This is a luxury brand-new flat with a stunning sea view and a large terrace, 3 bedrooms, 6 sleepings, located on the third floor with a lift. Beaches and shops are within walking distance (less than 500 meters). The flat has been carefully furnished and equipped in June 2012. There is a secured parking in the basement of the building.
A dedicated and very professional property manager will welcome you at your arrival. She is perfectly fluent in English and will assist you during your stay.
All three bedrooms overlook quiet gardens and enjoy nice views over the palm trees and mountains. Each bedroom has a large bay window open to a terrace or a balcony. There are large closets in all bedrooms. The flat offer 6 sleepings: 1 large double bed (140 x 190 cm, bedroom 1), 2 single beds (2 x 90 x 190 cm, bedroom 2), 1 trundle bed convertible in a comfortable double bed (80 x 200 convertible in 160 x 200 cm, bedroom 3).
The living room is open to a large balcony with a stunning sea view over Saint Jean Cap Ferrat. There are in the living room: a comfortable angle sofa, a dining table for 6 persons, chairs, a coffee table, a TV stand and a desk. On the terrace, there is another dining table for 6 persons, chairs and two sun beds.
An extensive music, TV and video equipment is available in the living room: a Samsung LED TV with 100 channels, a Samsung DVD player, a Sony CD player with I-phone docking station.
All rooms in the flat have free wireless internet access with free phone calls to fixed line numbers in 100 countries.
Open-plan kitchen with sea view and fully equipped with quality German brands: Bosch induction cooktop, Siemens microwave oven with grill, Bosch electric oven, Whirpool fridge freezer, Bosch dishwasher, Siemens laundry machine with dryer.
The flat offers two bathrooms: the first one with a bathtub (with a shower curtain), washbasin, mirror, hair dryer and toilet; the second one with a shower, washbasin, mirror and toilet.
It is very easy to live in Beaulieu sur Mer without a car and it is very convenient to use public transportation to visit the French Riviera from Nice to Menton thanks to frequent trains and buses. However, a parking lot located in the same building in the basement, with easy access by lift, is available for free.
The flat is strictly non-smoking. Pets may be authorized upon special approval.

Discount for stays longer than 6 days (based on the daily rental prices) :
- EUR 100 discount for one week
- EUR 200 discount for two weeks
- EUR 300 discount for three weeks
- EUR 600 discount for four weeks.
In July and August only: rentals during July and August are exclusively on weekly basis, with check in and check out on Saturday and no discount for longer stay.
The rental price displayed includes everything: bed linen, towels, parking, electricity, water, heating, access to 100 free TV channels, phone calls for fixed land lines in 100 countries and WIFI internet, the only exception being cleaning fees (EUR 60).

In terms of payment, the schedule is the following: a) EUR 200 booking deposit on the signature of the contract; b) payment of the balance 60 days before the rental start (total price minus the EUR 200 booking deposit already paid).
All payments must be made exclusively by bank transfer or credit card (VISA, Mastercard...).
A guarantee of EUR 400 is requested. It is designed to cover all the quality equipment and furniture which have been made available for your usage in order to make your stay as much as comfortable as possible. The guarantee consists in an authorization of EUR 400 to be made on one of your credit cards upon your arrival and which will be unlocked after your departure. Alternatively, the guarantee could consist in a damage deposit of EUR 400 which must be paid by bank transfer 7 days before your arrival.
The day of your arrival, during the check-in, we will take time to explain you how to use the flat and its many equipments.
Check-in is in the afternoon between 17.00 and 20.00. Check-out is in the morning between 08.00 and 10.00. Check-in after 20.00 and check-out before 08.00 are possible at additional cost upon agreement with our property manager.

The apartment is very clean and spacious. It had all the amenities you could need for a couple of weeks (we've stayed for 4 weeks and only bought a small espresso maker as didn't want to drink filter or instant coffee) and we cooked a lot at home.
But the terrace view: it's absolutely breathtaking!!! You can see a sea, St Jean Cap Ferrat and a numerous yachts changing every day. After a diner, sipping on a vine, we had a great view of fireworks in Beaulieu, St Jean, Eze, probably Cap D'Ail (we've seen fireworks twice a week).
The street is very quiet - we've always slept with windows open (although you hear people on other terraces in the building, but they were not loud). Everything is very close; beach 7 min walk (walking with kids), kids playground is near tennis courts - 5 min walk, boulangerie - 3 min walk...
We loved restaurant La Pignatelle - the service, the food and birds in large cages in the garden kept kids entertained. Take away pizza at La Catalan was nice, restaurant La Reserve Beaulieu is really special experience, but we weren't to happy at African Queen (which is recommended everywhere, but service too slow, food nothing special, yet, very expensive). Yacht Club is an interesting place that has a nice cafe, a range of courses (catamaran, kayak...) for adults and kids.
Beaches are beautiful in all the area and you can walk to Villefranche or St Jean easily.
Because we've stayed 4 weeks in this property, some of the things broke, but were fixed within a day. Our kids damaged curtains with pens and (knowing London real estate agents), I thought all of our deposit is gone, but they charged us very little. Property manager was nice, she recommended a taxi to take us from and to an airport and he was very nice and punctual (and costed less than what we would've found).
I would definitely recommend both this apartment and Beaulieu to everyone!
The apartment is as beautiful and as spacious as the photos show (very).

