PLEASE TREAT OUR HOME WITH RESPECT THE WAY YOU WOULD YOUR OWN" 1) Must provide a valid government issued id such as passport or driver’s license upon Check-In. 2) Check-In from 3:00pm and Check-Out by 11:00am local time. 3) Maximum of 6 guests may occupy Villa. 4) Only guests with valid government issued ID presented upon check in are permitted to sleep over in villa. No visitors sleep over. 5) Property Manager will communicate total number of Villa occupants to Richmond Security. 6) No events such as parties, loud get-togethers, gatherings are allowed. 7) No disturbance of any kind to neighbors. 8) No smoking inside or outside. This is a smoke free Villa. 9) No Pets allowed. 10) The Villa comes with a Washer and a Dryer. If needed for personal use, please use “HE” (High Efficiency) laundry detergent in the washing machine. Visitor’s laundry is strictly not allowed. 11) Report any breakage or equipment that does not work to the Property Manager. 12) Any damage to property and home contents as a result of your negligence will be your responsibility. All or part of the security deposit will be forfeited in such cases as: a) Damage to Appliances. b) Damage or loss of furniture, utensils and household items. c) Defacement of property. d) Broken or otherwise damaged equipment, bathroom and kitchen faucets. 13) Safety is a great priority for our community. PLEASE DO NOT BRING LOCAL RESIDENTS IN AND OUT OF OUR VILLA. 14) No car washing 15) No illegal activities. 16) No fire pits if one is not provided. 17) You will receive a preprogrammed pass code for entry to the Villa. This code will expire on the date of your departure. You will also receive a backup key to the front door and code to the safe. 18) The property, home and its contents including all equipment, furniture, utensils, etc. must be left intact as received at end of rental period. 19) Housekeeping services are provided at convenient times which will be explained upon arrival. If additional services are required such as personal laundry or cooking, please make arrangements with Property Manager, there is an additional fee which is to be paid directly to her. 20) The Property Manager and guest will complete a detailed inventory of home contents upon arrival and departure. Any shortages will result in a fee for replacement. 21) PLEASE CONSERVE ELECTRICITY AND WATER. TURN OFF LIGHTS AND AIR CONDITIONED WHEN NOT IN USE.

Very clean and quiet
Property is amazing right in the middle of everything. All rooms had air conditioning which was a plus for me. Easy to get to property. Community pool was nice and neighbors were friendly. I would definitely stay again my family really enjoy every aspect of the home and location. Very easy to contact Wendy the owner and also the property manager if there are any issue. Also a corner store a property a little pricey but convenient. Wouldn’t Change anything.

Wendy and Roy have thought of every detail in a vacation home.
Their property manager, Attis, was very hospitable and tended to our every need. Very clean home and very safe neighbourhood. A two minute walk to the pool, which was ideal with two kids. We hope to stay here again!
Our Christmas vacation near Ocho Rios was highlighted by this outstanding condo at Richmond Estate. It was lovely to have a “home” base that was clean and beautiful, full of thoughtful comforts by the owner Wendy. From the soft mattresses, Keurig coffee, and TV’s in all the rooms, the condo was a wonderful respite after a day on the beach. It was a privilege to stay in Wendy’s home. We will be back soon!

I stayed here with my family....my husband and my 3yr old. Our stay was amazing. We had everything at our disposal (cookware, wifi, pool, private beach, onsite grocery store, etc.). The villa was extremly clean and comfortable and most importantly Wendy and Roy were extremly accomodating. Attis, the property manager was also amazing. She was very helpful and available at all times. In saying that we always had the upmost privacy. My only critique is that the grocery store in the compound is a bit expensive however if you're comfortbale venturing out there are lots of other shops/grocery store near by in two major areas; St. Anns Bay and Ocho Rios. I would definetly recommend this villa and I would also stay here again!
