Welcome to the listing of our beautiful Headland property!

We specialize in providing furnished and non-furnished housing in Atlanta and it’s surrounding metro areas, and currently serve various clients working and vacationing in Atlanta.

Headland is an incredible large, beautiful and newly renovated property, fully furnished, on a very beautiful lot located in East Point GA, very accessible by freeways and just 15 minutes from the Hartsfield-Jackson Atlanta International Airport and only 15 minutes from Downtown Atlanta, where you can find the Georgia Aquarium, Georgia Tech, the World of Coca Cola, the Georgia Dome, and in close proximity many local attractions (i.e. Six Flags Over Georgia).

This is a 6 Bedroom (7 Beds) home with 3 Full Bathrooms, 2 Living Rooms, Family Room, 2 Kitchens, 3 Dining Areas, Sun Room, a 2-car Garage and a Foosball Table and Hot Tub. It also has a nice private backyard including a huge patio with outdoor furniture and a gas BBQ grill. This property sleeps 14 people.

The layout is as follows (see video link):

1. The Main Level consists of a Master King Bedroom with TV and with access to the full Hallway Bathroom (combination tub/shower), one additional King Bedroom with access to patio, two additional Queen Bedrooms, a full Jack&Jill Bathroom (shower), a large Living Room with office space, a Family Room, a Formal Dining Room, a full Kitchen with Dining Area and a beautiful Sun Room. The Main Level can sleep up to 8 guests.

2. The Finished Basement Level consists of 2 Queen Bedrooms, a huge open area with full size Kitchen, Dining Area, and Living Room with a Sofa Bed (that pulls out into a Queen size bed) and Foosball Table, a full Bathroom (shower) and a Laundry Room. The Finished Basement Level can sleep up to 6 guests.

The home includes comfortable beds and clean linens, wash cloths and towels provided for your stay. All Bathrooms include soap and shampoo, and the two Kitchens are equipped with dishes, pots & pans, silverware and kitchen appliances (microwave, coffee maker/ tea pot). There are comfortable couches, dining table & chairs, and more. A Laundry Room with washer and dryer is located in the Finished Basement Level. There are 3 TV’s with Cable (1 in each Living Room, 1 in the Master Bedroom), one DVR, and one DVD player. It also has a beautiful private backyard including a patio, outdoor furniture, and a gas grill - perfect for outdoor entertaining.

Please note that rates include all Utilities and Property Services (Water, Power, Gas, Sewer, Trash Service, Cable TV, High Speed Internet, Landscaping, and Pool/Hot Tub Service (if applicable), an estimated value of $400 - $600 per month).

Please note that pets are strictly NOT ALLOWED for reservations of less than 30 nights. Pets can get authorized for reservations of 30 nights or more with explicit approval by the Management Company in writing prior to arrival; a Pet Fee of $200/pet as well as a higher Refundable Damage Deposit, some verification and additional acceptance of our Pet Rules are required. Any evidence of unapproved pets will result in the forfeiture of the Refundable Damage Deposit.

Overall, a great place to stay and meet

The driveway provided a bit of struggle with the snow in Atlanta while we were there, but otherwise this was a great place for our team meeting. The house was comfortable and spacious enough for what we needed, though wifi was a bit on and off. It is a shame we can't have 25 people there for our team meeting in April, as that would make this the perfect group of homes through Ventura.

Excellent Vacation House for Our Entire Family

The pictures are certainly current as they reflect the house and property perfectly. We had our children and grandchildren (total of 15) and the house was comfortable for all of us. Convenient to all of the major attractions in the Atlanta area. We did not hear any of the neighbors and they didn't hear us, so privacy was excellent. The immediate neighborhood was fine but the surrounding community was less than ideal but that's part of being in an urban setting such as Atlanta/East Point. We certainly felt safe at the house. We would definitely stay at this house again

This home was a great idea. Thank you for allowing us to stay in your home. The property was well maintained, clean throughout, and spacious. The picture really doesn't completely do this home justice. It was actually so nice and comfortable that we skipped going out both nights and and made home made dinners sat and talked, caught up with one another, and generally fellowship-ed with each other.

Safety concern

We were concerned with our safety as we heard gunshots very close by. The lock was also really unsafe feeling. Anyone who figured out the code could get in. The owner was not accommodation at all. We ended up having to pay more money to stay in a hotel for the weekend.

