About the property

END OF SUMMER SPECIAL: ONLY $2793 / WEEK! Welcome to Eagle Hill House in beautiful Ipswich, architect designed with stunning water views from every room. Watch osprey dive for fish and herons wade as you relax on the upstairs balcony or main level deck. View clam diggers walking the distant flats and kayakers gliding peacefully along. You can fish or swim right from our rocky beach. It’s the perfect place to bring a kayak or SUP board (local rentals available).

The house is located in the Great Neck section of Ipswich, just where the Eagle Hill River meets Plum Island Sound. The upstairs master suite features king-size Tempurpedic bed, sitting room with gas fireplace, and stone-tiled private bath. The master balcony offers views all the way to Maine. Two other bedrooms share a full bath. One contains a king-sized bed, convertible into two XL twins. The other contains two comfortable twin beds. A small first-floor bedroom holds a single bed, with a half-bath nearby. We also have a portable cot which you can put anywhere you like. The large, fully-equipped kitchen and outdoor gas grill both offer stunning water views.

We welcome families, extended families and friends. Children love exploring life on the rocky beach at the foot of our stairway to the water. There’s a well-equipped playground two miles away, near sandy Pavilion beach, with its tide pools and sand flats. Crane beach, the nicest in the northeast, is a 7.5 mile drive on back country roads with orchards, berry or apple picking, cider donuts, farm animals, historic homes, gorgeous vistas and ice cream along the way.

As you can see in the photo with the flowers, there are steps from the parking area down to the house, creating privacy and quiet away from street level. A terraced lawn affords a protected area for children and pets. An outdoor sitting area with chiminea, table and chairs invites you to evenings by the fire.

Stairs from the parking area are shared with in-law apartment (separate entrance) on lower level of property. The steps to the beach are also shared. All other areas are for your exclusive use.

Kayakers: Store your boats right on our beach. No need to drive anywhere. Paddle north up Plum Island Sound to the Merrimack River, east to Ipswich Bay and the Essex River. We’re on NOAA chart 13282, approximately 42.7097, -70.8109.

Guests love our peaceful, beautiful place, and we know you’ll love it too. Book early to get your dates.

Quiet, serene, beautiful views

  • 5 of 5

We spent a week here in July and had a fantastic stay. The owners were helpful, the house was well appointed, the location was perfect and the views (especially sunset) were gorgeous. Highly recommended.

Amazing Beach House

  • 5 of 5

This house was spectacular! The setting itself was relaxing and the views from the deck and house were addictive. We enjoyed paddling out to the sandbars that are just a short hop away for a semi-private beach experience during low tide. Stunning Crane Beach is only a short, easy drive away and Plum Island is not far, either. And of course, if you want to stop for some fresh veggies at one of the farm stands or ice cream on your drive home, you won't be disappointed.

The house is over-the-top...beautiful yet comfortable and so well-appointed. We loved all the little nooks around the house, from the 'cozy nook' by one of the fireplaces for reading, to the screened porch with beautifully billowing sheer curtains for an ethereal feel, to the private balcony off the upstairs master bedroom overlooking the sound. All 7 of us had plenty of room to enjoy meals and games together while also finding space to have some peaceful alone-time when we wanted it. The adults, kids, and dogs were equally thrilled. We love to cook and the kitchen was well-equipped and had tons of space for our needs. We even made ice cream with the ice cream machine and s'mores outside in the chiminea! There were plenty of towels and the beds/linens were very comfortable. Even beach towels were provided! The central air worked well when we needed it, but we also loved to turn it off and open some of the many windows to allow a beautiful sea breeze to cool us off in the evenings. No matter what the weather was, we stayed comfortable.

Finally, David could not have been a more accommodating and helpful host. He offered ideas several weeks ahead of time to help us plan our upcoming trip, and provided thorough and helpful responses to all of our inquiries. His response time was immediate, and he went out of his way to make our stay comfortable and fun. We arrived to a tray of treats (even doggie treats for the pups!) and several large vases full of lovely fresh flower arrangements. Cold seltzer awaited in the fridge and a delicious local coffee blend was provided for a morning treat. David's attention to every little detail and his prompt, helpful and very gracious interactions make him an exceptional host.

We had a terrific time and give our highest recommendations!

Stunning views, well equipped and maintained, perfect for families and groups

  • 5 of 5

The property is exactly as presented in the photographs. Our family enjoyed a two week respite from hectic city life, soaking up expansive and ever changing views, hunting for crabs on the rocky beach at low tide, and visiting nearby gorgeous Crane's Beach. The house feels exceptionally private and peaceful, although the owner does live downstairs in the in-law apartment, he was respectful and considerate. The house is well stocked and the luxurious kitchen and outdoor grill made meal preparation a joy. There was a good selection of books, games, puzzles, beach chairs and towels at the house, from child to adult. Every room has a water view, even the laundry area and beautiful bathrooms. There are many stairs to the property and to the beach, so not recommended if you are mobility impaired. All in all, the property is a treasure!

Happy Days

  • 5 of 5

Peace and quiet in a perfect setting. Owners easy to contact and very attentive.Everything you need and is home from home. Caveats of steps(if you're not active) and swimming(rocky shoreline)are worth noting. Crane beach is marvellous though. High quality getaway which we thoroughly enjoyed. Happy days!!

We So Enjoyed Our Stay

  • 5 of 5

We so enjoyed our stay with David and Linda. They were very easy to reach, both before the stay and during. David responded to texts right away and answered all of our questions thoroughly. We didn't see him, but he texted to see if we needed anything on a regular basis. The house is gorgeous! It is clean, modern and has amazing views of the water. The interior is designed for ease and comfort -- we really appreciated the gourmet kitchen and the upstairs laundry. The master bedroom has the MOST comfortable bed and the smaller bedrooms were perfect for the kids. We woke every morning to the sound of waves and birds. We went down to the private beach every day to collect shells, sea glass and pieces of driftwood. We also played the many board games they left out for us. We were greeted with a bouquet of fresh flowers from the garden and we picked additional flowers while we were there. We truly felt at home. Thank you!
