This family-friendly, modern-equipped beach house sits right near Ocean Ave, just steps away from one of New Jersey's nicest, crystal-clean beaches and the best boardwalk on the East Coast.

Outside, you're in beach paradise with great restaurants and family attractions just a walk or short bike away. Inside, you're enjoying quality family-time with your 2 livings rooms (one of which is massive), sun room, and central air-conditioned bedrooms. You'll NEVER need a car, because literally everything is within walking distance, including the train stop (12 minutes walk).

THE LOCATION

The location is perfect. You'll feel like you're in a quiet, serene beach town, where there is NO street noise, bright lights, or beach traffic bearing down on fresh air and the gentle waves steps away. This is one of the few, rare houses in Point Pleasant that has the convenience of all-access, without the noise of being on top of the boardwalk or near Arnold Avenue.

Walk out the door, and within 3 minutes you're on the boardwalk and beach, which entertains at all hours with games, roller coasters, mini-golf, a fun house, tiki bars, and even a premier aquarium! Take in the experience of all Jenkinson's Boardwalk has to offer.

Take a 15-minute stroll and you're downtown, with area-famous restaurants with some of the best (fresh!) seafood, burgers, steaks, and Italian food on the shore. Walk north to the inlet, for acclaimed lobster rolls, live music, and scenic views of the ocean and waterways.

THE HOUSE:

This house is the ultimate lounge space, with new, comfortable furniture, two dining areas, a closed-in sun patio, and an absolutely spectacular massive, carpeted family-room for post-beach games and cocktails, including a working, wood burning, fire place. Each living room includes a queen-sized sleeper sofa.

The full-sized kitchen includes full-sized appliances (including a large dishwasher), and an open-galley style setup for you cook up a storm, or blend a drink before going out to any of the amazing attractions a few steps away.

The full-sized bathroom includes a detachable handle shower head. The laundry room doubles as an extra half-bathroom. The outdoor shower is a must at least once during the stay (or every day!)

THE NEIGHBORHOOD:

For family-friendly beachside fun, it’s hard to beat Point Pleasant Beach. The expansive beach is kept crystal clean and the Boardwalk is great for kids (of any age) with dozens of rides along with games of chance, some of the most competitive miniature golf at the beach and Jenkinson’s Aquarium. Fireworks are on Thursday nights, and free movies are offered on the beach Friday nights (during summer).

All of the required indulgences are offered along the mile-long Boardwalk, including waffles and ice cream, sausage and peppers, popcorn and cotton candy. There are numerous other dining opportunities, from on-the-go to full-service.

Off the Boardwalk, there’s year-round entertainment and dining centered along Arnold Ave., with choices including Uncle Vinnie’s Comedy Club and Europa South restaurant for Portuguese cuisine.

And if it’s not beach weather, don’t despair: Point Pleasant Beach is also an antiquers’ delight. Both Bay and Arnold Avenues have a number of spots to hunt for hidden treasures and the Point Pavillion Antique Centre offers over 40 dealers conveniently located under one roof.

I've always wanted to be close to the beach, and have a place for me and my family to enjoy over the years.

What makes this house unique

The house is steps from the ocean and in one of the best beach towns in New Jersey! I love being able to walk 2 minutes and be at the beach, even if just to relax on a bench with my coffee.

The town itself is amazing. I love being able to go up to the inlet for fresh seafood and fun water-front bars with live music, but then also have a charming downtown with great antiquing and fine dining. My family and I will also walk or bike to nearby breakfast places and ice cream.

Nice comfortable home with a great location

We were up from Texas and rented this home to act as a home base for our family while we planned and prepared a Memorial for my mother who had just passed away. It is a very clean and comfortable place for us to gather. Nicely decorated and the two separate living areas are a plus. The location is great and very quiet. Wi-Fi Internet, Amazon Alexa and 2 TV's with streaming are a plus. We were here in mid-October so the beach was not important, but walking the Pt Pleasant Boardwalk was. The south end of the Boardwalk starts just across the street and that was great for us to take our morning 2 mile walks up to the Manasquan inlet and back with time to decompress and breath the salt air. We were also fortunate enough to see several Humpback Whales swimming just offshore while chasing the fish. If you catch the fall weather just right as we did it is a very nice time to visit Point Pleasant.

