The main house has a living room, 1/2 bath and bedroom with 2 twin beds or 1 double bed on the main floor. The upstairs of the main house has 1 king bedroom, 1 queen bedroom with adjoining bathroom. Guest house, which is closest to the pool includes a queen bed, sitting room and bathroom. Pool house includes 2 double/single bunk beds and bathroom. About Kim McLean
Hi, my name is Kim and I currently live in Victoria, British Columbia, Canada on beautiful Vancouver Island. I grew up on a cattle farm in Northern Alberta and moved to Edmonton, Alberta in my early twenties and worked in the oil & gas industry with my husband. I am a mom of 3, now young adult children and one fur baby (dog). Our family enjoys the outdoors, whether it be snowmobiling and skiing in the winter or biking and hiking in the summer.

Why Kim McLean chose Black River
We chose the Black River area because we felt safe to bring our young family there. It's really a sleepy little fishing village with lots of things to see. Many tourists drive from all over the island to see the sites of Floyds Pelican Bar, YS Falls, Black River Safari Tour, Appleton Rum Factory and more. All these activities are right in your own back yard.
What makes this Villa unique
I think our property is unique in the fact that its as private as you want it to be. A quaint little retreat with a calming view of the ocean right at your back yard. Josh is on hand if you require his service or knowledge, Mrs. Brown is available if you want someone to cook for you and Sue can come and clean up, do your laundry if you just don't feel like it. Like I said, it's as private as you want it to be.

We stayed at this villa from July 28 to Aug 9/18. We were greeted with a van and driver for our transfers. The van was cool and comfortable. Once at the villa your eyes are treated to so much beauty. Many different trees, lovely gardens and a nice open lawn area. The 2 villas were clean and provided ensuite washroom and beautiful tiled showers and air conditioning. We spent all out time hanging by the beautiful pool and beach. The outdoor living room and kitchen were very comfortable and our favourite area to hang out. Miss Brown is the cook. Her meals never disappointed. She’s a wonderful cook as well such a kind soft spoken gentle woman. We enjoyed getting to know her and her husband Mr . Brown, Wonderful people. Josh who over sees your stay is one of the nicest guys you will ever meet. He helped with our every need. We enjoyed Josh and his son immensely. We made 2 new friends and we are thankful our adventure led us to this villa. It provided all the necessities you would need during your vacation. Everything is close by should you have forgotten anything. The grocery store is very well stocked and a short drive away By Josh.
We went out on the boat 2x during our holiday. I highly recommend this. We had a large group each time and were very comfortable and had the most enjoyable days. Josh is a wonderful tour guide. This was a family vacation with our 2 sons age 14 and 11 and they want to know when we can go back. During our 2 weeks we had many family come visit. Miss Brown cooked many large delicious meals. Her food is truly Jamaican and amazing. I would highly recommend this villa property to anyone. Great value on your money. We are thankful for having our family holiday at this villa.
Want to see what Jamaica is really all about then stay here and enjoy the many charms of the people there! Our family had a wonderful time, enjoying the property, location and the many excursions we did using our rental van. Recommend: Josh's day boat trip (so much better than the huge tourist boats that have limited river access). Diving from Negril (nice reef). Mayfield Falls (if you can get to them, quite a challenge). Mrs Brown's cooking deserves a mention; took a lot of responsibility from us and was the best food around!
Where to begin? The drive from Montego Bay isn't easy (neither is renting a car... look into rental car insurance challenges and costs in Jamaica before you rent), and we wished more than once that we'd taken Kim up on her offer to have a driver and van waiting for us at the airport. Once we arrived our expectations were immediately surpassed as we delighted in the entry and driveway lined by bougainvillea, akee, mango, palm, bread fruit and papaya trees. The pool and next door shaded area are luxurious and peaceful and my 3 sons (2, 8 and 10) and their cousins (12 and 14) played for hours there while the adults read, talked and drank a red stripe or two.
Just beyond the pool is a gate which opens onto the beach where you can walk to restaurants (there is one just a few houses down), dig for mussels and make sand creatures.
The interior of the lodging is more simple but very well kept and plenty comfortable. We wanted to spend our time at the house by the pool anyway!
We spent our days exploring the Jamaican countryside en route to places like Treasure Beach and the spectacular YS Falls, and taking boat tours up the Black River (complete with a rope swing and delicious crab cakes served up in crab shells at Sister Lou's, a riverside treat), to the Pelican Bar and snorkeling. We didn't have time for a deep sea fishing adventure... my only regret of the trip.
When we came home, I asked my boys what they loved the most about the vacation and they unanimously agreed that Mrs. Brown and Josh, our beloved chef and tour guide, topped their list. It wasn't a surprise to me. Those two went above and beyond to make our stay as comfortable, easy and happy as possible. Mrs. Brown took my husband in search of fresh fish one afternoon and the two came back with a 3 1/2 foot long King fish. It was delicious! All of her cooking was. Josh was kind and engaging and responded to any request or need with ease.

