ITALY PERFECT VENICE MARINO APARTMENT
Welcome to a light-filled apartment overlooking a small canal with a view also of the Grand Canal of Venice. The Dorsoduro neighborhood is central Venice but away from the throngs of visitors around famous places like St Mark's piazza.
“The apartment has plenty of space. We enjoyed having breakfasts and a lunch on the balcony with views of activity on the canals.”
Two large windows and French doors in the living/dining room bring in lots of light. A small balcony is up two steps; it overlooks Ca' Rezzonico palace, a small canal and across the neighboring rooftop, the Grand Canal.
“The apartment has lots of space, good lighting, is well equipped, is comfortable for sitting, has a little balcony (up 4 steps) with a peek at the Grand Canal.”
Enjoy your private view of the Ca' Rezzonico palace with its collection of sculpted heads above and below each window. The daily rhythm of the city can be traced by the sights and sounds of Venice observed from your apartment. Church bells across the city toll the daylight hours. A few boats pass below your balcony and windows, their type changes with the time of the day.
An L-shaped sofa is a comfy spot and can easily seat three. The sofa opens to form a double sized bed. Truly beautiful woods are featured in the parquet floor, bookshelves and dining table. A flat-panel TV with satellite reception brings in a few English-language stations.
“The apartment was lovely, very comfortable, and had everything we needed and then some.”
The kitchen and bedroom are down six steps from the living/dining room. Small but efficient, the kitchen really has everything you need for real cooking, if you wish. Four burner gas stove, oven, under-counter refrigerator with small freezer compartment, dishwasher and washing machine. There is an Italian coffee maker and a French press. The pots and pans are plentiful as well as cooking utensils. Dishes and serving pieces are in an armoire near the dining table.
The bedroom and the kitchen are under the eves. The ceiling on the far side of the bed is almost 6 feet. The bed consists of joined single beds, so slightly wider than a North American queen. At the far side, there are built in closets. Also in the bedroom is an armoire and a small desk. A sky light can be opened/closed and a sliding panel can eliminate sunlight.
“The beds including the sofa bed is comfortable and the bedding and linen very adequate.”
Across the living room from the kitchen/bedroom steps is a large bathroom. The large window has the usual palace view. There is a large tub with shower, toilet, bidet and sink. The drying rack for laundry and iron and ironing board are also stowed here.
The Dorsoduro neighborhood is real Venice. Sure, plenty of tourists as there have been for millenia, but also all the locals who shop for their veggies around the corner at the greengrocer's boat docked at the Campo San Barnaba, sip their beverages in the Bar Ai Artisti in the Campo and buy their groceries at the Billa market with its views across the Giudecca canal. Wonderful is the slight separation from the really busy San Marco and Castello districts but they are still in easy reach. You can cross the Grand Canal at the end of the calle (walking street) on the traghetto (ferry) or walk 5 minutes one way to the Accademia bridge or 10 minutes the other direction to the Rialto bridge. Riding the water-busses is easy, one stops at the same place as the traghetto, Ca' Rezzonico, or the walk to the Piazzale Roma for a car park or the train station takes only 15 minutes.
“There is a waterbus stop just seconds from the apartment - no cars anywhere, just the gondolas below going past the apartment!”

About Pat Byrne
This apartment is offered by Italy Perfect. We are a family business with a mission! We want you to love visiting Italy as much as we do. We are sisters Lisa and Pat Byrne who lived in Italy in our youth and now travel there frequently for business and pleasure. We offer only short term rentals that we carefully hand pick for their locations, furnishings, amenities, and that we can personally recommend and would want to stay in ourselves. We travel frequently to inspect, and usually stay in, the rentals we represent. We select vacation rentals that offer charm, good locations, cleanliness, quality furnishings and hospitable welcomes. We count the number of steps up to the property, check the size of the refrigerator, shower, listen for noise, inventory the kitchen equipment and even inspect the mattresses. This is our most important point of differentiation which sets us apart from many other vacation rental firms. Even with careful advance research and personal connections, we still choose to not represent more than 50% of the properties we visit.

The apartment is exceptional I every way!
We were greeted at the Ca’ Rezzonico vaparetto stop by Giovanna, after she had asked us to text her as we left the train station. The apt was extrwmly well equipped, quiet and comfortable with magnificent views of the grand canal and the Venice skyline (including the campanile at St Marco Square) plus views on to a lovely canal that leads to St Barnaba.
Lovely apartment, great neighbourhood
Let me get the negatives, which are quite minor, over with quickly: 1. The sloping ceiling of the kitchen begins to hit your head when you are little more than half way in; whoever took that somewhat deceptive picture (facing the other way) was already crouching. We have a comical picture of one of us scrunched on the floor trying to use the clothes washer at the far end. And the ceiling over the far side of the bed is indeed less than 6 feet, so if that's how tall you are you'll find it awkward using the closet there. 2. The kitchen is really, really small from any point of view, so all the dishes are upstairs in the living room. If you bring some down with the intention of leaving them in the kitchen, you'll have no counter space. 3. Italy Perfect rather overwhelmed us with impersonal emails, for example telling me again and again that I had to give a cash security deposit to the greeter, when I had already paid it.
