Honey Cottage is a delightful end of terrace house purchased by us in September 2014 which we have completely updated and refurbished. We hope we have thought of all the little extras to make it a "home from home", but always welcome feedback if something is lacking! With two bedrooms, a sitting room, kitchen/diner and small courtyard outside, it really is an ideal spot to enjoy a short break or longer holiday. Ideally it suits 4 people but on occasion we are happy to rent out to a party of 5 as it does have a double sofa bed in the sitting room.

About Fran Huxley
We live in Tonbridge with our 2 teenage children. My husband runs a pub and I am self employed so with busy lives we have always enjoyed getting away "from it all". Having owned a holiday lodge at Camber Sands for 4 years we had already fallen in love with Rye and the surrounding areas when we came across Honey Cottage in an Estate Agent's window last summer! The rest is history .... we have loved doing up the cottage and since completion have enjoyed many a happy weekend with and without our kids at the house. Its perfect location - having Rye town on your doorstep and Camber Sands for long walks still just down the road gives us everything we need.

Why Fran Huxley chose Rye
We bought the cottage in September 2014 and have enjoyed doing it up over the past few months. We wanted to have a holiday home that we could both use ourselves and let out to other visitors until such time as we may decide to re-locate to the area! For now, we will use it as much as we can when it is not booked out and hope that our visitors enjoy it as much as we do!
What makes this Cottage unique
The more we have got to know Rye and the surrounding coastal areas the more we fall in love with it. To be able to live in the middle of a busy and interesting town whilst having beaches all around it suits us perfectly. We get as much pleasure from long walks on the beach whatever time of year and whatever the weather. To be completely free to roam and then come back to Rye for a wonderful selection of cafes, pubs and restaurants and then home to a cosy, comfortable cottage is just the tonic we need.

It's a lovely cottage in the heart of Rye with everything you may need. It's lovingly taken care of and very clean. It was our second stay in Honey Cottage and we really enjoyed the place, Rye and walk to Camber Sands. Thank you
Quaint, clean and convenient location
A lovely little cottage with all you could need, a bit noisy as on a main junction so you may get woke up by traffic if staying mid week and you are a light sleeper. Was clean and had everything you need. Made the owner aware that the oven fan was a bit noisy so hopefully all will be sorted for the next visitor. Close to the marina and town so not far to walk to any shops or fab cafes and restaurants.

Beautiful cottage, great location
This was our second stay here, and just as enjoyable as the first. Rye is a very picturesque town, with Camber Sands beach just a 10 minute drive away. The cottage is in a great location, close to the many restaurants, pubs, and shops, and is very well equipped with everything you could need. Highly recommend.
Beautiful cottage - like home from home
My teenage daughter and I have just returned from a short break at this delightful cottage. Everything you should need is there plus more. I loved the little touches of incense sticks and candles being there to burn along with games and up-to-date dvds. If there was one slight niggle would be the noise from the pubs opposite turning out on a Friday and Saturday night but this did not spoil our time here. Located so central for parking your car (Only £2 for 24 hours) and right in the centre of Rye. My partner joined us for a couple of days and would thoroughly recommend Hoofs in the Mint for a meal, alongside Simply Italian which my daughter loved. All in all a wonderful place to stay and Fran the owner is only a phone call away. We will be back!

A Perfect Base for Exploring.
Honey cottage is a beautiful little gem and we were so glad we found it. Very well equipped and beautifully furnished and decorated with absolutely everything you need.
Some reviews mention the busy main road and traffic noise. Yes it can’t be denied but you don’t go and stay in a town if you’re seeking silence. It didn’t bother us at all. I enjoyed the hustle and bustle as I live in a quiet village.
It was in a perfect spot to get to the centre of the beautiful old town of Rye and some great restaurants. No need to use the car at all for evenings out.
We visited Great Dixter Garden, (sublime) Dungeness, Brooklands Church, Hastings, and Canterbury and Whistable. Four nights really wasn’t long enough. I could have stayed another week. Honey Cottage was so comfortable I wouldn’t hesitate to recommend it. I hope we’ll go again. Thank you for having us.

Camber Sands and Winchelsea beaches are both about 3km from the cottage. Both can be reached on foot, bike or by car and are worth the visit. Rye Harbour and Nature Reserve also has a beach which can also be a beautiful place to walk to. Bikes can be hired on a daily or weekly basis just 5 minutes away from the cottage. Buses also run from the centre of Rye to Camber Sands and Hastings.
Rye is about 30 minute drive from Dover and Folkestone. 15 minute drive from Lydd Airport or 1.5 hours from London Gatwick. The train station is 5 minutes walk from the cottage with regular trains in and out of London and Ashford. A good local bus service also operates covering all surrounding areas. There is no need to have a car to enjoy a stay at Honey Cottage.
A good selection of cafes, restaurants and bars are on your doorstep. Excellent fish and chips, pub food, Italian, Indian, Thai and Chinese are all within walking distance. The high street is mainly made up of independent retailers with excellent fish, meat, vegetables and deli's on hand. A wonderful area of antique shops, gift shops and clothes shops all within 5 minutes.
Rates & Availability
Booking Notes: To book Honey Cottage please check the availability calendar and then call or enquire on-line to confirm your interest. A deposit of 25% is required when bookings are confirmed with the remaining balance due 6 weeks prior to your visit. If less than 6 weeks from time of booking full payment will be required upfront. Changeover Day: Ideally in school holidays we would like to try and keep to a Saturday changeover for weekly bookings, however, we are flexible and will accommodate requests where we can. Notes on prices: Bookings are 2 nights minimum stay, but can be booked for any number of nights. We do try and be as flexible as possible regarding changeover days. We are sorry that Owner's Direct have introduced a service fee which is payable on all future bookings, but we are all trying to compete with other companies offering holiday accommodation and as they all charge fees, Owners Direct have introduced this to increase their marketing spend to help us all get future bookings! Hopefully this will not put you off booking with us.