Another day in paradise!
We had a wonderful stay at this villa! While it is a little rough around the edges, it offered most everything we look for in a vacation villa. It is about a 50 feet wide gated lot with a high wall on both sides. Next door is a house under construction and lived-in but surprisingly no noise. The other side has some homes but not that close. We are talking peace and quiet, except for the birds and breeze rustling through the palms. As you come through the front gate, there is grassy area perfect for kids to play, though you need to bring your own equipment (badmitton, croquet, football, etc.) Then you come to the first of the 3 buildings, with a living room, dining area, bedroom and half bath downstairs (which we never used) and upstairs are 2 nice bedrooms with a full bath between them. One has a balcony, both have ocean views. The next building has 2 double beds and full bath downstairs and via outside stairs up to large master suite with bath and balcony with the ocean views. Nothing fancy but definitely adequate! The third building is the spacious main living area with the large bar/kitchen next to the awesome hot tub/ pool. Always a gentle breeze and the only shade, this is where we were usually found. Just past the kitchen/bar area is a covered picnic table up against a fence with a wonderful ocean view (sunset wow, full moon, wow). A few cows, dogs, birds and fisherman were about all the action moving down the beach...no beggars or peddlers. Beyond the fence is another open grassy area for games and then the wide sandy beach. There are no chairs or umbrellas and the water was not turquoise with hardly any wave action but the bottom was sandy and it got deep enough for swimming and felt great! The cook was as sweet as they come and she cooked up whatever we wanted as well as some local specialties. The manager took us on the boat ride up Black River which was a very pleasant outing. He did most of the grocery shopping and stopped by every day to make sure we were well supplied. He picked us up and took us back to the airport. While this is not a 5 star villa, it offers quite a bargain with 5 bedrooms, 3 full baths, as well as 3 large couches in the pool house. We were very comfortable. Perfect for a large group on a budget!
A unique treasure for all travellers
I have been hesitant to explore Jamaica in the past, due to negative stories from friends and family. Hearing about crowded pools/beaches, theft, and people hustling you to buy things all the time can really put me off. This villa, and the town of Black River have so much to offer for all traveler types. This place is a true gem, at an unbeatable price. There are very hospitable people who Kim works with, your wish is her command!
- Floyd's Pelican Bar: it's a tree house, built on a reef off shore. Take a boat tour here to spend the afternoon enjoying cold red stripe, fresh sea food and domino games with the locals.
- Crocodile tour: Take a private tour in our personal boat up the nearby river. Get close and personal with crocodiles, enjoy fresh crab back, and a hammock nap at a riverside bar. Then hit up another bar and local farm to and try out the local rope swing!
- Some other great nearby activities are YS Falls, Appleton Rum Factory Tour, A day in treasure beach, hiking in the Santa Cruz mountains, visiting the many ganja farms of JA, walks on the beach to nearby bars and restaurants, snorkeling on the reef in front of our home, and visiting a private beach.
Kim has a great private driver, cook, security guard, and host for adventures!
I went with my family, cousins, and grandparents! It was an unforgettable experience that I would love to do again.
Our Perfect Getaway- Eloped
JA was our first trip over seas so naturally we were a bit nervous. We had planned to get married in Black River, so we brought the essentials, my wedding dress and our rings. Everything else was left up to surprise. I could not have been happier with the way everything turned out. This Villa was the perfect venue for our little wedding. We had our own driver, who picked us up at the airport and drove us every where we needed to go. We could walk to local restaurants, where we were treated as locals ourselves. The people of Black River made our experience the most unforgettable and something I crave to go back to.
We had our driver take us up to YS Falls, something I highly recommend. The Appleton Rum Factory is also located near by. Our boating adventure up Black River, hunting for crocs, as well as the quick trip to Floyd's Pelican Bar were the highlights to our trip. We did not need to book anything extra and their was no hassel at all, simply just a request to our driver on where we wanted to go.
I have only been to one destination, JA, but I am already trying to go back to this little Villa on the Beach in Black River. No need to go anywhere else but here.
