After all your careful planning, there’s nothing quite like Villa Mimosa.
After a long day’s walk (or run – thanks, kids!) through Disney, there’s nothing quite like sinking into the warm, inviting bubbles of your very own, very spa.
After a theme park marathon, there’s nothing quite like taking a day off for a family pool party, a foosball competition, or a movie marathon.
After an exhilarating day of roller coasters, Dole whip - www.disneyfoodblog.com/2010/05/05/disney-dole-whip , and larger-than-life characters, there’s nothing quite like a home-cooked family meal under the stars.
After all your careful planning, there’s nothing quite like Villa Mimosa. Nothing quite like coming home to the perfect Disney vacation home – to a place that feels like a true home-away-from-home.
That is, if your home were drenched in year-round sun, had a private pool and hot tub, and a theater-style sound system! And free Wi-Fi that covers the whole house and the pool deck!.
Welcome to Villa Mimosa, your perfect Disney home base. We’re going to have fun together.
♠♠♠ LOCATION, LOCATION, LOCATION! ♠♠♠
If you’re looking for a great location, but refuse to compromise on space and convenience, on comforts and affordability – welcome. Five-bedroom Villa Mimosa is one of the larger homes in Indian Point, a popular community located just a hop, skip and a jump from Disney. (See bullet points, below, for drive times.)
Your home-away-from-home sits on a spacious corner lot, and that means plenty of front yard room for the kids to run, jump or turn cartwheels. That is, when they’re not splashing in the backyard pool!
Villa Mimosa’s location is just minutes away from all the necessities, including an ALDI and a 24-hour Walmart Supercenter (one minute!), perfect for grabbing a last-minute pool toy to keep the kids entertained while you enjoy a leisurely meal under the stars. (Thank you, screened lanai!) And speaking of food, there are plenty of restaurants close by, as well, from big-name chains to best-kept Kissimmee secrets. (Ask about our favorites!)
We’re adamant about ethics and honest rental descriptions, so we’ll never embellish how close our villas are to the destinations that matter to you. So, let’s cut to the chase: Villa Mimosa is located about 10 miles to Disney. In are-we-there-yet?!? terms, this means:
• Hollywood Studios and Epcot: 20 minutes (faster, if you hit the green lights!)
• Magic Kingdom: 30 minutes
• Animal Kingdom and Sea World: 25 minutes
• Universal Studios: 35 minutes
• LEGOLAND: 40 minutes
• Busch Gardens and the Kennedy Space Center: Just over an hour
♠♠♠ SPACIOUS FAMILY LIVING ♠♠♠
Disney is a very special kind of family vacation – the kind you look forward to, plan, and dream about, sometimes for years.
Villa Mimosa is built just for this kind of vacation: for family togetherness, for movie night and game marathons, for afternoons in the pool and evenings dining al fresco. Here, there are spaces to enjoy together, and private little nooks for time apart. It’s just the right balance.
Of course, it is Central Florida, so we’re betting most of your time will be spent outdoors. The weather really is that good, even in winter. (And psst, the pool can be heated!)
Villa Mimosa’s Great Outdoors beckon with a spacious, 32-foot pool and spa (hot tub), pool deck and lanai, pool loungers, outdoor dining, and even an optional grill. Even better, the entire pool deck and lanai are completely screened in, so leave your worries about weather and mosquitoes back home! This is the glorious, sun-splashed Florida lifestyle you’ve been dreaming of.
Of course, what’s vacation without a foosball competition, a movie marathon, or a rousing round of pool? That’s why we’ve outfitted our inside as invitingly as our outside: Villa Mimosa is home to a game room with foosball (table football) and pool (billiards), a living room with a theater-style sound system, and plenty of comfortable seating around a big flat-screen TV, Blu-ray player, multi-channel cable TV, and an extensive DVD collection.
♠♠♠ PRIVATE (AND WE MEAN PRIVATE) SWIMMING POOL ♠♠♠
Pools are almost standard in balmy Central Florida, but privacy isn’t: Look around, and you’ll notice that most backyard pools have zero privacy: There are neighbors beside you (yes, both sides), behind you, and all around. In peripheral-vision view of your cannonball, your sunbathing, your family’s rousing game of Marco Polo.
