IMPORTANT NOTICE: We have a strict no party rule for the property and insist that the neighbours must be respected in this nice area. The property and guests are protected by 24hr monitored CCTV and Alarm System. We reside a few doors away should there be any assistance needed. IF the rules regarding no partying or additional guests stay without paying the correct fee all guests will be removed from the property and the booking will be cancelled immediately with no refunds. The property is magnificently located. It is 5 minutes away from Salford Quays and 10 minutes away from Manchester City Centre. There is plenty of on the street safe parking and the neighbourhood is excellent. The property has recently been renovated extensively and is cared for and clean and can accommodate 22 people.

Entrance Hall

The property is entered via a UPVC door which leads to the enclosed porch and a further inner door gives access to the entrance hallway. A spindle staircase elevates to the first floor and internal doors give access to the Lounge, Dining room and spacious Kitchen.

Lounge/Dining Room

14' 10" (into bay) x 15' 3" (into alcove) (4.52m (into bay) x 4.65m (into alcove)) The main Lounge is a great size with a large UPVC double glazed bay window to the front elevation, a fitted fireplace with electric fire, central heating radiator, wall light fittings, period coving detail and laminate flooring. There are two spacious sofas/sofa beds and a dining table with six chairs.

Living Room

12' 7" x 10' 3" (3.84m x 3.12m) The Living room is set to the rear of the property with a UPVC double glazed window overlooking the rear courtyard a fitted fire surround, central heating radiator and laminate flooring. There are again two sofa/sofabeds and a wall mounted TV with free view TV access and wifi internet.

Kitchen/Breakfast Room

16' 5" x 8' 9" (extending to 9@ 11" at widest point) (5m x 2.67m (extending to 9@ 11" at widest point)) The kitchen has been fitted with a range of wall and base units in a modern beech effect finish, roll edge work surfaces, plumbing for an automatic washing machine, a fitted double electric oven and an inset gas hob. There is a spacious fridge/freezer and dishwasher. UPVC double glazed window to the rear and a door gives access to the exterior.

The first floor landing has doors to two of the FIVE double bedrooms, a toilet (with sink) and a separate spacious bathroom.

Bedroom One

14' 0" x 12' 9" (4.27m x 3.89m) The master bedroom is set to the front of the property with two UPVC double glazed windows to the front elevation and a central heating area this is a very spacious master bedroom and easily accommodates a double bed with PLENTY of storage in the form of wardrobes and side draws. There is also ironing facilities and a baby cot available.


10' 8" x 8' 9" (3.25m x 2.67m) This is a spacious brand new bathroom with UPVC double glazed window to the rear and a central heating radiator.

Bedroom Three

12' 6" x 10' 3" (3.81m x 3.12m) The second bedroom is a double bedroom with plenty of storage and dressing table. It has a UPVC double glazed window to the rear elevation, a central heating radiator and laminate flooring.

Toilet Room

The toilet room has a new toilet and sink with a ladder style heated towel rail and a UPVC double glazed window to the front elevation.


The second floor landing has internal doors to three bedrooms.

Bedroom Three

121' 6" x m x 3.12m) The Third bedroom is again a double room with A UPVC double glazed window to the rear elevation, a central heating radiator and laminate flooring.

Bedroom Four

10' 9" x 6' 9" (3.28m x 2.06m) The fourth bedroom also accommodate a double bed with a UPVC double glazed window to the rear, a central heating radiator and laminate flooring.

Bedroom Five

15' 2" (to widest point) x 7' 3" (to widest point) (4.62m (to widest point) x 2.21m (to widest point)) The fifth and final bedroom has a UPVC window set into a dormer to the front elevation and a central heating radiator. This has lots of character with its sloping ceiling and original style dormer window.

To the rear of the property there is an enclosed courtyard area with walled boundaries and a gated access to the rear. The exterior of the property has been recently repainted and redecorated.

The neighbourhood is sought after and forms part of the renowned and popular Salford Quays (5 minutes away). We are located within close proximity of Manchester City centre (10 minutes away), Intu Trafford Centre (HUGE shopping centre known worldwide) (10 minutes away), Salford Shopping City (5 minutes away), Regents Park Shopping City (5-7 minute away). Getting Around....

Access to all Bus routes & Trams extremely close and pretty much on the doorstep. Very close to Salford Quays, City Centre, Intu Trafford Centre, Salford Shopping City, Salford University and Salford Royal Hospital. There are three local shops/grocery shops on the doorstep/end of the road, there is a hair salon, post office and fish and chip shop around the corner.

This is a no smoking property and should there be smoking we will charge an additional £250 charge for cleaning ( and carpets etc). I will consider pets as I love pets myself. However, please let me know what kind of pet before make the reservation as my house is not suitable for all pets. Thanks.

High price, low standard.

This house does not have 2 bathrooms it`s 1 bathroom and 1 toilet.

The cleaning was not good. the add says beds for 22 but then you have to sleep on the floor.

House for 22 but it seats only 6 at the table.

Owner's Response: We are extremely concerned and would advise anybody seeking to book to consider our MANY POSITIVE reviews by searching online. Thank you for the review which we note is intentionally and unfairly negative due to matters unrelated to the property. Sadly, we feel we have been unfairly targeted because we were unable to fulfill demands unrelated to the property. It is noted that the individuals did not raise any issues at all during the stay (despite being in contact and we being on hand locally). It is noted this review is raised after the return of the deposit and despite us agreeing to accept the breach of rules within the property. The property was left in a terrible condition with clear evidence of heavy drinking and smoking. Despite the fact we made extensive efforts to assist with all property related queries. The property breakdown clearly explains there are there is a substantial bathroom and a separate toilet room. The property is cleaned professionally after each stay and no issue was raised in this regard at all during the stay. This individual booking had amended the stay for the number of people staying and the beds alone would have been more then sufficient. unless of course a greater number of individuals had stayed in breach of the rules. We regularly host up to 22 individuals. There are also additional mattresses so we fail to understand why anybody would need to sleep on the floor. We do not accept that this issue could possibly exist and see no reason why, if this was true, this would not be raised during the stay. The house is regularly booked by big groups and the spacious nature is the reason for the popularity. The advert is very clear regarding the sleeping and dining situation.Unfortunately, it would be impossible to have 22 single beds or a dining table that can hold 22 people. Perhaps a hotel would have been a better consideration. We wish you well in the future.