Fantastic home - fantastic owner

We had to make a last-minute booking (as in - less than 24 hours) due to a death in the family. Kris responded within minutes and helped expedite the information so we could check into the house with ease. It is truly steps from the ocean with tons of space. Easy living - everything was in working order and we really appreciated such nice surrounding in difficult times. We hope to return again under better circumstances.

great house great location

This was a very clean comfortable house. The location was great no need to use your car once you arrive .... so much within walking distance.

I hope to make this an annual trip to the shore in a great house.

The quintessential beach house!

What a great place to stay when visiting the shore: it's steps from the beach, walking distance to great restaurants, and close enough to the boardwalk to enjoy all it has to offer while also being just far enough away to avoid the crowds when you need to. Kris gave us recommendations on restaurants and things to do within walking distance to the house, which was really helpful since we didn't have a car with us. He even called us before we got to the house to make sure we had all the information we needed, and he was available to answer all of our questions throughout the weekend when we had them. The house has clearly been recently updated, and we were pleasantly surprised by the great condition of the furniture and beautiful layout. Our group has already talked about going back next year and staying here again!

Great location. Awesome owner. Very responsive ans provided any and all information to assure a great stay. Beach was amazing. People who rented in the area had to pay a daily beach fee. Kris had beach passes available for us which saved us a lot of money as we went to beach daily. Beach was great. Boardwalk fun. Neighborhood was so gorgeous and great for walking. Definitely recommend.

Point Pleasant Beach is a great town with all the amenities and comforts you can think of. The beach itself is one of the top in the state, and the 1-mile long boardwalk can't be beat anywhere on the East Cost for fun, tiki bars, and fresh seafood. The town also hosts some of the best seafood, steak, and Italian restaurants in central New Jersey.

For activities, Point Pleasant Beach is known for it's local aquarium, deep sea fishing, local public golf courses, downtown antique shops, comedy club, local fish markets (with fresh, daily catch), and seasonal farmer's markets.

There are a few house rules, to make sure that you and other guests have the best experience:

SHOES
House is "no shoes" because it's mostly carpeted.

SMOKING
Smoking is not allowed in the house, including the sun room. If you smoke outside, please clean up your cigarette butts. There is a $25 charge for butts left outside.

BEACH BADGES / CHAIRS / UMBRELLAS:
I provide 8 beach badges at no added cost. If you lose a badge or depart with a badge accidentally, there is a $100 charge per lost badge.

CHECKING IN/OUT:
Check-in is after 3pm and check-out is at 9am. Times are strict, because of the cleaning services. If you aren't checked out on time, there is a $100 charge.

PETS
The house is dog-friendly, but there is a $100 pet fee. I'll ask you to send me a photo of your pet via email. Pet-related damages (including furniture damage, rug stains, lawn "burns" from urine, etc.) will be taken out of the security deposit.

LINENS AND TOWELS
You are encouraged to bring your own bath towels, beach towels, and linens. I can provide these for a fee of $100.

KITCHEN USE
Please empty out the refrigerator and place all dirty dishes in the dishwasher before leaving. There is an added $25 fee if these are left dirty prior to departure.

GRILL USE
Please clean the grill after use. There is a $50 charge for the added cleaning if left with gunk in it.

TRASH/RECYCLING
Guests are responsible for taking trash to the curb for pick-up. There is a $200 charge if this isn’t done, and trash backs up (next guests can’t use trash). Trash pickup is Monday/Thursday. Recycling is Wednesday.

SAFETY AND SECURITY
There are 2 outdoor security cameras to monitor house entrances.

There are additional notes for the house, which I will send by email (or leave a hard copy) once we connect.

Owner's Cancellation Policy

  • 50% refund if canceled at least 14 days before arrival date.
  • 100% refund if canceled at least 30 days before arrival date.
  • Service Fee fully refunded on cancellations that qualify for 100% refund.