Not so at Villa Mimosa. Here, you have total pool privacy. Read it again: Total. Pool. Privacy.
A privacy fence surrounds your very own south-facing (in other words, sun-drenched), 32-foot pool, which means you can cannonball, sunbathe, and Marco Polo to your heart’s content, without worrying about the neighbors. That’s what we call relaxing.
As always, we care as much about safety as we do about fun. We keep your little ones safe with a pool fence to protect our youngest guests from taking a swim on their own. There are also pool alarms on the doors that lead to the pool and hot tub.
♠♠♠ LUXURIATE IN THE SPA♠♠♠
Beneath the inky, star-spotted Florida sky, a bubbling spa awaits you. Yes, you! The one who’s dreaming of a real, get-away-from-it-all kind of vacation.
Look, let’s be honest: You’re going to walk A LOT at Disney. If you’re here with kids, make that run a lot. Miles and miles a day, most likely.
So, imagine coming back to your home-away-from-home. The kids are in bed. The wine is poured. And yes, the hot tub is bubbling.
Sink in. Relax and enjoy those massaging jets. Slip in a little more. Ahh, perfect! The water’s warm, even in winter. Take a sip of that wine. Now, look up. How many constellations can you spot through the fine mesh ceiling?
♠♠♠ FAST, WHOLE-HOME WIFI INTERNET ♠♠♠
Need to stay connected? No problem. Our high-speed WiFi internet covers the entire home, and even extends out over the pool deck. So go on, upload that poolside selfie.
♠♠♠ BEDS FOR EVERYONE ♠♠♠
Whether you’re traveling with adult siblings, grandparents, or a boatload of kids, our bedrooms are up to the challenge.
In addition to Villa Mimosa’s spacious master suite, you’ll find a queen bedroom, double bedroom, and two twin bedrooms, for a total seven beds. And for the littlest members of your group, we’re happy to accommodate with cots and cribs. Here are the details:
Master Bedroom: Looks out onto the garden and offers a king-size bed and multi-channel cable TV. The attached master bathroom offers a shower, sunken corner bath and Jacuzzi, and twin vanity basins. There is a large walk-in closet with a safe to store your valuables.
Queen Bedroom: Looks out onto the lanai and pool, and offers a queen-size bed and wall-mounted, multi-channel cable TV. Shares a bathroom with the double bedroom.
Double Bedroom: A large bedroom with a double bed, wall-mounted, multi-channel cable TV, large closet and plenty of storage space. Shares a bathroom with the queen bedroom.
Twin Bedroom #1: Offers two single beds with a large closet and cable TV. Shares a bathroom with the second twin bedroom.
Twin Bedroom #2: Offers two single beds with a large closet and loads of storage space. Shares a bathroom with the first twin bedroom.
Plenty of towels and high quality linens are provided for all five bedrooms.
♠♠♠ THEMED GAME ROOM ♠♠♠
Your family is going to love Villa Mimosa’s game room, which comes equipped with a top-quality slate-bed pool table and a foosball table. Who’s ready for a little friendly competition?
♠♠♠ FULLY EQUIPPED KITCHEN ♠♠♠
There are some truly excellent restaurants in the Disney area, including a handful within minutes of Villa Mimosa, but we know you don’t want to eat out for every, single meal.
Even if you’re just buttering a bagel or pouring some cereal in the morning, you’ll appreciate Villa Mimosa’s fully equipped kitchen. There’s even a breakfast nook, so you can keep an eye on the kids while you make your own breakfast. A separate dining table, located between the kitchen and living area, offers additional seating for 6.
Your kitchen boasts the standard oven, stove cooktop/hob, fridge/freezer, microwave, toaster, coffee maker, and dishwasher. But, we’ve also outfitted you with tons of pots and pans, dinnerware (plates, glasses, flatware, etc. for up to 11 guests), and a host of other kitchen equipment, gadgets and doodads. Poke around when you get here, and you’ll immediately feel at home.
