Great weekend getaway

We had a great time on the llano river, House and property were very clean. this Location is central to a lot of the State Parks this area has to offer. Enchanted Rock, Inks Lake, and Longhorn Caverns.

Great location

House was very nice & had plenty of room for our group. Beds were comfortable & didn’t lack for anything we needed. Location was great and fairly easy to find.

Only things we noticed were, cleaners need to clean under tv, toilet paper holder in hall bath was broken & soap holder in dishwasher would not stay closed. Those were very minor issues that did not hamper our stay at all. Would stay there again.

4th Visit - Each Has Been Great

Our family - adult kids - loves to gather here! The home is stylish and clean and the property and location offer something for everyone - we have readers, fishers, kayakers, adventurers, wine tasters, sunbathers, floaters, bbq'ers, card players, stargazers, nature watchers and nappers. Despite a TV in each room, we've never had the time/desire to use them - too much to enjoy here. Sitting on the massive back porch with morning coffee and breakfast is a family fave - the porch faces west so mornings are shady. We bring a couple box fans to assist the 3 very good porch ceiling fans in the afternoon - we've only visited when it's hot - June/July. When the setting sun sneaks under the porch roof, we know it's time to head inside the wonderful air conditioning and make dinner. The beautiful open kitchen/family room lets us enjoy preparing dinner together while not missing out on the card games, etc. The walk from the house to the water is long, but it's one of my favorite parts - after passing under massive live oaks, skirting the turtle pond and strolling through a beautiful meadow, you arrive at your own private spot on the Llano River arm of Lake LBJ. The neighbors on either side haven't created similar water access at their property so the closest people are 1/4 mile down the river. Lake LBJ is a constant level lake, but over the years we've noticed storms have deposited some new sediment that has effectively raised the bottom of the river so that the water is mostly about 2 feet deep right in front. Perfect height for those cheap, low slung beach chairs from Wally World. If you prefer deeper water, walk 50-100 yards upstream (to the right) and there are lots of great fishing spots where the water averages 3-4 feet with holes over 6 feet. Just a wonderful place!

Relaxing stay in Kingsland

We only stayed at this property for 2 nights to attend a family reunion being held elsewhere in town so we didn't spend a lot of time actually at the property unfortunately. What time we did spend there, though, we thoroughly enjoyed. The water behind the property was perfect for our toddler to play in with barely any current to speak of. However, it was still deep enough for him to walk around and have a ball. The house was comfortable, clean, and well furnished.

The only real complaint we had was the amount of mosquitoes which we figured were due to the small pond close to the house. Most of the family members went home with one or two mosquito bites since we forgot to pack any bug spray with us, and didn't have much time to go buy some due to our short but busy stay.

All in all, we've already talked about returning to this property another time when we're not down there for some other function. It really is a lovely property to relax and unwind.

Owner's Response: Generally speaking, mosquitoes are not a problem in this area. Sometimes after big rains they appear for a short time. There are several stores close buy to stock up on any supplies one might be needing. This property is all about relaxing! Hope you find time to do just that. Thanks
