For stays over 10 days, we require a mid-stay clean. Our housekeeping staff will change out your linens, towels, remove trash, and general tidying. This cost is half of the exit cleaning fee.

TERMS AND CONDITIONS
CHECK IN/CHECK OUT:
As is standard practice in any accommodation, we do require a valid credit card and identification including address, email and automobile license plate to be on file BEFORE access and/or access codes to any of our units are granted.
Check-in time is after 4:00 pm and check-out is 10:00 am. An early check-in or late check-out can be coordinated if available for a fee of $100.00. $50.00 will be charged for any keys and/or parking gate swipe cards that are not returned upon check-out.
Because we want the unit to be as clean as possible, in most cases we need a full six hours to perform our housekeeping and maintenance tasks for the next guest’s arrival. To that end, please do not assume that you can check-out later than originally agreed to in writing. Additionally, we guarantee check-in by 4 pm. You can arrange for a 1 hour earlier check-in if available for the fee listed above. If the unit is ready before 4 pm we will call and let you know that you can check-in early without being charged a fee. The rule to remember is that we WANT you to be here enjoying your stay as early as possible, but we also need the time to make things perfect.
Most important is that if you have any concerns whatsoever about the unit/residence/casita or its contents please don’t wait until you leave to mention it. Feel free to call or email us immediately if there are any concerns about the unit/residence/casita. Payment will be processed before you arrive so the time to chat is upon arrival or during your stay, not after the fact, mainly as we would appreciate the opportunity to fix it during your stay.
You must alert the office as to the time of your check-out so we can arrange a time to do a walk-through. The main reason is to protect you in the event of any damage that may have happened after your departure. Nothing is worse than having a discussion of who did what, when after a departure. The personalized check-in procedure we have in place is meant to assist and protect our guests and owners.
If you depart without a walk-through, without permission from the manager on duty, you agree to forfeit your right to dispute any damage found, which will be deducted from your security deposit and/or your credit card on file, whichever is appropriate.
By city ordinance, occupancy may not exceed what is posted for each home. Maximum occupancy includes infants and children.
AdobeStar Properties and all of its managed properties are all smoke-free. Smoking is prohibited in all the enclosed areas within the rentals without exception. This includes guest rooms, common areas, conference and meeting rooms, private offices, hallways, elevators, stairs, restrooms, sitting areas, outside entrance and lobby areas and all other enclosed facilities. If a smoking violation occurs in a room, the guest will be charged a $250 non-refundable cleaning fee.
Pets are allowed at pet-friendly properties only. Pets that occupy a property must be approved by management before booking. We only allow dogs, no cats or other pets, please. Dogs must be 30 lbs or less, housebroken, non-barking (incessant), and at least 1 year old. A non-refundable $40 fee will be charged on a weekly basis, per pet. Each weekly pet fee will be charged beginning the 1st and each 7th day thereafter. If you stay 6 nights, you will be charged one pet fee per pet. If you stay 7-13 nights you will be charged a second pet fee, and so on.
DAMAGE, IDENTIFICATION AND CREDIT CARD DEPOSIT:
A valid credit card must be on file for incidental charges including smoking, excessive cleaning or any other damage NOT covered by the CSA (or other third party) damage insurance.
These requirements are for any bookings made through our own website as well as online booking sites, including but not limited to HomeAway, VRBO, Trip Advisor and AirBnB. The purpose for these deposits are as a security to cover all damages incurred such as breakage or damage to the appliances, furnishings, or the property itself.
The open credit card voucher is also for the purpose of covering any damage to a unit, including from pets. The required $40 pet fee per pet is not a pet damage deposit. It is a flat fee charged for each pet that accompanies you on your stay.
The IDENTIFICATION requirement is so we can contact you and identify you as one of our guests, both for your safety and in the event of emergency.
For HomeAway/VRBO clients:
A non-refundable $59 damage insurance policy (covering you for up to $1,500 of damage), or a refundable $1,500 credit card security deposit must be purchased through your HomeAway/VRBO account when booking your stay. HomeAway/VRBO collects and manages these fees and any subsequent claims that may be filed. Optional Travel Insurance may be purchased from AdobeStar Properties directly at a cost of 6.95% of your entire booking. this covers you in the event of medical, personal or mechanical cancellations beyond your control. Regardless of this third party protection and booking procedure, AdobeStar Properties requires the additional credit card and identification requirements mentioned above. After booking, our office will contact you directly with additional instructions.
All guests are expected to maintain the property in reasonable condition during their stay. If the property is left in a condition that requires more cleaning than usual, an additional fee will be charged to your credit card.
MID STAY CLEAN:
Should your stay with us last 10 days or longer, we will add in the cost of having the unit cleaned by one of our housekeepers at least once every seven days. The cost of this is equal to one-half of the stated exit cleaning fee amount.
Guests may have the option to purchase travel insurance from CSA Travel Insurance. The travel insurance is charged at a cost of 6.95% of the total reservation charges. For questions regarding travel insurance, please contact CSA Travel Insurance at 866-999-4018.