♠♠♠ LOTS OF AMENITIES FOR KIDS ♠♠♠
Parents know: Packing for a vacation with kids, especially little kids, is the worst. The absolute worst. There’s no way you can fit all the required baby gear in your suitcases, but of course, you need your littlest family members to be safe and happy while traveling.
We care about your children (and your sanity), so we’ve stocked all our villas with high chairs, strollers, pack-and-plays, and other baby gear. Whatever you need, let us know. We have lots of baby and toddler accoutrements on hand, so we’ll be happy to accommodate.

♠♠♠ A STRESS-FREE WELCOME ♠♠♠ We may pride ourselves on personalized service, but part of our quality promise is actually just the opposite: We’ve taken the personal out of check-in. Forget having to meet us at the office, on our terms, during our business hours. We’re happy to say, we’ve gone digital – at least, as far as check-in is concerned. All of our rentals have keyless entry, so there are no lockboxes, no keys to collect, and no stressful meet-ups. (We all know how fun those are, especially when you throw in elements like a delayed flight.) When you book with us, we’ll send you a digital welcome guide, packed with helpful information about your rental and the surrounding area. And of course, we’ll let you know how to check-in. ---------------------------------- ♠♠♠ FULLY LICENSED AND INSURED ♠♠♠ We are fully licensed at both the county and state levels. First and foremost, that means we follow the rules and prioritize your safety: We’ve installed fire extinguishers, smoke alarms, and emergency lighting in all the right places. We maintain tight safety measures at our pools. And all our homes are subject to periodic inspection, by the county and state, so you know that we’re still up-to-date on those safety requirements. Our vacation rentals are legal and above-board. We pay our taxes. You can check our existence in the public records. (Feel free to ask how. We’re happy to share.) It all boils down to this: You, your family, and your friends are safe with us. Your booking is secure. Your vacation rental is guaranteed.
What makes this Villa unique
♠♠♠ PRIVATELY OWNED AND LOCALLY MANAGED ♠♠♠ Have you ever lived a Vacation Rental Nightmare? It’s 9 p.m. and the toilet’s overflowing. Or you’re fresh out of clean clothes and the washing machine breaks down mid-cycle. Or perhaps you’re locked out, or you can’t find the wine opener, or you just need a late-night restaurant recommendation. You call, and you call, and you call. But the property manager doesn’t pick up. Or, she does but she’s based across the country and has no local, emergency contacts to help you tonight. You’ll have to wait until tomorrow; they’ll be there sometime between 8 a.m. and 4 p.m. Suddenly, your vacation has morphed into something very different than the relaxing escape you had hoped it would be. We know that the details – the big AND little details – can make or break your vacation. That’s why we’re committed to you, to your experience. We’re local – in just a few minutes, we can be at your front door – and we’re available 24/7, every day of the year, via phone, text or email. What’s more, we have the local professional contacts to handle any emergency, no matter the hour. We’ll get that toilet fixed, tonight. Oh, and as we mentioned, we’ve been in the Disney area for 15 years, so we’re also good for those restaurant recommendations. (Ask us where to find the best cheesy chips.)

Very nice home for big family.
Everything you need and in goid location.
Delighted to hear you had such a great time at Villa Mimosa! We continue to reinvest and a new kitchen with granite counters and new stainless steel appliances was installed in December 2017 - new photos have been posted.
Perfect for a family vacation!
We had a great time at Villa Mimosa. This home has everything needed for the perfect vacation. The pool deck gets the sun all day long and is not overlooked, and there was plenty of space for our extended family! Easy to get to all the attractions with Walmart 2 minutes away when we needed to stock up. We will be back!
Our stay at the Villa Mimosa was descent.
The twin beds in each of the rooms were very uncomfortable and the they squeaked so much that occupants in those rooms complained. Other than that everything else was ok.
Lovely well located villa.
