Owners occupy the main residence. Only serious inquiries are entertained, so if you are seeking a "Party House," for a night, do not inquire.
Designed to be part of the natural elements it is surrounded by, the estate features two custom built villas separated by a fountain in the courtyard. The main residence is occupied by the property owner. Located in the exclusive community of Orinda it is a quiet, gated, private property on a hilltop offering spectacular valley and mountain views while only 3 miles from downtown Lafayette.

Considering the location, owner presence and serene community setting it should be noted that this home is not offered as an event venue.
The large, gourmet kitchen has a double oven, microwave, gas stovetop with retractable vent, breakfast area and coffee station. The formal dining room seats 8 -10. The large, club-style family room features a full sized wet bar, fireplace, 60" Sony TV with Xfinity, Netflicks and Ruko.
The library, which opens to the living room may be closed off providing a restful workspace. A quiet downstairs den features a queen-sized sofa bed and a full bath. The expansive living room opens onto a peaceful, shaded patio and side yard. A 60 foot Bocci court has been added along the hillside for family fun.
Each of the bedrooms has a walk-in cedar closet with luggage rack and private bath. The spacious master bedroom has its own fireplace, two walk-in cedar closets and the master bath has a large walk-in shower, sunken Jacuzzi tub, double sinks and separate WC with bidet.
Amenities and appointments in the home include hand rubbed Venetian plaster, details of carved oak trim, carved mahogany fireplace, coffered ceilings, recessed lighting. The gated entry provides total privacy. For our guest's enjoyment, there is a private Bocci court off the living room patio.
The pool area is accessible directly from the house. It offers a large table for outdoor dining and a lounge chair for poolside relaxation. A hot tub is attached to the pool; it's equipped with color led lighting to create a special atmosphere! After your swim, you can enjoy the dry sauna in one of the full bathrooms on the main floor.
Opportunities abound nearby for activities and sports; hiking, biking, riding, tennis, bocce, swimming, yoga, and boot camp workouts are plentiful in the area. Local eggs are just a walk down the road. The community has highly rated public and private schools.

The one-of-a-kind home that you are renting is considered your private residence during your stay. You have your own pool, hot tub, dry sauna, garage, and driveway. The common area between the homes is accessible.
Two homes make up the private compound the main home is owner occupied. The owners do not have children or pets.

BART (Bay Area Rapid Transit) Lafayette station is less than 10 minutes drive (3 miles) from the home, parking is available at the station. Uber and taxis are also available.
Other Things to Note
The Happy Valley estate is a short thirty-minute drive to San Francisco. The Lafayette BART station offers parking and a quick, stress-free ride to the heart of San Francisco. Only minutes from the town centers of Lafayette and Orinda, you have easy access to dining, shopping, and public transportation. The nearest grocery store, pharmacy and emergency clinic are only a 10 minutes drive from the home. Centrally located, Napa and Sonoma are is less than an hour away. Local Uber, Lyft, and taxis are responsive.
4134 Happy Valley is a quiet private residence. We expect you to treat the home and its furnishings with the same respect you show in your own home.
Upon entering we ask that you remove your shoes to help curb dirt and protect the light colored carpeting in the living room, stairwell and upstairs bedrooms.
Smoking is strictly restricted to outside the home. We have a designated smoking area outside with a "Smokers Outpost," station for your convenience. It is located near the kitchen door that accesses the pool patio.
No glass is allowed in the pool area. To accommodate your needs we offer a full set of shatterproof Melamine dinnerware and drinkware conveniently stored in the oak built-in cupboard near the kitchen table.
No unsupervised children are to be in the pool area.
We thank you for making certain that bathing suits are dry and not dripping wet before reentering the house from the pool.
The Sauna is a dry sauna. No water may be put onto the stones in the sauna. This would ruin the mechanism.
Pets are not allowed. However, for those guests staying a month or more or who may be relocating to, or working in the area, we would be happy to discuss a policy to accommodate your needs.
Large parties or events are not permitted. If you are planning on entertaining and have questions about this policy, please feel free to contact us. We work with our guests on an individual basis.
Parking is limited to 5 cars on the property. Parking is not allowed in the courtyard for insurance concerns. Street parking is not allowed overnight. Discuss any parking questions with the property manager.
We thank you for recycling. Recyclables (glass, metal, plastics, paper) should be separated from regular garbage using the bins provided for this purpose. There is a built-in trash to the left of the kitchen sink and a recycle bin between the kitchen counter and door. Large trash and recycle bins are located to the right of the garage.
Excessive noise is unwelcome in this quiet neighborhood.
Northern California residents are water conscience due to years of drought and we ask that as our guests you are mindful of your water use.
Do not make fires or use fireworks or sparklers on the property. We are in a dry high fire risk area.
