We live in Washington, D.C. and vacationed for years in Cape Cod before choosing our second home in Orleans. Sumner was born in Boston, went to MIT and Tufts. Our daughter, an author who teaches writing and art at local Ivy League college, lives in nearby Concord and our son owns a home in North Truro. . We bought the house in 1999 when our youngest grand-daughter was born as a welcoming meeting place for family and friends. Extensive architect-designed renovations fill the interior with light and enhance the distinctive hill site. This spacious home works for all ages and visitors: It has nooks and spaces where one person can relax with a good book and green views; kids and grownups can play games, draw, solve puzzles, and enjoy foosball; while others enjoy music, an end-of-day glass of wine, or surf the web. Or everyone can gather to eat and enjoy. We return in the spring, fall, and Thanksgiving.

We immediately liked the privacy the house offered along with its distinctive hillside setting and easy accessibility to the Cape's historic and natural charms, the beaches, and good food. We enjoy watching the morning rush of hungry birds to our feeders, pre-dinner drinks in the front patio, and dinner on our deck enjoying glowing sunsets. Our days are planned and unplanned -- walking along the beach, hiking and biking down country roads, boating, climbing dunes, exploring new galleries and antiquing, listening to country music or just hanging out grilling fresh fish and walking to East Orleans for ice cream or fresh baked pie.
Architect-designed renovations work well for privacy and togetherness, families and couples. Furnishings are attractive, comfortable, and easily maintained. The large kitchen overlooks conservation land. Coffee nook and nearby dining table are perfect for both snacks and gourmet meals. We had a wonderful week long stay during the month of July. Phyllis was very responsive, from my first email to inquire about the property and throughout the entire rental process. The house was very clean and comfortable, and there were even a few fresh flowers in a vase on the table when we arrived. Dan, the property manager, stopped by about an hour after we arrived just to check in, and he gave us some great recommendations for seafood in the area. We really enjoyed BBQing on the deck and watching the birds at the feeder every morning!
The house has plenty of room for relaxing, cooking, playing boardgames, etc. The location in Orleans is ideal, being just a 5 minute drive from Nauset beach, and maybe 7-8 minutes from Skaket. We were able to take two day trips up to Provincetown, which was very convenient, and a trip down to Hyannis Port. My mom broke her foot just prior to coming up and she still had a great time! This was our first family trip to the Cape and we can't wait to return.
when i was interested in renting this house , my first question to the owner was about leaving my 21' boat there.the driveway was incredibly steep and impossible to get a boat upto top. i arrived there at 2pm, i called the homeowner to express my disappointment about the driveway and my boat. her response 'i dont know what to tell you, find a place to keep it. so after traveling 5 hours to get there i couldnt get a place so i left boat in street for a week.the house itself was clean however the inside furniture is terrible. the masterbedroom bed is horrible. it squeaks terribly and is only on bed frame no box spring.i had use an air mattress the entire week. the main floor has no a/c and the inside temperature of the main house was 85 degrees the entire week i was there. my son had to sleep with 2 fans blowing on him in the second bedroom. the tv is about 20 years old in family room.the kitchen was nice. the hot water tank was good for about 2 showers in a row. the downstairs bedroom had an awful smell in it like a dead animal.the house is good for someone who wants to be secluded and doesnt care about modern amenities.its 2016, why not have an a/c in main part of house, especially in a raised ranch home. flat screen tv's would be nice. my experience in dealing the homeowner wasnt great either. i had paid the security and cleaning bill 2 months prior to rental date. i even took a pic of it before mailing it to her. after paying the house in full she sends an email saying she never received the security deposit, meanwhile it was deducted from my bank account a month before that email.overall i was not pleased with my experience. the house was not what i was looking for in a rental. im not saying its not for everyone, just not me. like i said, house was clean overall. it just needs a little updating for todays families. no reason to have inside of house 85 degrees. no reason not to have a modern tv in family room. all these things are cheap to buy. a word of caution to parents, the driveway is way to steep for anyone to ride down on a bike. this review is not to bash the home. im just giving an honest review.i also have a vacation rental home , so i know what people look for in renting a home.i guess thats why some homes are $2200 for week and some are $5000 for the week. you get what you pay for.
