Casa Lucati, villa with restored barn annex has a commanding position high above the Niccone Valley with extensive views over the rolling hills and valleys to distant mountains. It is a short drive down to the Umbrian village of San Leo Bastia where there is a bar with small grocery store and a great pizzeria/trattoria. In the other direction it is about a 10 minute drive down to the Tuscan village of Mercatale di Cortona where there are several bars/gelaterias/cafes, a medium size supermarket, butchers, bakers, ATMs, pharmacy and a very popular trattoria. Free wifi.

The house comprises the large house over 3 floors with 4 bedrooms and the barn annex which has one double bedroom. In the large house the ground floor has a spacious open-plan garden room with sofas and TV and DVD player, a kitchen area with marble work surface and microwave, washing machine and dryer and a games area with table tennis and table football. There is a bathroom with shower.

The principal entrance to the house opens onto the first floor and the well-equipped kitchen with gas hobs, electric oven, fridge and dishwasher. From the kitchen a few steps take you to the stone walled dining room with large dining table and chairs. On the same floor there is a large, comfortable sitting room with sofas and two bedrooms and two bathrooms. Bedroom 1 is a double bedroom with en-suite bathroom. Bedroom 2 has two single beds with a bathroom next door.

Upper floor main house

Steps from the dining room lead to bedroom 3 on the second floor, with 4 single beds; these are 2 trundle beds which can pull out to sleep 4 (most suitable for children). There is a shower, basin and separate WC on this floor accessed from this bedroom. Bedroom 3 leads through to bedroom 4, a spacious double bedroom.

The Barn annex

Next to but not adjoining the main house is the barn annex. The ground floor is used for storage and the living accommodation is on the upper floor reached by exterior steps. The door open onto the open plan living room with comfortable seating and stereo system with patio doors onto a large balcony terrace enjoying the fabulous views, it is big enough for a large party to dine on. Off the living room is the en suite double bedroom.

Swimming pool and garden

The swimming pool is 11 x 5 metres, it is heated with solar panels and fenced all around. The garden has been beautifully landscaped and planted with trees, flowers and shrubs with many shady seating and dining areas. There is a grotto with fountain by the pool and at the other end a rustic pergola looking over the olive grove. There is ample garden and pool furniture available for guests. While there are neighbours behind the house, the positioning makes the villa, garden and pool area completely private and it is not over-looked.

My name is Emma, I have lived in the Niccone Valley since 1999 and run a small rentals agency; Gorgacce Rentals, started by my parents in the late 1980s. We have been renting Casa Lucati for many years. I live with my husband Martin, a sommelier who runs local wine tastings and our 2 daughters have grown up here.

Casa Lucati has so many great things about it. The owners have had the house for nearly 20 years and take great care over it and use it themselves for family holidays they are always improving it. The garden is delightful with many seating areas, enjoying the great views. The balcony on the barn terrace is large and a lovely place for morning coffee or evening drinks. The ground floor spacious garden room - games room provides respite from the heat on hot days.

Tremendous views, garden and house

A very relaxing place to stay, everything worked well and was beautifully clean. We had great weather and enjoyed the pool and garden very much which were very well cared for. We enjoyed exploring the area too. A holiday very much enjoyed by all the family old and young.

A beautiful location if rather remote.

First the instructions on how to get to the location are inaccurate and possibly done from memory. Properly measured distances to key features would have been much more helpful. Contrary to the owner's opinion Google Maps does work very well even up in the mountains and was far more reliable than the written word. The information book also needs to be updated. The access road to the house is a nightmare to climb in a small hire car: there is so much loose gravel and the road is so narrow that we were pushed over into a ditch a couple of times by oncoming drivers driving a bit too fast. The wheels really spun getting out of that mess. Its not so bad descending.

