About Sally Empson
We bought a holiday home in Cley when our children were small as it is an idyllic, relatively quiet part of the country. We rented this out part-time as well as used it a lot ourselves for 13 years. There are marvellous beaches, lots of sailing (and sailing courses), horse-riding and things to interest children. We sold that house, but missed Cley so much that in 2014 we bought a sunny, smaller house with stunning views. We are very pleased to be back.

Cley is a really pretty coastal town in north Norfolk. It has a much photographed windmill, world renowned bird watching and a huge beach. It is also a relaxing and beautiful place to live and stay. From the front door there are excellent walks in all directions, good pubs and a short drive away, one of the best beaches in the country. Perfect for children and adults. If this is your first visit - you will return.
What makes this House unique
Our house has truly beautiful views over the medieval Cley church and countryside beyond - yet is only a 15 minute walk ( 5 min cycle) to the marshes and beach beyond. It is warm, sunny and spacious for a 2 bedroom house and will make a perfect base. It also has a large private parking area - rare for Cley!

Charming cottage in a beautiful village
We absolutely loved our stay. The cottage is lovely, with everything you might need, very well equipped. Very quiet, just at the edge of Cley, a short walk through lovely little streets to the centre of the village and start of the coastal walk. We will definitely come back.

A beautiful property set within a stunning landscape. Peaceful and serene, exactly what I was looking for. The local villages are so quaint and the coastline in breathtaking. The owner was a delight. Do rent this property, it’s a real gem.
Lovely property - perfect for a family chill-out
We had a wonderful break. Cley-next-the-Sea is idyllic, and the property could not be quieter or more lovely. The house has oodles of charm and is perfectly set-up for a family of 2+2/3. All mod cons are provided, and there is a charming patio garden for breakfast or dinner on a nice day. We'd definitely like to come back!
Delightful and elegant property in heavenly surroundings!
Church Knoll stands adjacent to the churchyard of St Margaret of Antioch, the massive historic church that dominates the outskirts of Cley. We found the location perfect in every way. So, so peaceful and private but within easy walking distance of the village, with easy road connections to other parts of North Norfolk.
On opening the front door we had a mini 'Wow!' moment. The interior is elegant and very comfortable. The decoration is neutral and modern but very sympathetic to the traditional nature of the house.
The house is bright and airy; it is also very well equipped.
At the back is a small courtyard garden, which gets sun until mid afternoon. Lovely for breakfast or lunch al fresco.
Sally was so helpful and friendly before and during our stay. I have no hesitation in recommending Church Knoll. It was a delight.
Lovely cottage in a great place
This is a really nice place to stay. Not really a cottage, more of a house as the proportions are larger. It is really nicely put together and works well.
The area is really interesting, particularly if you like birds.
The house is beside the old church while the centre of the village is about 8 minutes walk away. There is a pub very close to the house and one in the village centre along with a food shop and fish shop (smokehouse) both of which are really good.
Sunday papers can be purchased from a man who lives close to the centre, from an open window in his front room. Quite an unusual experience.
The walks to the coast along the flood barriers are really something.
We thoroughly enjoyed our short break.

Pretty place, convenient interior, and easy walk to nice pub and shops in village.
Easy to enjoy walking for bird life . We had a great day out at Thursford, and also a day on the North Norfolk Railway
Cley beach is huge and runs into Blakeney Point. It is all an AONB (area of outstanding natural beauty). Our house is 15 mins walk onto the marshes and about 25 mins walk to the beach. (A 5 minute drive). Holkham beach is world class and is a 25 minute drive.
A car is not strictly necessary but very useful. There is a coastal hopper bus that goes from Sheringham station along the coast through Cley.
We are in the village. Cley has 2 pubs, an excellent deli which can provide all your eating/drinking needs, a famous smokery (fish) and a bookshop, pottery and art gallery.
Holt is 3 miles away and is one of the best country towns in Norfolk for independent shops. A delight for browsing.

Booking Notes: Please email for availability and prices. We require a 25% non refundable deposit to hold the rental with full payment 8 weeks before arrival. We ask for £100 security deposit against damage or extra cleaning which will be refunded within 2 weeks of the rental finishing. Changeover Day: Normal arrival time - after 4pm; departure time before 10am. Normal rental days are Fridays, but we are flexible depending on time of year. We are also flexible about length of stay e.g. happy to do 10/11 day rentals or long weekends.
