About Lisa Davis
We were only looking for a second home as we neared retirement. It only took two visits and we fell in love with Llano. The main reasons were the river and the people. Whether someone has lived in Llano all their life or are new to the area, they won't hesitate to tell you how much they love living there.

The M&M B&B was the third property we looked at, in fact, we actually booked it because we couldn't see it because it was always booked! We knew it was the place for us and we knew we wanted to keep up the B&B business just the way the previous owners had started it in 2008. The rest is history and a new beginning for us!

Comfortable house and convenient location
Stayed 3 nights last week. Clean home with a sweet cottage type feel. There were cold drinks in the fridge which was nice as we had planned hiking.
Right in the middle of the little town, blocks away from restaurants, cafes...
The only reason I give 4 stars was because the refrigerator was not clean, it needed a wipe down big time.
The owners are very responsive and helpful. Would love to book again fo the next visit.
The PERFECT home base for all your Lllano TX adentures!
I came up to get in some early season river fishing and take in the Llano Earth Art Festival; I am SO grateful to have found this house. The location is darn near perfect; I walked to all the LEAF events (the house is a couple blocks away from Grenweldge Park & The Red Top Jail)- so super convienent. The Llano main square is also just a couple blocks away; Lots of fun shops to investigate. The property itself is full of charm and has all the amenities you could ask for. I personally loved the layout!!! My sister and nephew headed up to join me on the weekend; they both gave the property a big thumbs up! Lisa, the property manager is wonderful and available for any of your need (very responsive!). I will most definitely be back same time next year; This propery exceeded my expectations- Definitely felt right at home!!!
Quaint Immaculate Home
We stayed at the cottage over Christmas. It was quaint and immaculate. We only used the master bed which was very comfortable. The kitchen is well stocked and even had some drinks and snacks for us. Christmas mugs with hot chocolate and M&M's as well as cinnamon rolls were left for us. The location is walkable to the shops, town square and some restaurants. The host was easy to get a hold of when we had a question and came back with an answer quickly. There are two negatives which keep me from giving it 5 stars. First, there is no Wifi. Second, the satellite package does not include ESPN nor a few other channels we normally watch. My husband was unable to watch a particular football game which was airing on ESPN and we couldn't stream it without Wifi. But we were able to watch tons of Hallmark Christmas movies instead! Llano is a small town but very friendly and has some cute shops. On Christmas, the Fuel Coffee House provided a community meal (donations were accepted) and live music. It was great to be able to go somewhere in Christmas since we weren't with family. The Llano Courthouse was beautifully lit up. Starry Starry Nights on the Llano River is something worth walking through. We also drove to Burnet to see the courthouse and downtown area at night which was well worth the 30 minute drive.

A Perfect Place
Perfect location and perfect house. Very quaint and well maintained. My adult children loved it! Said it felt like staying at their great grandmother's house when they were kids. We will stay here again when in Llano.
Llano is rich with history and natural beauty. It is a natural destination for hunters, rock hounds and nature lovers. The Llano River runs through the town and beckons to you to come and fish or just paddle around in a kayak. Annual Events include the Llano Country Opry at the LanTex Theater 2nd Saturday monthly; Llano Crawfish Festival 3rd weekend in April; Llano Rodeo and Parade 4th of July weekend.
