Our first time in Kauai we were happy with our place and location. Great beaches nearby ,Queens Bath and Hideaway beach is 30-40 mins walk if you can’t find parking. My family really don’t mind the drive if we want to go the other side of the island.
This condo have a great size swimming pool, well maintained and not crowded.
Rooster were everywhere and I don’t mind them as my daily alarm clock in the morning. You need to get use of the upstairs noice coz you can hear everything but with ear plugs it solves this problem. My only complaint the management or owner needs to invest on a new beds and sofa due to wear and tear it lack support on your back. I slept on the floor for 10 days because I can’t stand the bed, it’s like sleeping the outdoor lounge chair. Otherwise this place is not bad for the price it’s clean, spacious enough for family of 5. I’ll stay here again if they change their bed and sofa.

STESSFUL NOT RESTFUL (NOISE PROBLEM)
PROS: Nice unit, very well stocked with toilet paper to beach chairs, and soap for dishwasher and washing machine. Good water pressure and plenty of hot water. Nice privacy landscaping for the lanai. CONS: NOISY! Constant NOISE from upper unit. We had 4 different guests in the upper unit in our 3 week stay. The NOISE would happen from early morning (last guests were up at 4am every morning) one at 3:15am and at 12:30am one night. Called resident manager who talked to owner of upper unit admitted it was him and his children making NOISE until 12:30am. Manager said he knows rules require quiet after 10pm. Manager indicated there is NO SOUNDPROOFING in this unit he wished us luck. Owners should disclose NOISE problem when advertising unit for rental. DOG BARKING 8A directly behind master bedroom called after 10 days nothing changed. Timeshare parking lot very close to unit Doors closing, horns beeping from locking cars, loud music one night. MAITANENCE SHOP close to unit this is some of what we encountered in 3 Weeks. Sawing, Sanding, Drilling, Replacing railing on stairs, Power washing stairs (2 days), Leaf blowers, weed eaters,hedge trimmers, mowers, wood chipper (2days), this is almost daily. Backup alarm one day big truck with load of lumber. Maintenance at our door informing us there would be some NOISE as they will be replacing our fence. The unit is on busy road. So you will also encounter NOISE from traffic. PARKING: Most condo complexes have a designated parking space for each unit This complex has more units than they have parking spaces. Often there is no parking available and you have to park along the road. So at the end of 3 weeks we were exhausted. So if you are planning a QUIET getaway with coffee on the lanai or a nice book and an afternoon nap forget it. Make sure to bring hearing protection this is what we did to get some rest and sleep at night. So sad for us Wife and I just retired and wanted to return to Kauai for one last time .

Please understand that this is a private home in a residential condominium complex, so there are neighbors all around, many of whom will be doing various activities during the day such as yard work and maintenance. There is a noise ordinance after 10PM for Princeville, so please report any late night disturbance to the resident manager of the Princeville Patrol.
The condo was very comfortable, well equipped, great beds, friendly community with good facilities, such as pool, hot tub and jacuzzi Sunday evenings they had complimentary drinks and live music by the pool. Very helpful and accommodating owners The information they sent was on events, attractions, shopping, restaurants and best locations was great. We highly recommend it

Spacious and clean accomidations!
The condo was clean and very comfortable! Would have very much appreciated air conditioning, the humidity was pretty uncomfortable. Not your fault. Just saying!! Coming from California, never dreamed that would not be available. Thanks for a great stay!!!
Aloha Sally, and mahalo nui loa for your review. Most homes on Kauai don't have air conditioning. We rely on the cool trade winds, mild climate and fans to stay comfortable. The few homes that do have AC usually use it for a few days out of the year.
We recently stayed here for a week, and we were very pleased. The condo is beautiful and the grounds are lovely. Shops and dining are very close by. I would highly recommend this condo.

This condo was nice - new sofa would be really nice, a washer that doesn’t stink up your clothes would be even better! The parking distance really sucks taking in groceries, and the roosters waking you up at 5 is the pits!!!! I guess that just comes with the island!!
Aloha Lori, and mahalo for your comments. The sofa is about two years old. Leaving the door of the washer open will allow it to dry properly to prevent odors. Unfortunately, roosters are very much a part of island life, and Kauai is well known for its feral chicken population.
