About Dawn Smith
We are a family of five with almost all of our children flown the nest for pastures new. Our holiday let is next door to our house and was developed and designed by my husband and myself. When family and friends come to visit they stay at Number 22, so we have tried to create a relaxing space where people can have all the benefits of their own home. This is a family business as my husband and I are professional people and work full time. We enjoy meeting new people from across the world and introducing them to the beautiful area we have the privilege to live in.

Why Dawn Smith chose Kinross
Number 22 is ideal base for accessing central Scotland. We have good road networks which allow simple access to the main cities and towns. Our cottage has been recently upgraded to modern living standards with both a showerroom and bathroom meaning this is ideal for two couples, or a family. From the outside it looks traditional, however upon entering you will see how we have created the best of both worlds. The kitchen is fully fitted with all the equipment required to cook a three course meal. The open plan living area has been designed to maximise the space and reflect modern living trends. Upstairs we have managed to create a small study area with a desk and laptop space where light streams through the large velux windows. The bedroom offers a comfortable night sleep with a high quality mattress and backout blind. Finally we have a fully decked the outside courtyard which is south facing. Here we have created a calm space for alfresco dining or just a simple glass of wine at the end of a busy day. Our cottage is delighted well for leisure or work.

Great cottage in central location
Dawn and her husband most welcoming and warm hosts. The cottage was very comfortable and a bath and shower in separate rooms which is great. The mattress on the double bed was the most comfortable I have ever slept on. Would highly recommend.

Suituated just 40 minutes from Edinburgh, St Andrew’s and Stirling and only 30 minutes from Perth, Kinross is a good base for the Edinburgh Festival and exploring central Scotland. Or you can visit the Scottish Kelpies or take a trip on a canal boat lift at he Falkirk Wheel. All of which can be accessed by car within 30 minutes.
On our doorstep we have Vane Farm Nature reserve on the edge of Loch Leven where you can enjoy the local wildlife, as well as grab some hearty food. In the summer you can take a boat trip to the island on the loch where Mary Queen of Scots stayed.
Kinross has the best of both worlds as it is on the edge of the countryside, but with the convenience of shops, pubs and local places to eat. We recommend a trip to the boathouse for a relaxing lunch overlooking the loch, especially in summer. In winter the Kirkland’s Hotel has a great restaurant serving locally sourced food. If you are a coffee lover why not visit Unorthodox Rosters, a modern coffee shop set up by two local guys who have a passion for good coffee. We even have our own micro brewery, Loch Leven Brewery set up and ran by locals you can enjoy a full tasting pallet, a pint or just a simple glass of wine.
There is a park and ride bus service allowing simple access to Edinburgh, Stirling, Perth and St Andrews. The park and ride carpark also provides free charging points for electric vehicles.