These things being said, this place is, in fact, wonderful. That little slice of the Grand Canal seems bigger in actuality than the pictures, and is a huge selling point, as is the authentic neighbourhood. You'll feel like a real Venetian when you go early in the morning to throw your garbage into the correct container on the waiting barge. Having the vaporetto stop mere steps away is a big plus. Also, Venice was colder than anticipated in the last week of October, and we much appreciated being able to turn on the heat pump. Giovanna, our greeter, could not have been nicer or more helpful. Don't hesitate: book this place.
We are so glad you found wonderful the apartment, your hostess, views of the Grand Canal and Venice. And thank you for the "don't hesitate to book this place." Very glad you read in the description and photos that the ceilings in the kitchen and bedroom slope down. Yes, the kitchen is small, as described and depicted. For meal prep there is a little folding counter on the wall opposite the sink. It is true our automated system sends out 2 emails that ask for arrival information and note that if not already paid as yours was, a deposit is due on check in.
Just a wonderful apartment!!
What you see on the photos is exactly what you get. The apartment is just fabulous...lots of light, the little balcony is so beautiful, the whole place is incredibly clean, great little kitchen, bed very comfortable, very quiet, lovely furnishings - everything you could want. It was HOT when we stayed there, but the air conditioner worked very well and with fans in the lower bedroom, we slept well. Only two problems, but they have nothing to do with the apartment. Mosquitoes...but that is just Venice. Nobody has screens on the windows and in the summer with all of that water, you just have them. Water pressure? But again, that is just Venice. You have the same problem everywhere. Location was great and neighborhood was super....not a lot of tourists and lots of good restaurants very near plus Punto...a great little supermarket very near. They have everything you might need. We had a marvelous time. Staff met us right at the vaparetto stop and were very helpful in orienting us to the apartment. Just a great experience.
So happy you found the apartment fabulous, that it was clean, comfortable, quiet and the air conditioning was adequate in the hot weather. We, too, love that location and neighborhood. So glad you more than overcame the common issues with Venice. The Italy Perfect Team
Location, sunny, spacious
Excellent location! A quiet neighborhood with lots of charm also within easy walking distance of the Peggy Guggenheim museum, Accademia, San Sebastián cathedral, southern waterfront, and lots of wonderful restaurants. If you're not a walker it's about 1/2 block to the Vapperato.
good location, some hiccups
My husband, my daughter (age 22), and I stayed here for four nights in early June. The location is great, close to vaporetto stop, convenient to many sights, but not overrun with tourists. Several nice restaurants in neighborhood. Apartment is nice, small kitchen, and sofa bed in living room for my daughter. The only issue was that our luggage was delayed, and Lost and Found at the Venice airport refuses to call an US phone number, and so we were dependent on home contact to determine if and when our luggage might be delivered. I spent the first 36 hours in apartment waiting for luggage. A better system is needed, one option is to arrange for luggage delivery to hotel (Palazzo Stern) next door.
We are so glad you found the apartment and location very nice, real Venice, not real touristy. We are happy that the manager was able to serve as your communications center receiving and making many calls and emails for you about your luggage. She was not able to provide the 24x7, front desk type service that you expected and requested, but in the end, your luggage arrived! The best system of all is, as we suggest to all our Venice guests, pack light, carry-ons only. Also, in Italy, tips are moderate but appreciated when people who help you and go above and beyond, as would have been appropriate for the manager.
An absolutely great week in a very special appartment
Very professional handling of the reservation. Competent greeter. The appartment is in good shape, spacious livingroom, the bedroom small but everything well kept. The balcony holds two people and a bottle of prosecco - who wants more... The view is lovely. We certainly will come back!
We are frequent visitors of Venice and can say that we know quite a lot of this lovely town. We judge the location of the appartment as absolutely perfect for people who do not want to follow the main stream of mass-tourism and still the next water-bus station is a mere 20 meters from the doorstep. So is the famous museum Cà Rezzonico.
The Dorsoduro quarter is probably the most "Italian" quarter in Venice. Great for shopping at the vegetable boat right on the Campo San Barnabo, authentic with charming coffee-bars, real Italian stores and a fishmonger every morning nearby.
The appartment is wonderful to experiment Italian living, but still only a stone's throw away from all the main attractions of the city.
And if your Italian is not good enough: most everybody speaks at least a bit of English :-)
We enjoyed it very much!
Thank you so much Martin, we are delighted you had such a wonderful time and look forward to welcoming you again! The Italy Perfect Team
