16195 Williams Court We look forward to your visit to our Lake House. You will find this home fully furnished and well-maintained for your visit. The home is in a very quiet neighborhood and we want to maintain that for our friends and neighbors. Your respect of that is requested. For each bed, you will be provided with 1 set of sheets for each bed, 1 blanket and 2 pillows. 6 bath towel sets including a bath towel, hand towel and wash cloth will also be provided. Dish set for 8, glasses, basic pots/pans and utensils will be included in the kitchen. Each bathroom will have a starter kit, including a bar of soap and 2 rolls of toilet paper. A laundry detergent starter pack will also be provided. A gas grill will also be provided. If you have special cooking or other needs, you should consider bringing personal non-standard items, like beach towels and beach chairs. Guest Occupancy Agreement 16195 Williams Court NOTICE: By the terms of this guest occupancy agreement (Agreement) 16195 Williams Court Owners and Guests are intending to create a proprietor/licensee relationship and not a landlord/tenant relationship. This Agreement is entered into on ( )by and between 16195 Williams Court (“Owner”) and (“Guest”) who is responsible for the actions of all invited parties to the property. For purposes of this Agreement, Guest shall mean the person signing this agreement, but also includes all other occupants and any invitees to the Property. PROPERTY ADDRESS: 16195 Williams Court Union Pier, MI The Guest herby hires from the Owner for the use as a vacation home those premises described as 16195 Williams Court (“Property”) for the term noted above. Property includes the home, pool and land. Check-out is termed as departure of the Guest and all invitees from the Property with doors locked and keys left in specified location. Failure to check-out at the times noted above result in a late fee of $25 per half hour or portion thereof. SECURITY DEPOSIT: The Guest shall deliver a security deposit in the amount of $1000 to the Owner upon arrival at the property. This deposit shall be used to secure the performance of the Guest’s obligations under this Agreement. The Guest shall not have any right to apply the security deposit in payment of any part of the Guest Fee. The security deposit must be in the form of a cashiers check. The security deposit will be refunded within 30 calendar days after check-out, provided there are no deductive charges for damage. Missing inventory items will be deducted at replacement cost. The Guest will not be given access to the property until the cashiers check is delivered to the Owner. NUMBER OF OCCUPANTS: The Property shall be occupied by no more than 8 persons, including adults and children. Names and addresses of each occupant, along with the number of cars in the party and description thereof shall be provided to the Owner upon arrival. The person who signs this agreement must occupy the Property with the other guests during the entire rental period. If there is evidence of one or more additional persons occupying the premises or using the facilities associated with the property, including but not limited to tents, cars, mobile homes or the beach for sleeping purposes, a fee of $50 per person per night will be assessed for the entire rental period. SMOKING: Smoking is strictly prohibited inside any portion of the premises. Failure to comply with this provision will result in immediate termination of this agreement, departure of premise by Guest and forfeiture of the entire security deposit and rental fee. PETS: No pets shall be allowed on the premises or brought onto the property at any time during the rental period unless expressly agreed upon in advance and an appropriate pet deposit is secured. Failure to comply with this provision will result in immediate termination of this agreement, departure of premises by Guest and forfeiture of the entire security deposit and rental fee. MAINTENANCE OF PROPERTY: The Guest shall keep and maintain the Property in a clean and sanitary condition at all times. Upon the termination of this agreement the Guest shall return the Property to the Owner in same condition as when received. DAMAGES: The Guest shall be responsible for any damages or alterations caused by the Guest’s negligence and that of any other occupant or invitee. Should any damage occur, Guest agrees to the full market cost of any repairs. REPAIRS: Upon discovering and item needing repair, the Guest will notify the Owner immediately. All repairs will be made as soon as possible. The Owner is not responsible for compensation of any part of the Guest Fee due to the failure of fixtures or appliances resulting in short-term inconveniences. ORDINANCES AND STATUES: All occupants shall comply with all statutes, ordinances and requirements of all municipal, state and federal authorities now in force, or which may hereafter be in force, pertaining to the use of the Property. The Guest, all occupants and invitees shall not serve minors or allow minors to consume alcohol on the Property. The Guest, all occupants and invitees shall not consume or possess controlled substances anywhere on the Property. Failure to comply with this provision will result in immediate termination of this agreement, departure of premises by Guest and forfeiture of the entire security deposit. LIABILITY: The Guest agrees not to use or allow the Property to be used in any way so as to create any nuisance, and not to use or allow the Property to be used in such a way as to create claims, loss, expense or damage to any person or property in or upon the Property. The Guest agrees to indemnify, defend and hold the Owner harmless from any and all claims and damages including actual attorney fees and costs arising from the Guests’, occupants’ or invitees’ use of the Property or from any activity, work or thing done, permitted or allowed by the Guest in or about the Property or area in which the Property is located unless caused by the Owner. Guest uses beach facilities at their own risk. No private lifeguard is provided at the point access point and Guests use the facility at their own risk. Guest indemnifies and holds harmless owner of property. RIGHT OF ENTRY: The Owner reserves the right to enter the Property at all reasonable hours of the day for the purpose of inspection, cleaning or to make repairs. The Guest will be notified in advance whenever reasonable possible. DEFAULT: If the Guest shall fail to perform any provision and/or term of this Agreement, the Owner may immediately terminate all rights of the Guest, Occupants and Invitees. If the Guest abandons or vacates the Property having damaged the Property, in addition to all other legal remedies available to the Owner, the Owner may consider any personal property left on the Property to be abandoned and dispose of the same in any manner allowed by law. Guest shall be liable for the actions of all occupants, Occupants and Invitees or other persons at the Property during the rental period. ASSIGNMENT AND SUBLETTING: The Guest may not assign this agreement or sublet any portion of the Property without prior written consent of the Owner. CANCELLATION: If the Guest wishes to cancel this agreement, the Guest shall provide the Owner with a written notice which shall be faxed to . Notice must be signed by Guest. If Guest does not cancel the reservation at least 30 calendar days prior to the check-in date, Guest will forfeit the deposit in full. Owner will attempt to rent the property for the exact dates of your rental. If the property is rented for the full period originally reserved by the Guest, a refund of 80% of your deposit will be returned to Guest upon receipt of all revenues from replacement Guest. Great house with pool
Great house, 3 br, 3 bath with nice screen porch. Close to beach and grocery stores. Swimming pool is a huge plus.
