Located on one of Newport Peninsula’s prime streets, this 2 bedroom/2 bath downstairs accommodation is a mere half block from the boardwalk and sand. Many of the area’s primary conveniences, including the Pavilions market, are just a few short blocks away. Everything needed for supplies, food and entertainment is within an easy 5-10 minute walk, all the while being wonderfully situated at the most family-friendly stretch of our local beaches! This block is a local favorite!

The front patio affords a side view toward the ocean, with comfortable outdoor seating, shade umbrella, barbecue and dining set. Stepping inside, the living room, dining and kitchen areas are open to each other to provide easy access and visibility for daily activities: meal prep, eating, conversation, movie night, game night, entertaining, or simply relaxing.

Moving down the hallway, the second bedroom is outfitted with 2 twin beds and ceiling fan. The hallway bath contains a bathtub/shower combo. The rear master bedroom is furnished with a King bed, and the adjacent master bath provides a step-in shower and side door entry from outside.

Two twin trifold floor mats - best used for kids - are provided, along with linens and pillows, to accommodate the maximum total of overnight guests. (Twin rollaway beds can be rented/delivered for use by adults in lieu of the floor mats. Please make arrangements with our office in advance.)

Free laundry facilities are located in the garage (shared with upstairs tenants). There are beautiful wood-look tile floors and ceiling fans throughout, a gas fireplace and open beam ceilings in the living room, along with a fully-stocked kitchen of dishes, pots/pans, utensils, cookware and bakeware.

PARKING: 1 space in shared double garage, compact to midsize vehicles only. 83" Hx double wide. General neighborhood street parking (metered and unmetered) can also be utilized when available.

Due to the moderate coastal climate, this house (like most in the area) DOES NOT have air conditioning.

Great location

We had a wonderful time at 121 35th street. It's close to everything in New Port and walking distance. Your able to park your car and until your ready to leave, no driving needed. If your staying during the weekend, it's a tad loud from the house above at night. The fireplace doesn't work as it's just for looks, so don't get your hopes up with the fireplace. It's a wonderful place to unwind, relax and very cozy. Enjoy your stay.

Needs updating

The cottage is close to the beach, a grocery store and lots of places to eat. All the carpets in the place are dingy and need to be replaced with tile if beach sand is such an issue. The walls display a lot of rough use and need painting. With climate change a real issue, a portable room air conditioner would have been nice in the 80 degree October heat. Even with ceiling fans and windows open the place is very stuffy.

After I paid my first deposit I received the list of rules and conditions for the rental. The rules are pretty repressive, ie. "only drinking water in the bedrooms." They also stated they did not provide toiletries. If you have more than one vehicle parking can be a problem. I wouldn't return to this property with so many more available in the area.

Clean & cozy

The unit was very clean and extremely well stocked. The fact that it was a 2 minute walk to the beach was a definite plus. Great neighborhood and very pleasant upstairs tenant. Would definitely rent here again. Walking distance to grocery store and restaurants an advantage. Garage parking was very convenient. We never moved the vehicle since everything was so close by. Great for four people, although we did house 6 comfortably.

Great location but....

This is a great location less than one block from the beach. With all the stuff that you take to the beach being close is great. The house is comfortable enough but not really clean, well maintained or cared for. The shower is moldy and the kitchen is very poorly appointed. No regular spoons - little tiny ones and big table spoons. Not enough silverware. No directions for recycling or where the trash bins are. Which beach chairs were we supposed to use? And we were supposed to back in to the garage???? Good luck with that. The instructions said we were supposed to wash all dishes before we left - no problem we always do that. But then in the middle of check out we are supposed to put all dishes away and be out by 10AM. No wonder the kitchen is poorly appointed, no one knows what is in the drawers and cabinets!

But what really P Od me was the extra charges. This is not Vacation Rental By Owner, it is Extra Charges By Rental Agent. Damage insurance!! I've given hundreds of damage deposits and never had a deduction. Now I have to pay. Who made the money on that? Never again. Large payment for initial linens and departure housekeeping. I didn't want to buy the linens and we stripped the bed as part of the required check out....and I put the dishes away! Res fee????

Rentals by owner are great.They care about their place and it shows with nice touches. They charge a fair transparent price. I will never go through an agent again.

Clean and welcoming.

Close to the beach and at an acceptable rate. The staff who takes care of the rental property is easy going and very friendly. Neighbors are kind. It is close quarter living spaces in a duplex style home and as long as you have that in your expectations already you will not be disappointed. The district has its charm and this property fits in nicely, you feel like a local.

Great place with great location. The only thing we didn't like was the use of bicycles on the boardwalk. The city needs to ban bikes. We almost got run over multiple times and witnessed an accident.
