Surrounded by the Grayton Beach State Park, the Gulf Trace neighborhood provides an oasis in the 30A community. Thirty years after first renting in the quiet of this isolated retreat, we returned to build our dream home 250 steps from the beach. Many years of experience owning beach front condos enabled us to create a custom home with the feeling of being in a tree house and looking out to the dune lake, old Grayton and Gulf. With a reverse floor plan, the third floor features a living room, large kitchen with sitting area and 9’ island, and dining room maximizing views and privacy. Deep porches that wrap around to the east and south enhance the living space as they overlook the pool, sunrises and sunsets. Every feature of the home was personally selected for its quality including distressed walnut floors and beams, ship lap ceiling, marble counters and original art. With ample seating on twin couches and large swivel chairs, the living room encourages you to put your bare feet up. A custom metal and glass mosaic focal point of the room is as intriguing as the beach itself. The roomy kitchen provides space for many cooks to prep or relax and watch tv with four comfortable bar stools and a sitting area for two. The dining room with custom made 66” dining table seats six and has windows on three sides and French doors out to the porch where an outdoor dining area protects from the late day sun. The large custom art in the dining room represents the Beach Box Houses of Melbourne, Australia.

The second floor will sleep 10 comfortably in three special bedrooms and a queen bunk alcove. The south, King Master Bedroom is once again wrapped with deep porches on the south and east. A restful and beautiful room, it has a modern seating which allows for a great place to read or make a call. Custom art in the room brings back memories for the family. A large dresser and walk in closet provide plenty of storage. An ensuite master bath with shellstone floors, separate tub and shower with marble accents provides a private getaway. Layers of bedding adorn on the “slept all night” comfy foam mattresses.

The second king Master on the east also has French doors that open to the restful porch where you can take in a beautiful sunrise and enjoy the porch swing. Custom shell and glass lamps on vintage nightstands flank the distressed pine headboard. A barn door hides the closet. With a custom sliding glass door on the large double shower, the bathroom is romantic with shellstone floors, delicate glass pendants and Lumen marble double sink custom vanity.

The Queen bedroom on the north has the feeling of being on a sailboat with built-in chest and closet. It opens to the dressing area of the third bathroom, then to the wet area with a combination tub/shower. The custom shower curtain of recycled sails is appliqued with your new favorite beach address, 14 GSD. The custom Queen Bunk alcove is inlaid with distressed walnut and under bed storage for continuation of the “sailboat” feeling. The separate laundry room with full size washer and dryer next to the bunks provides a second vanity/dressing area.

All this is accessed on the first floor by an elevator wrapped with stairs. From the entry, the sand room leads to a large half bath and full size refrigerator on the way to the beautiful 12’ X 24’ pool and roomy pool deck area. A pool alarm indicates exterior door to pool area has been opened. Outdoor speakers can play music from your phone. Spacious covered porch allows for a place out of the sun. The pool deck area is surrounded by native scrub oaks with their twisted trunks providing filtered sun and shade as it moves during the day. A dining set, sun deck chairs and chaise lounges will give everyone their favorite spot. A grill on the covered porch will provide many memorable meals. A fully enclosed outdoor shower features warm water to wash away the day’s sand before going in the pool or home.

It has taken us almost two years to design and build “Sweet Tea”. Utmost care is expected from guests.


The use of portable cribs in the bedrooms or closets or laundry room and baby gates on the stairs are not feasible in this home. This is a 3 story house with open stairs and is not suitable for infants or toddlers - sorry.

We have been beach goers our entire lives and bought our first Gulf front property in 2004. After several visits to the 30A area, we remembered how special it is and decided to build our home here.

Why David and Terri Nelson chose Grayton Beach

We stayed in Gulf Trace in 1985 when Scenic Highway 30A was "way out there." The beaches and particularly the water in this part of the Panhandle are the most beautiful we have seen anywhere. Gulf Trace is a little oasis - tucked away in the State Park yet close to everything that makes 30A special. We nearly always see deer in the neighborhood. The lots are large and the beach access is very convenient. The beach itself is always uncrowded as there is 1/4 mile of beach and only 80 homes sharing it. Having Alligator Lake next door is a bonus.

