Charming 1 Bedroom, 1 bath bungalow/cottage located south of the highway in Amagansett; has been completely gut renovated; walking/biking distance to ocean beaches and the village, private, quiet location (cul de sac) on half an acre with mature trees. Conveniently located between East Hampton and Amagansett villages and accessible by car, Hampton Jitney (bus from NYC) or train (Long Island Railroad).

The cottage is a former fisherman's cottage from back when fishing was a big industry in Amagansett. Even though the cottage was completely renovated, I'll occasionally find a trace of fisherman's legacy, like an old fishing line weight, in the yard. The house is modestly sized, about 500 sq ft, and sits on a half acre lot with tall trees south of the highway in Amagansett. The street is a quiet cul-de-sac with almost no traffic on the actual street. The house has a refinished deck with a two plastic, modern chairs (pictured), an outdoor dining table with two chairs and a chaise lounge, as well as a charcoal weber grill.
The cottage has a living room with high ceilings with a couch and two arm chairs, as well as a small dining table with two additional chairs. The bedroom has a comfortable queen sized bed, nightstand on a small dresser. The kitchen is equipped with a sink, fridge/freezer, toaster oven and a microwave, as well as all plates/cup/etc. The bathroom was also renovated and has a strong shower and a window.
Air conditioning! Please make sure doors and windows are closed if it is on.
The biggest selling point of the house is it's amazing location. The house is well located in Amagansett but is actually super convenient to either Amagansett village or East Hampton village, as well as Indian Wells and Two Mile Hollow beaches.
In terms of getting around, the house is a short cab ride or about a brisk 20-25 minute walk from the Amagansett LIRR or about 15 minutes from the Hampton jitney stop (from NYC). You are about a 20 minute walk to Indian Wells beach or a bit more to Two Mile Hollow.
But the real joy of the property is biking around. Indian Wells is about a 4-5 minute bike ride and about 8-9 minutes ride over to Two Mile Hollow (I'd recommend Two Mile Hollow on weekends as it is a village beach and even more private). It's really incredible how few people there are on the beaches during the week even during the summer. Amagansett village is a 2-3 minute bike ride or 1 minute drive (and Brent's general store or La Fondita or Moby's are even closer). East Hampton village is about a 10 minute bike ride or a very short drive. Stuart's Seafood an Balsam Farms Farmer's Market are right there and great to pick up food (saw Naomi Watts last weekend at Balsam!). Two bike rentals are super close to the house: Amagansett Beach Company and Kahn Sports. There is a decent sized shed in back of the property and I'm happy to discuss bike storage if you are a long stay (month) renter.
Keep in mind that you are not allowed to park a car at any of the beaches without a permit (except if you buy a day pass at East Hampton main beach). The best combo is to have a car for nice drives around the area and to go out to dinner and then a bike for most everything else -- I personally bike almost everywhere (June - August) and prefer it.
I bought the cottage due to it's amazing south of the highway, central location, but it's a simple place and I've tried to keep the price reflective of that. Most people are really "wow'd" by the convenience of the location.
Many of the neighbors are locals who have been in the area for years. It's really important to be respectful, so there is absolutely no loud partying and need to keep outside noise to a reasonable level.
