The Shell Grotto is the largest unit in the estate's carriage house and is perfect for families with children. Completely renovated and updated, we lovingly creating mosaics to decorate the walls. The Shell Grotto has a king-sized master bed, bunk beds, and a daybed, plus a dining area, large flat screen TV and kitchen with granite and butcher block counter tops. Step outside the floor-to-ceiling french doors on to your private patio, or walk a few feet down the garden path to the hot tub. Take a five minute stroll through the estate grounds across the bridge to get to the private beach. As a guest, you also have access to the pool and tennis court, in addition to acres of gardens and forest. The estate's grounds are yours to explore.

About Julianna Mullen
Hello! My name is Julianna and Malt Hill belongs to my mom, Joan. She bought the house many years ago, and I was lucky enough to grow up here. I help her manage the carriage house, which she has opened to guests, so she can focus on her business and gardens. My mom is an AMAZING gardener--you'll see all her creations when you walk around the property. I'm a marine biologist specializing in sustainable seafood and science communications, and growing up here surrounded by nature is no doubt what inspired me to pursue my career. I'm a huge nerd and love talking to people about the wildlife they encounter. My mom is one of the most interesting people you'll ever meet, and we're fortunate to have made some life-long friends by opening up the carriage house to guests. I feel so incredibly fortunate to have this home and area as my roots, and we've really enjoyed getting to know the people who have stayed with us. Everyone who comes here immediately recognizes what a jewel it is. I hope you'll choose to share our slice of heaven.

Why Julianna Mullen chose Beverly
Malt Hill is my mother's passion. My mom came from very humble roots (my grandpa was in the Army during WWII and then worked as an air condition salesman after he was honorably discharged), putting herself through college and starting as a secretary at a brand-new company in the early sixties. By the time she'd been there for five years, she was already the youngest VP and the only woman senior staff. She bought Malt Hill as her sanctuary away from her high-powered life in Boston, and has always spent her free time beautifying the house and grounds. In 2012, she took a break from her other projects and decided to renovate the carriage house, which was an original part of the estate, built at the same time as the main house. She converted it into three separate spaces, restoring the original, top-floor apartment, and adding two more, one on the ground level and one in the large carriage bay. My mom is a consummate people person and loves meeting the folks who come through, and Malt Hill is too fabulous not to share.
What makes this Estate unique
Nowhere else will you find 23 acres with so much to explore and love. As soon as you drive in, it's impossible to miss why this place is so very special. To your left is the pond my mom designed, with Turtle Island perched in the middle, and to the right is a great lawn with a beautiful copper beech (my favorite). Keep driving and you'll see the dolmen and get your first view of the ocean. It's one of the last great estates on Cape Ann's so-called Gold Coast, and it has everything: incredible views where you can watch sailboats and lobstermen dart between the islands, an estuary filled with cranes and heron, a beach that I spent exploring as a kid, and the house and carriage house are both majestic and comfortable. Staying here doesn't just give you a comfortable, luxurious place to relax and lay your head; you also get a completely unique slice of the world to explore and enjoy.

Peaceful and Beautiful
Just wow! An amazing property, with something beautiful to see around every turn. The Shell Grotto carriage house was just the right size and the patio was a delightful place to sit and have tea in the morning and listen to the wind in the trees. I made the intrepid trek to the beach - it's no small walk, but worth it when you get there. On the way you go through a green lawn, pretty woods, a tricky-to-traverse-because-of-rain-the-day-before marsh, railroad tracks and a rocky descent onto the beach. But it was quiet and peaceful, with seaglass and shells galore. Julianna and Matt were perfect communicators who made sure that I had everything that I needed. My only wish was that I'd had more time there. I'm already counting the months until I can go back in 2019!

Loved loved it! Amazing amenities! Couldn't ask for a better place to rent! Everyone was very responsive. The ocean views are so beautiful! The grounds are amazing! If you have a chance to stay here, don't hesitate!
A very special place
The most beautiful property you could ever imagine. Peaceful and serene and Incredibly well cared for. The carriage house is immaculate and has everything you need. We never went out to dinner, we cooked there every night because we didn't want to leave! Joan and everyone who live at the main house are wonderful. They are all welcoming and friendly and very concerned that you have a great time. Although we only live 20 minutes away, we come every year for our vacation. It is always our favorite week of the year. Incredible grounds, beach, tennis court, beautiful swimming pool and best of all, Joan! We love this special sanctuary and the people who live there. Our routine did not vary too much: We would play some tennis in the morning then head to the beach, and after a dip in the pool we would enjoy a glass of wine sitting outside enjoying the incredible view. Some nights we would sit by the fire pit in between the totem poles and admire the statues and wood carvings throughout the property. Other nights we would play croquet by the pond where the ducks swim amongst the lillypads. We highly recommend spending a week, just please don't take our week!!!

Beautiful, relaxing and fun
The Shell Grotto was better than we ever could have hoped for. The property is beautiful; the apartment is up-to-date and has all the amenities you would want on vacation; and the owners are so accommodating and helpful. We explored the local area but we could have spent our whole time on-site... relaxing at the pool or in the hammock, playing ping pong or just walking around the amazing grounds. The owners were also very welcoming to our dog who loved it there.

Seaside escape into the Garden of Eden
Outstanding property with so many amenities that you never need to leave the grounds. The Shell Grotto unit was adequate with lovely touches, well equipped and organized kitchen area but the larger bedroom could get musty and required that the dehumidifier be run constantly - a minor inconvenience. Owners were welcoming and highly accommodating. This place is a treasure!

The property is stunning, beyond what a photograph can capture. The grounds have been curated with dedication and are now maintained with such love and care. Everyone you will connect with in preparation for your stay and at the property have Malt Hill in their heart, just as you will when you leave.
Malt Hill sits on the town line between Beverly Farms and Manchester-by-the-Sea. Both towns have long histories stretching back to the birth of the nation, and through the 19th and 20th centuries were the favorite vacation spot for fancy New Yorkers. The Farms (as it's known to locals) is quiet and peaceful, though recently quite a few lovely restaurants have started to pop up in the tiny town center. I'm a particular fan of Half Baked, about a mile from the house, whose owner does all the baking herself and she makes the most amazing cupcake and doughnut creations. Foreign Affairs, a couple miles away in Manchester, is a really excellent restaurant that seems like it should belong in Boston, not our sleepy neighboring town. The food is inventive, delicious, and the cocktails are great.
My favorite things about the area are how easy it is to enjoy nature, and its closeness to other interesting places. I like that you can get to a bustling metropolis like Boston in 35 minutes on the train, and then retreat back to the peacefulness of the estate and fall asleep to the sound of waves on the beach. There are many wonderful hikes in the surrounding areas, lovely parks, public beaches (including West Beach, which is a 10 minute walk from the house), harbors and many scenic drives and bike rides. The area is actually a famous spot for cyclists, and you'll often see people doing long rides between Beverly and Gloucester.
It's a great location if you want to relax, get out on the water or play on the beach. The estate is big enough that even if you never leave, there's plenty to do. The house is surrounded by woods, gardens, and a pond, and guests have access to the house's pool, hot tub, tennis court and private beach. We've had guests who go fishing off of the bridge that leads to the beach, and then we all sit around a fire and enjoy fresh-caught stripers.
It really is a magical place.