What makes this house unique

We designed this home to be a special place to enjoy all that the beach has to offer. The large porches on the south and east sides are there to maximize the view, breeze, and expand the living space. We put the living room and kitchen on the 3rd floor so that the place where you spend the most time has the best view. It is truly like being in a tree house at the beach with views all around you - from sunrise to sunset, lake and Gulf views.

The corner lot is large and affords privacy and natural surroundings for the look of old Florida. A 12x24 private pool with tanning ledge and large pool deck for sunning and swimming completes the beach house experience.

Gulf Trace is a great real neighborhood with only one road in and out. It is surrounded by Grayton Beach State Park on 3 sides. Allogator Lake is also on the east and, of course, the Gulf of Mexico is on the south - with 1/4 mile of uncrowded beach. It is well located for access to all of 30A and variety of activities and 30 minutes to Destin and 30 minutes to Panama City Beach.

Your house is "beautiful." Thank you for letting us stay here. The peace and quiet is just what we all needed. We loved how close the beach is - and the girls were over the top with the outdoor shower - funny - we couldn't keep them out of the outdoor shower - and couldn't get them into the indoor shower. Spending time by the pool after beach time was perfect. Thank you again for opening up your home to our families.

Wow! Love Sweet Tea!!!

The Nelson's were great to work with when renting Sweet Tea. Our family has been vacationing in the 30A area for 20 plus years and by far Sweet Tea was the most amazing get away. The Nelson's home is beyond beautiful inside and out, well stocked with anything one could possible need, amazing views of the Gulf and the deer, easy short walk to the beach with no steps to maneuver on beach access, and finally great location for a golfcart/bike ride to Watercolor and Seaside. We are already planning our next Sweet Tea/30A VACA!!! Thank you Nelson Family

Beyond reproach

I have stayed in many beach houses in the area and Sweet Tea, without a doubt, is one of the most beautiful, well appointed houses I have ever stayed in. The design, decoration, the wonderful outdoor living spaces, the pool....I really can't find any fault.

The owners were very communicative and eager to help with any questions leading up to and during our stay. Outstanding hosts in every way.

Also, don't it's location on the map mislead you...the house is a very short walk to the beach. Sitting outside you'll have the ocean air, sounds of the waves and a wonderful view of the surrounding state park and the Gulf of Mexico.

We look forward to return trips to Sweet Tea!

Our home is in Gulf Trace, a neighborhood of 80 home sites surrounded by Grayton Beach State Park and the Gulf of Mexico. The neighborhood has 1/4 mile of secluded beach accessed by 2 neighborhood beach walkovers. We are in the middle of Scenic Highway 30A and a short 15 minute bike ride or walk to Watercolor and Seaside and about 8 miles to Alys Beach and Rosemary Beach.

A 30 minute drive to the west takes you to Sandestin and Destin for outlet shopping, many more restaurants, water parks, golf, etc. A similar 30 minute drive to the east and you are at Pier Park at Panama City Beach which has great shopping and restaurants.

Only a 5 minute bike ride to Grayton Beach with funky town, several restaurants and bars. Or you can just walk down the beach to "town."

If you like the action of Seaside and Watercolor, they are a 15 minute bike ride away.

Our home is rented for 7 nights minimum in Summer season from 4 pm SUNDAY - 10 am SUNDAY.

A Rental Agreement will be sent to you outlining Terms for weekly rental. This Agreement must be signed and returned along with your payment deposit for the reservation to be completed.

Minimum rental age is 25. NO SMOKING and NO PETS on the property at any time.

The home has 3 stories and open stairs. It is NOT SUITABLE FOR INFANTS AND TODDLERS.

All rates subject to final approval.

Reservations may be cancelled up to 30 days prior to arrival for full refund. Please read the Rental Agreement for specific cancellation details.

Owner's Cancellation Policy

  • 100% refund if canceled at least 60 days before arrival date.
  • Service Fee fully refunded on cancellations that qualify for 100% refund.
