongers, greengrocers and chocolate and cheese shops. We also have small branches of Sainsburys, Tesco, Waitrose and Co-op Supermarkets for those everyday items. There is a free bus service to our out of town shopping centre The Willows where you will find many well known shops including a large Marks & Spencer store.
We are spoilt for activities in this area, from the Model Village at Babbacombe, to Kent’s Cavern and Agatha’ Christie’s holiday home at Greenway on the River Dart. Not to mention the many pretty towns and villages, Dartmoor, glorious sandy beaches and even a cliff railway taking you down to the beach at Oddicombe, they are all are within very easy reach. Torquay has sailing, golf, putting and bowling greens, tennis courts, not forgetting the famous South West Coast path which can be joined at Babbacombe Downs Once the sun has set many of our guests enjoy the short walk to the award-winning Hanbury’s fish and chip shop and then a stroll on the Babbacombe Downs to see the twinkling lights of Torbay, or why not catch a performance at the popular Babbacombe Downs Theatre.
Torquay itself has two theatres, a cinema and bowling alley, and further along the coast at Paignton is another theatre and a multiplex cinema. We have a large and varied choice of dining to suit every budget and taste. From well know chains like Pizza Express and Bistrot Pierre, Las Iguanas and Prezzo to award winning Chefs at The Elephant in Torquay at Ode in nearby Shaldon or slightly further afield Mitch Tonk’s Seahorse Restaurant in Dartmouth. We have some great and characterful pubs including the Cary Arms right on the beach at Babbacombe the Thatched Tavern next to the beach at Maidencombe, or The Ness at Shaldon which has fabulous views across the estuary to Teignmouth. Some of our local hotels also have superb restaurants including the nearby Orestone Manor at Maidencombe.