On arrival, some important stuff was not working. There was a power cut, no gas or hot water in the cottage. We had asked for a cot in advance but it was not immediately available. We had done a large supermarket shop en route but were annoyed to find basic necessities not provided like washing up liquid, cooking oil etc. Although there was probably no obligation to make those provisions , it would have cost very little to make people feel a little more welcome.The whole house was a bit quirky with apparently Swiss electrics which are not up to European Standards. There were adaptors provided but some dangerous live sockets in bathrooms. The main house door lock repeatedly failed and I tripped over the very dangerous badly repaired threshold on the same doorway as a great chunk of concrete came away. The place is not child friendly nor suitable for the disabled with lots of steps.The games room was damp and frankly stank of fungus.It was very cold on arrival and the central heating boiler had to be lit the next day. If the cold spell had continued we would have been expected to pay for the gas which apparently is very costly. We enjoyed the pool and relaxing in the lovely gardens and on the terraces. The support staff were very pleasant but communication is very difficult if you don't speak Italian. One of our number did speak a few words fortunately. We could have contacted the agent or owners in an emergency.

Emma was very helpful when we were booking. I think the family should take a serious look at all of these problem areas ensure everything is up to standard before new guests arrive. They were very good at getting reported problems fixed but it needed the local plumber/electrician to sort things properly. I'm afraid we would not book here again, mainly because of its remote location

I wish you had contacted me during your stay so that we could have addressed some of the issues you mention, although I can't help with the weather - which must have improved as you enjoyed the pool. It was my mistake that the cot wasn't available for you on arrival, you did contact me about that and it was quickly given to you. The local country white roads here can be a challenge for those unused to them but as they go, the road to Casa Lucati is well maintained and I and years of rental guests have never had a problem getting to the house in normal family cars. We do provide full printable directions to the house (tried and tested over many years) because addresses here are quite meaningless to Google Maps, etc. I do apologise that house hadn't been aired properly for your stay at the very beginning of the season after a period of cold wet weather. The local staff are indeed Italian, they know the house well and are pleased to help guests.

We didn't want to leave...

Such a comfortable house with real attention to detail. Plenty room for a large family party and games room and pool were used endlessly. Several hidden away garden seating areas making the most of the tremendous views. The local villages were a short drive and pleasant to visit.

Relaxing, beautiful and has everything

We stayed here in August 2016 and I am happy to write a review for this lovely lovely house having just been asked! We were a group of two families and we had loved staying at Casa Lucati and remember our time there with such happiness. The views are vast and very beautiful, one evening we watched a thunderstorm off in the distance and at night the stars and shooting stars were in abundance. A very well thought out and extremely comfortable house. The games room and the swimming pool were in constant use. The barn is fantastic! We know the area quite well having stayed here several times before. Casa Lucati is the best house we have holidayed at. Very clean and well looked after, some excellent local restaurants not too far away.

Fabulous house in a stunning position

We had a wonderful holiday at Casa Lucati, if only we could have stayed for another week. It was very hot during our stay but with the elevated position there was always a breeze at the house and we slept comfortably at night. The house and its grounds are well-cared for and maintained with many homely touches you do not always see at rental houses. There are many seating areas inside and outside so even with a large family party like ours there was a space to sit quietly and read if that was the preference. The peace and mesmerising views were just what we needed. When it was too hot to be beside the pool (or even in it) the children made good use of the games room. The local villages were not touristy but friendly and had what we needed. Apart from morning coffees and shopping we ate out in San Leo Bastia and at the great Trattoria Mimmi in Mercatale several times. It was too hot and too pleasant at the house to venture out too often but we did enjoy trips to Lake Trasimeno, Citta di Castello and to Siena. I thoroughly recommend Casa Lucati and hope to return myself.

A Spectacular place to stay, terrible to leave

Il Palazzo will blow you away, the house has been mostly beautifully restored and perfectly finished and outside the perfection continues. All the bedrooms were extremely comfortable and spacious and the master bedroom and bathroom, just WOW! The countryside setting has the most wonderful views, constantly changing through the day with the most incredible light. Dining on the terrace in the evening was enchanting. I long to return.
