Pirates Point is a newly furnished Grade II listed holiday cottage situated on the beachfront of Selsey in West Sussex. The 18th century cottage can be found down a secluded lane on the end of a row of terraced cottages that were originally built for the village coastguards. Ideal for families and couples looking for a seaside retreat, the cottage boasts unrivalled access to the beautiful beachfront and is only a short walk from the bustling village of Selsey. There is a small enclosed garden area with patio furniture and a furnished studio where you can enjoy your morning coffee and the spectacular vistas. Inside, the cottage has been cleverly designed to give you maximum space with a large kitchen area, cosy sitting room, two beautifully furnished bedrooms and a bathroom. There is also a WC and shower room outside for washing off the sea and sand after a day spent on the beach. A lovely base to explore the local area, Pirates Point is also perfect for those looking to sit back and unwind in the cosy sitting room or out on the sun-drenched patio. Pirates Point is the perfect spot for dog walkers and so we happily welcome all well behaved pets - they will enjoy the beautiful beaches and scenic walks almost as much as you! Pirates Point is ideally located to explore the local area and all it has to offer. Selsey itself is a picturesque seaside village with a large array of shops so there’s no need to stray far from the cottage. Nearby there are plenty of activities and attractions, with stunning seaside walks, a plethora of restaurants, retail destinations, Roman and Naval historical sights, delightful market towns and events at Goodwood.

We recently had a 3 night stay with our 2 dogs which we thoroughly enjoyed. Sue was extremely helpful throughout the booking process. The location is great - right by the sea. The cottage on the whole, is lovely inside. Nice style of decoration, good size kitchen with all the amenities you require and a really comfy bed in the main bedroom but it is badly let down by a worn out sofa and stained bathroom carpet. Also the listing here shows it sleeps 6 and has 2 bathrooms. This is a bit misleading. The cottage itself sleeps 4. The other 2 guests sleep in the additional detached studio room. The second bathroom (with the shower) is in another building outside in the courtyard (the courtyard by the way, has shared access to the neighbours cottages so not secure for the dogs). The garden is across the pathway out the front of the cottage. It’s not attached to the house. For just the two of us though, the cottage was great. Warm and cosy and a good base for a quiet few days with the dogs and we would stay there again.

Further to our chats we have had all the carpets and the sofa covers professionally cleaned. The last guests actually commented on the cleanliness, so thank you for making us aware of the wear and tear of the summer season. We are also looking at changing the wording in our adverts as we believe Pirates Point is great for 6 people in the warmer months, especially if teenagers want the independence of the annex but parents want the security of having them nearby! However, I always make people aware that the annex is not attached and does not have central heating so the choice is theirs particularly in the winter months. The shower room is designed to wash people and dogs off after a day at the beach and as a back up toilet for the annex.

Perfect location for the sea
We stayed at Pirate Point over the Easter weekend. Although the weather was very wet we thoroughly enjoyed staying at the cottage. It is perfectly located close to the sea so easy walking distance even with young children. The kitchen was a good size for a family - we had fun using the Aga! The bedrooms were lovely - 2 double beds with plenty of storage. We didn't use the outside seating area nor the outside cottage but I would say a great bonus for a summer's evening. The only downside, if any, would be the lack of shower in the cottage - but this really wasn't a problem for a short stay.

There is an outside bathroom in the courtyard which has a shower, but this really works best in the summer when you are coming back from the beach covered in sand and sea salt. It would be a very chilly dash to the kitchen at this time of the year!

Selsey has three beaches to explore. The East Beach is where you will spot the lifeboat station. The shelved shingle beach, known to the locals as fisherman’s beach, is a great point from which to explore the beautiful Pagham Harbour Nature and Bird Reserve, which is an approx. 40 min walk East along the coastal path from Pirates Point. If you want to build sand castles head to The Bill, a few minutes walk from Pirates Point, or for swimming and fishing there’s the tidal West Beach.
Chichester Railway Station is 9 miles away, and has a direct line to London Gatwick and London Victoria taking approx. 1 hour 40 mins. The train line also runs East and West along the South coast, so you can explore from Portsmouth to Brighton with ease.
Chichester bus station, directly opposite the train station, has buses running every 15 minutes to Selsey at peak times.
Ferries and a high speed hovercraft run from Portsmouth and Southampton to take car and foot passengers over to the I
Chichester City Centre is just a 15 minute drive away and is home to many attractions including Chichester Cathedral and Chichester Festival Theatre. Nearby is Goodwood which hosts many events including Glorious Goodwood, Festival of Speed and The Revival.
The cottage is also within easy reach of South Downs National Park, Chichester Harbour and Pagham Nature Reserve.
Further afield, Brighton is just an hour away to the East and Portsmouth is 45 minutes up the road to the West.
When it comes to eating out there is a great variety of establishments to sample right on your doorstep, with The Seal Hotel, The Lifeboat Pub, DE Lenante Tapas bar all in Selsey. Those happy to travel a little further can enjoy the Walnut Tree at Runcton, The Crab and Lobster at Sidlesham or The Blacksmiths at Donnington. There are also a whole host of restaurants in Chichester City Centre which is just a 15 minute drive away.
Chichester's central market cross is a great starting point to explore the stunning Roman city. Chichester Cathedral is on West Street and easily spottable from the cross. It often hosts concerts and exhibitions open to the public, and is a lovely spot for a picnic and people watching.
The Chichester Festival Theatre and Minerva put on fabulous productions that you can enjoy throughout the year.
Three miles from Chichester, Goodwood hosts many events that are well worth a visit. Goodwood Racecourse is the home of Glorious Goodwood, an iconic 5 day horse racing festival in mid-summer, along with other racing events dotted throughout the year. Goodwood Motor Circuit hosts the world famous Goodwood Revival Meeting every September where attendees can immerse themselves fully in the period racing experience. Or you can revel in the madness of the Festival of Speed, held every year at Goodwood House.
If you looking for more cultural attractions you should pay a visit to Weald and Downland Museum, Fishbourne Roman Palace and Bignor Roman Villa. The stately homes of Goodwood, Petworth House and Uppark are also nearby to wander around, as are the gorgeous gardens of West Dean which have become infamous for their annual Chilli Fiesta at the beginning of August.
There are some fantastic walks around the Selsey and Chichester area. With beaches, nature reserves and public bridleways right on the doorstep.

Booking Notes: A 25% non-refundable deposit and a completed booking form is required to secure your booking. Your booking will be held for 7 days. A refundable security deposit of £100 for each booking period is required in case of damage. The balance of the booking together with the security deposit is required 8 weeks before the start of the rental period. Changeover Day: Our change over day is Saturady and the cottage will be available to you from 4pm on the day of arrival. We ask that the cottage is vacated by 10am on the day of departure.
