Long Beach Resort PENTHOUSE unit 3 is a THREE bedroom, THREE bath condo will all three bedrooms GULF FRONT! Each bedroom has a balcony facing the Gulf of Mexico and their own private bathroom with luxurious, oversized tub! The designated "master's" tub is even jetted! All rooms are spacious with granite countertops in the kitchen, incredible vaulted ceilings in the living room and raised tray ceilings in all bedrooms. The main living, dining, and kitchen area also has floor to ceiling windows all the way across the wide open living space! The kitchen is fully stocked with everything you will need including a Keurig coffee maker, so bring your K-Cups! The balconies offer incredible views and there are 3 pools and 3 hot tubs at this amazing resort. The best news is that tower 3 is located right next to the main lagoon pool! This condo also includes 2 SETS of seasonable (typically March 1 - October 31) beach chairs and one umbrella provided by the owners! That's FOUR CHAIRS and TWO UMBRELLAS! Long Beach 3-1406 offers the best floor plan on the beach! You can walk out of all three bedrooms onto a beach-front balcony and all three bedrooms have their own remodeled bathroom. All rooms are outfitted with quality furniture, large flat-screen TVs and ceiling fans. Floor-to-ceiling windows in the living/dining room and bedrooms make for fabulous views no matter where you are in the unit. There will be no fighting over rooms, everyone will be happy no matter where you sleep! There is plenty of room for the whole family! Two of the bedrooms have king size beds and the other bedroom has two queen size beds. There is also a queen size sleeper sofa in the living room. As you can tell there is plenty of room for everyone. You will also enjoy the large laundry room with full size front loading washer and dryer! The fully-furnished custom kitchen has granite counter tops, breakfast bar, stainless-steel appliances, French door refrigerator, high-end cookware and plenty of pantry space. It is filled with everything you need to enjoy meals at home on your private balcony with un-beatable views!
Tower 3 is centered between the large 6,800 square foot lagoon pool with palm tree islands and waterfalls and one of the two smaller and more private heated Polynesian pools. Long Beach Resort has beautifully landscaped tropical grounds, three Jacuzzis, a pool-side bar and grill, umbrella and chair rental, parasailing, and jet skis. Long Beach Resort has gated entry and 24/7 security patrol. The large parking lot is located directly in front of the condo, with a covered portico and ample luggage carts for easy loading and unloading. There are now grills and picnic tables for you to use located at the east end of tower 1 and the west end of tower 4!
The Fitness Room is located on the ground floor of Tower 3 and is elliptical and treadmills only. Guests report to the HOA office under Tower 1, sign a waiver, and leave a $50 deposit (cash or check only) for the keycard. Once they return the keycard, within business hours (Mon-Fri, 8am-5pm), they are given the deposit back.
Long beach resort is located in the heart of Panama City Beach, close to restaurants, golf courses, shopping, and many other outdoor activities. You can walk to many close-by restaurants and are only two blocks from Ripley's Believe It or Not museum and Wonderworks family attractions. Also close-by is Gulf World marine park, numerous miniature golf courses, go-cart tracks, Zoo World and Shipwreck Island Water Park. The shops and restaurants at Pier Park are a short drive down the beach, and for the more adventurous, deep-sea fishing, scuba diving, jet-ski, parasailing, helicopter flights, and banana boat rides are located nearby. And if you forget basic necessities, or need to stock up on supplies, we are only a block from a Super Walmart.
CANCELLATION: Cancellation by guest of reservation at any time after payment of Security Deposit will result in forfeiture of the entire Security Deposit. All cancellations must be requested and confirmed in writing. To protect against cancellations caused by certain unforeseen events, such as illness, death, natural disasters, etc., we recommend that Guests purchase Trip Cancellation and Interruption Protection insurance to assure refund of deposits paid and reimbursement of other vacation payments. We reserve the right to cancel any reservations with a full refund to the guest for any units that the owner has withdrawn from the rental program or which in our sole discretion, deems uninhabitable. Further, we reserve the right to cancel this agreement, with a full refund of any deposits or rents paid, if we, in our sole discretion, finds Guest or members of Guest's party to have left a property in sub-standard condition during a current or previous rental period.
REFUNDS: Refund of monies charged shall only be made under the following circumstances: (1) if we are not able to relocate Guest to a comparable accommodation: (2) we are able to re-book the property for the same time period and at the same rental rate as the initial booking, (3) the property is deemed unfit for habitation, (4) the property has been sold by the owner, (5) the property has been removed from our rental program, (6) access to the property by visitors has been prohibited by authorities, (7) see HURRICANE POLICY BELOW. If a portion of the reserved dates is re-booked by another guest at a comparable rate, a pro-rata refund will be made. There will be NO refunds given due to housekeeping issues. Please notify our office immediately to have any cleaning concerns corrected. There will be NO refunds for early departures for any reason including inclement weather and evictions. All refunds, whether in whole or in part, are subject to a ten percent processing fee on all monies charged.
HURRICANE POLICY: It is the Guest's responsibility to remain informed about the forecasted weather in the area and follow all orders from the local authorities. In the event a mandatory evacuation is ordered for the area, the guest must evacuate. We will refund a pro-rated amount of your rental fees for the nights under a mandatory evacuation.