Owner's Response: Dear Brittany Brooks, as mentioned to you on the phone as well as in multiple messages, the property is in a very private area and there's never been any security or safety issues on this property or any of our several properties which are all in a one mile radius of each other in this same area. We've had many families with kids stay here, many of our clients include A-list movie industry clients who choose to live in this area for close proximity to the Tyler Perry and Screen Gem movie studios and all other downtown attractions. The e-lock is actually a very secure deadbolt digital lock and no one has the code to it, as it is a designated code that we are changing for each guest which remains active only during the stay period. We use this type of lock as no one else can therefore enter the property when you don't give out the code to others, since it only works with the custom generated code for each guest. You let us know after your first night that you heard loud sounds which could have also been a transformer blow out from the storm, fireworks, or even a car exhaust. You requested a refund/cancellation based on the sound you heard miles away, but unfortunately, we can't issue any refunds after check-in due to our strict cancellation policy. Out of courtesy, we manually refunded your damage deposit right away instead of the automated 14 days and made a deal with our cleaners to reduce their standard average price for cleaning to just the touch-up that needed to get done since you used the house just one day.

Needlessly frustrating

I have rented dozens of properties all over the country and in Europe and never dealt with this kind of general annoyance. VRBO stands for Vacation Rental By Owner. Most owners are very happy to have people rent their properties and just want to be assured that the renters treat the home as if it were theirs.

I rented 2 houses that both were stated to sleep 16 each for a total of 21 guests. The children were arriving a few days before their parents. The lease stated that only persons signed on each lease could be permitted on each property--and never in excess of the max person limit. It meant parents were not allowed in the kids' house to see their kids or vice versa, nor were any non-registered guests allowed in either house. Special permission was needed (and eventually, grudgingly, granted) to do so or we would have been found in violation of the lease. Our communications, once I agreed to rent, became adversarial and included all sorts of conditions that needed to be met, or we would have lost our non-refundable booking. Many times I regretted choosing these properties, and especially so when one of the houses turned out to be uninhabitable.

Their leases were FILLED with line items of extra charges, even including extra guest fees for more than 14 guests though the website advertised a 16-guest max, and when their cleaning fees and security deposits were already more than 50% of the quoted price. Again, cleaning fees and security deposits are standard. Extra charges for linens not handled properly, garbage cans not emptied, cans not taken roadside, etc are not standard and were exorbitant. I was eventually refunded the rental on the uninhabitable house, but needed to immediately book hotels for those guests. The other house was fine, but nothing special. This whole process was way too confrontational and adversarial and the worst experience I have ever had with an owner-actually a management company. I have rented much nicer properties from property management companies and never had to deal with this much garbage. I will never stay in these properties nor rent from this property company again. Thankfully I got my deposits back in full.

Owner's Response: Dear Michael, we own and manage upward of 20 vacation rentals in the Atlanta area, and the reviews on all of our properties have 4 and 5 star ratings with very pleasant experiences and feedback from our guests, and that is what we strive for. This property specifically has a 4.5 star average rating and is one of our most favored and popular homes. We are a professional management company, and our rental agreements are straight forward and include common sense and industry standard terms found for any vacation rental. We provide the rental agreement upfront prior to booking and we have never had any issues from any guests in the past. Yes the homes absolutely have a max occupancy limit regardless of overnight stays or visitors, we had to respectfully decline for you to have an actual convention at the property, with 20 students and their visiting parents (higher number than which you’ve stated), which would potentially add up to over 40 persons at the house which is absolutely prohibited. There are convention centers and event spaces designed for your type of need and we would have happily referred you to one. The max occupancy limit is disclosed on the listing and on the rental agreement and is strictly enforced. There are no out of the ordinary extra charges or fees, the quotes provided during the booking process includes the cleaning fee which is standard, and the refundable deposit which is also standard, and our guests are receiving their deposits back in full most of the time as you did as well. We only authorized a last minute cancellation and refund on your other booking as a courtesy to you since you mentioned you no longer need the second home, and only because you already had one home booked with us already. None of our homes are uninhabitable or we wouldn’t have full occupancy with multiple reservations for several weeks in advance on each home, followed by very positive guest reviews.
