About Twee Pham
We are Creighton University alumni who have children attending Creighton. Our family currently resides in Southern California, but our kids are still in Omaha. We bought this property for them, but as they graduated and were assigned to do their residency elsewhere, the property no longer serves its original purpose. We decided to turn it into a vacation rental for the next few years, as we still have hope that one of our children will start their career in Omaha once they're done with their training.

Smoking is allowed outside only. Regretfully, pets are NOT allowed. Please refrain from moving furniture around. Please keep the side gates closed at all times, especially when children are around. Please refrain from locking the bedrooms, as there are NO keys should you lock yourself out of the bedrooms. Maximum occupancy: The total people staying at our property shall not exceed the agreed number of adults and children. This includes reside, occupy and/or sleep on the premises at all times. A violation will cause you to immediately vacate the premises and forfeit ALL deposits and rental fees. Trash: Please separate recyclables (paper and cans) from your trash. Trash pickup is on Tuesdays, please take the bins out by the curb on Monday night. Housekeeping: There is no daily housekeeping service during your stay. While plenty of linens and bath towels are included in the unit, daily maid service is not included in the rental rate. If and when you would like to wash your own towels and beddings, the washer and dryer are located in the basement. Courtesy consumables: We provide cups, knives, forks, spoons, dishes, and consumable items commonly used by our family. Shampoo, soap, dish and laundry detergents and similar consumables are to be provided by you. If consumables are present when you arrive, you are welcome to use them. Basement: We are renting the entire house without the basement. You’re welcome to pass through (to the laundry area and to/from the garage) and leave your belongings there. There shall be no refunds of rents and/or cleaning fees due to shortened stays or ruined expectations because of weather conditions, work or personal emergencies, or other commitments. Security cameras: There are TWO, one pointed outside and one inside of the property, on top of the refrigerator. For privacy, please have them unplugged during your stay. Kindly plug them back upon your departure. Cable TV is provided and service level has been chosen by the owners. No refund of rents shall be given for outages, content, lack of content, or personal preferences with regard to cable TV service. High speed wireless internet is provided as a convenience only and is not integral to the agreement. No refund of rents shall be given for outages, content, lack of content, speed, access problems, lack of knowledge of use, or personal preferences with regard to internet service. Air conditioning shall be set at no lower than 75 degrees and heater shall not be set above 72, and that the fan setting shall be "Auto". Doors and windows shall be closed when either heater or air conditioning is in operation. If, doors and windows are not closed, you shall be charged an overage fee for excessive use. Cancellations – A sixty (60) day notice prior to check-in date is required for cancellation. Cancellations that are made more than sixty (60) days prior to check-in date will incur no penalty. Cancellations or changes that result in a shortened stay, that are made within 60 days of the check-in date, forfeit the full advance payment (minus the security deposit). Cancellation or early departure does not warrant any refund of rent or deposits. Right to inspection: We reserve the right to inspect the premises without prior notice at any time to enforce the terms of this agreement. Should you violate any of the terms of this agreement, the rental period shall be terminated immediately. You agree to vacate the premises at the expiration time and date of this agreement. Security deposit is fully refundable within (7) business days of departure, provided the following provisions have been met: a. You shall maintain the premises in a good, clean condition, and use the premises only in a careful and lawful manner. b. You shall leave the premises in a ready-to-rent condition at the expiration of this rental agreement -- defined as being immediately habitable by the next guests. You shall pay for maintenance and repairs should the premises be left in a lesser condition. You agree that we shall deduct costs of said services from the security deposit prior to refund if you cause damage to the premises or its furnishings. c. No damage is done to unit or its contents, beyond normal wear and tear. d. All debris, rubbish and discards are disposed of in the trash bins. Otherwise there will be a fee of $50 deducted from your security deposit. Insurance: You expressly recognize that any insurance for property damage or loss which the owners may maintain on the property does not cover your personal property, and that you should purchase your own insurance and if such coverage is desired. This Agreement is for transient occupancy of the property, and you do not intend to make the property a residence or household. You shall use the property for legal purposes only and other use, such as but not limited to, filming, videotaping, photography, illegal drug use, abuse of any person, harboring fugitives, etc., shall cause termination of this agreement with no refund of rental fees or deposits. You agree to pay all reasonable costs, attorney's fees and expenses that shall be made or incurred by the owners while enforcing this agreement. This house is privately owned; we are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. We are not responsible for the loss of your personal belongings or valuables. A Release and Waiver of Liability will be sent to you separately. All guests staying at the property will be required to sign, including the parents or guardians’ of children under 18. Checkout is 11 AM On the day of departure, we would appreciate if you could: 1. Put the furniture back where they belong 2. Gather used towels and linen and put next to the washer and dryer 3. Gather trash and put inside garage (please recycle!) 4. Run a few loads of towels (that would be terrific!) 5. Put dirty dishes in the dishwasher and start it 6. Turn off all lights 7. Plug in security cameras (one by bedroom window, the other on top of refrigerator) 8. Return the key inside the lockbox by the side of the house Have a GREAT visit and thank you for staying with us.