The description of the property was very accurate and the check-in/out arrangements were very easy, and helpful - the owners were accommodating and provided plenty of information which meant that we were not worried by any matters whilst there as we had all information to hand. I would recommend the property. The property's location near to the Disney parks/resorts is excellent, and not much further to the Universal resorts. Quiet location, in useful proximity to local amenities, and made for an extremely enjoyable stay.
Villa Mimosa is on the edge of the Indian Point development and so ideally located for all the attractions that central Florida have to offer. Five bedrooms allow this luxury villa to sleep up to ten guests in beds and up to two infants in cots. Easy access to Disneyworld, Universal, Islands of Adventure and Seaworld are complemented by the relative proximity to Busch gardens ( about 75 minutes) and Kennedy Space Center, just an hour away. Nearer to home you can visit a small zoo on the nearby Pociana Boulevard just five minutes from Villa Mimosa. Just over an hour will get you to Cocoa Beach on the Atlantic coast and not much more than that will get you to the white sands of the Gulf of Mexico coast. For most however Villa Mimosa and the Indian Point development is the ideal location for a vacation because of its location so near to Disneyworld. Just a short drive down Highway 192 leads you to the entry to Disneyworld. The attractions of the Magic Kingdom are known globally. Before you know it you are walking down Main Street and deciding whether to head off towards Frontierland (Big Thunder Mountain and Splash Mountain), or Tomorrowland for a quick whirl around Space Mountain. If you have younger children (or like us a daughter who suddenly becomes a 'young child' on arrival at the Magic Kingdom) then no doubt the first port of call will be Fantasyland and a sedate boat trip on Its a Small World. Hollywood Studios is the easiest park for you to get to being just two minutes from leaving Highway 192. Head off to Aerosmith and pick up a Fast Pass for Tower of Terror. Decide who wants to audition for the The American Idol Show! Epcot is recommended for you to make two or three visits to appreciate all it has to offer. Soarin´ in the Land Pavillion is worth the inevitable long queue. Then its the leisurely boat ride through the Greenhouses where you can see Strawberries growing downwards! As in the rest of DisneyWorld if you have your iPhone or Blackberry with you free Wifi will enable you to catch up with your e mails whilst in the line. Not a good idea however whilst riding Test Track or Mission Space! The mile and a half walk around the Epcot World Showcases will take at least half a day. Enjoy Fish and Chips in the United Kingdom Showcase and wander around the Twinings Tea Garden. The 360 degree cinema shows in the Canadian and French Showcases are fantastic. Watch out for the shows that may be on at the theater in front of the America Showcase, they are truly amazing and not to be missed. If you fancy some haute cuisine then head off to France, well the Showcase anyway. Taste the best of French wines en route. Animal Kingdom is a wonderful place. Watch out for the Yeti on Everest and don´t miss the Lion King show. Cool down on the Congo rapids and wander around 'Africa'. Seaworld is a more leisurely day out or you might just go for a few hours in the evening. The Shamu show is incredible. If you want something exciting ride Kraken and cool off on Atlantis. Universal Studios again needs a few visits for you to enjoy all it has to offer. See how your score rates on Men in Black and consider auditioning for Fear Factor. The Horror Make up Show is something you will not want to miss! If you are into Harry Potter then you will love Islands of Adventure. Even if you are not then the Hulk and Spiderman will have you well entertained. Get soaked on the Bilge Barges and get more soaked on Dudleys Ripsaw falls! If you have any interest at all in science then a trip to Kennedy Space Center is a must. Space Shuttle Atlantis forms the centrepiece of a new display area and the Shuttle Experience is a realistic simulation of what it was like at launch. There is a choice of bus tours including one which takes you just a few feet from the launchpad which was used for the Apollo missions and later on for the Shuttle itself. Then its on to to see a real Saturn 5 rocket and to walk the length of it (its horizontal of course!) is amazing. Then you can enjoy a bite to eat sitting directly under a Lunar module. A 24hr Walmart Superstore is two minutes away from Villa Mimosa so you can stock up on the way back home. Numerous numerous restaurants are then just a short drive away. Outback is our favourite, just the thought of Cheesy chips or an Onion bloomer .......
