Welcome to beautiful Southwest Florida and your home away from home. Located in the deed restricted community of Rotonda West on the Rotonda Circle, this 3 bedroom, 2 1/2 bathroom house with 3 car garage has all the amenities you would expect and more from a luxury vacation rental.
Home has been furnished with the highest quality furniture.
Very nice Southwest facing (ideal for sunbathing) screened in heated pool and lanai area with plenty of furniture for sun bathing or simply relaxing and enjoying a drink or meal poolside. There is also an outdoor grill.
House is equiped with cable television and high speed Wi-Fi internet access.
Upon entering the house you will find a formal living room for relaxing or enjoying good conversation. There is also a spacious lounge with a 50 inch HDTV and stereo equipment. Alongside this is the well-equipped kitchen and formal dining room, which seats six people. You can also seat four more in the breakfast nook situated next to the kitchen.
There are sliding patio doors leading to the pool and lanai area from the lounge area, master bedroom and the formal living room.
The master bedroom has a luxurious King size bed and an HDTV and has access to the pool through sliding patio doors. The in-suite bathroom has walk in shower, separate garden tub, dual sink vanity, and a commode room.
The house has a split bedroom design with the remaining bedrooms located on the other side of the house.
The second bedroom has a Queen bed and the third bedroom has 2 twin beds.
All bedrooms have large closets.
A generous supply of quality linens and towels are provided including beach towels.
Beach chairs, umbrella, and sporting equipment is also provided. Bicycles are also available for cruising the neighborhood or riding to the nearby Cape Haze Pioneer cycling and walking trail which is 8 miles long and will take you all the way to Boca Grande Island.

About Eric Barnett
I have lived and worked in Lexington Kentucky for 23 years now. Love living in the thoroughbred horse capital of the world with all the beautiful horse farms and rolling hills of Central Kentucky. But when the mercury starts dropping, or when the pressures of day to day life start rising, South West Florida is where I want to be. I am an avid cyclist and that is why I started going to South West Florida nearly 10 years ago. Every year since then, during the month of February, myself and usually a large group of friends go to the Rotonda area to ride an average of 100 miles a day for 1 to 2 weeks in a row. I have owned rental properties in the Lexington Kentucky area for about 15 years and always try to provide my tenants with a well maintained property that they are happy to call home.

FEEL SCAMMED, VERY DISAPPOINTED IN THE SERVICE PROVIDED
THE EXPERIENCE WASN'T BAD BUT WHAT HAPPENED AFTER I CAME HOME WITH THE DEPOSIT IS WHAT LEFT ME SPEECHLESS. I GOT CHARGED FOR CLEANING FEE THEN EXCESSIVE CLEANING FEE AND THEN FOR COMFORTERS THAT WHERE VERY EXPENSIVE. I TOLD HIM HE LOST A CUSTOMER AND I FELT SCAMMED. WE LEFT THE HOUSES IN A CLEANED CONDITION, HIS VACUUM DIDN'T WORK, DIDN'T HAVE TOILET PAPER AND GOT SCAMMED WITH ME DEPOSIT. NEVER AGAIN WITH THIS GUY, HE BASICALLY TOOK MY DEPOSIT FOR NO REASON
Guest was charged the normal $120 cleaning fee. There were 9 people staying in a house that sleeps 8. After the guests departure, the house was found to be extremely messy. Food stains on the carpet, dirty aluminum pan shoved into a cabinet with food and trash in it, mattresses moved from one bedroom to another, and nearly all the linens and towels in the house were left dirty. They obviously thought that since they were paying a cleaning fee that meant that they didn't need to clean anything the whole time they were there. Vacuum cleaner was checked and found to be operating perfectly normal. It took my cleaning crew twice as long to clean the house as normal so I deducted $100 from his security deposit for an excessive cleaning fee. A large stain was found on the master bedroom comforter and even after trying very hard to clean it it would not come clean. So I charged him $100 to replace a quality comforter set that had to be thrown away. Anyone who has ever bought quality linens knows that $100 is probably not near enough to replace a quality comforter set. The guest did offer to order me one off Amazon because he was sure he could get me one for 1/3 of that amount.
Windows were also left open and doors unlocked when the guest departed.
Guest sent me the following text after departing from the house;
"Eric thanks for the vacation experience and great service. Hopefully everything was in order and let me know when I can get the deposits back. Thanks again and hope to do business in the future."
So he was obviously happy with the house while he was there. After I informed him of the deductions from his security deposit he stated "This is the same thing that happened to me with the previous guy I thought I could do business with but apparently you guys are all the same."
So, apparently this is not the first time he has lost security deposits at vacation rental homes.
I have had 78 total guests at my 2 rental homes in the last 2 years and this is only the second time that I have ever had to keep any of a guests security deposit.
I hope that all future guest will take the time to read all of my very positive reviews and take this one negative one for what it obviously is.
Had a wonderful stay. Home is very clean and in a very quiet neighborhood. Very well equipped with everything need while on vacation. Including everything needed to enjoy the nearby beaches.
Truly excellent property with every possible thing you want already in place
Large house excellent tv's in all main rooms and bedrooms. Lovely pool kept at a very comfortable temperature. Decor throughout is very good, the utility room means you can easily wash and dry clothes throughout your stay. Spent many happy hours by the pool in the sun or reading in the shade. Would recommend this property to anyone and I have been visiting this area every year for the last 22 years!

ROTONDA COMMUNITY PARK Within a few minutes of the villa in the center of Rotonda, is a community park with 2 tennis courts, a sports field, a picnic pavilion and restroom facilities, a bike path also runs through the parks nature preserve. CAPE HAZE PIONEER TRAIL Paved trail is approx. 8 miles total length and is a perfect place for families to walk or ride bicycles. SHOPPING Nearest supermarket is 2 miles away. Port Charlotte has a large modern shopping mall 13 miles away. In Punta Gorda visit Fisherman’s Wharf -Take time for the craft outlets, boat & fishing trips or to eat/drink overlooking the Gulf of Mexico's spectacular sunset view.

CREDIT CARD FEE- There is an additional fee of 2% for US credit cards and a 4% fee for international credit card purchases. No fee is charged for echeck payments (secure bank transfer) through VRBO/Homeaway payments. Pool heat is optional. If desired it is an additional $15 per day. Pet fee is $100/pet. Only pets of 50 pounds or less are permitted. Limit of 2 pets. The list of ineligible dogs are as follows: Pit Bulls, German Shepherds, Akitas, Doberman Pinschers, Chows, Rottweilers, Great Danes, Caucasian Mountain Dogs, Staffordshire Terriers, American bulldogs, Beaucerons, Wolf Hybrids or any mix thereof.