We've stayed 4 weeks and have watched fireworks from a terrace at least 5 times (from Beaulieu, Cap Ferrat, Eze, Cap D'Ail...) and beautiful yachts change your view every day...
It was very clean and furniture was new and utilities were working. We often cooked at home and found all the dishes we needed for 5 people (my husband bought small coffee maker, but there was a kettle and a filter coffee maker too)
One of the blinds broke while we were there and the repairman came the day after and fixed it. Apartment manager has organised an airport transfer for us and everyone was very kind and punctual.
The apartment is 7 min walk from a beach and a kids playground neat tennis courts and 3 min walk from a bakery (the closest one, on the main road and left was great). Given the excellent location, we were pleasantly surprised it was very quiet and we always slept with open windows (you do hear people on other terraces, but they were not too noisy).
La Pignatelle was our favourite restaurant - everything we tried was wonderful and they have pet birds, so kids were amused. Hairdresser across the street was also good and a take-away pizza at La Catalan. Disappointed by African Queen and blown-away by La Reserve. Yacht Club is a very interesting place with a number of courses for kids and adults and a delicious budget caffe.
We would definitely come back again to this apartment and to Beaulieu!
We stayed 4 days in September. We very much enjoyed the apartment which is exactly as advertised. Views from the flat are beautiful.
The apartment is modern and full of light thanks to large windows. The condominium is very quiet.
Being a large family we appreciated the real 3 bedroooms and 2 bathrooms. The flat is close to all amenities and to the beach. We enjoyed the large terrace with the fantastic seaview (dinners and breakfast will be remembered !). The private parking is useful given it is not easy to park in Beaulieu. The housekeeeper was helpful and on time for check-in and check-out.
Just one thing to improve: the laundry machine is modern and great (it is also a dryer) but we lost some time to understand how it works as there was no user's manual available in the flat.
We had a great stay at this appartment. Everything as described, even the stunning views.
The beach is an easy way of 450m. You can have your own umbrellas or rent umbrellas and sunbeds on the serviced part of the beach.
Enough and good reaturants in walking distance (5-10min).
We did rent the appatment for a total of five (2 adults and 3 adult kids)
It was commodious space for all and the 2 separate toilets/bathrooms make "preparation" easy.
The equipment is useful and comfortable.
The elevator is a plus.
The appartment lies in a quiet surrounding, with no thru traffic.
The handing over on the arrival date was on time and did last only for 30mins. The property was clean.
This is an appatment that I can recommend for a relaxing holiday.
Super semaine, l'emplacement de cet appartement est idéal, à vingt mètres de l'arrêt de bus(Nice-Menton), mais au calme et surtout une vue magnifique avec levés de soleil sur la mer et petits déjeuners sur la terrasse tous les matins. L'appartement est spacieux et bien chauffé, l'ameublement moderne bien qu'un peu vieillissant . Très gentil accueil et gros plus, linges de maison, draps, serviettes de toilette tout est fourni ainsi qu'un garage afin d'éviter la galère du stationnement
Il nostro soggiorno nell'appartamento di Beaulieu è stato veramente piacevole. L' appartamento è in una posizione ideale, spazioso, fresco, ben attrezzato, ha una bella vista da ogni lato, in particolare dal soggiorno che guarda il mare e la penisola di Cap Ferrat. La descrizione nell'annuncio corrisponde totalmente alla realtà. La proprietà era pulita e in buono stato. Non abbiamo mai usato l'automobile, ma fatto molte passeggiate a piedi o piccoli spostamenti in autobus - la fermata è sotto casa. Beaulieu è un luogo tranquillissimo, elegante, con negozi di qualità e un turismo quasi invisibile, benché in piena stagione balneare. Speriamo di ritornare e consiglieremo l'appartamento ad amici e conoscenti. Grazie per l'assistenza ricevuta.

The Ephrussi de Rothschild villa in Saint Jean Cap Ferrat and the Kerylos Villa in Beaulieu are two magnificent dream houses to visit due to their unique architecture, gardens and breath-breaking views over the French Riviera.
Nice is only 10 minutes by train or 20 minutes by bus. Nice offer many activities: the old city and its restaurants, Matisse and Modern Art museums, shopping, cinemas, theaters, night clubs… Monaco is 15 minutes by train or 30 minutes by bus. You will find in Monaco a superb oceanographic museum, an exotic garden and of course many casinos, restaurants and night clubs.
For sport fans, in addition to the many walking and bike tours, swimming in the seaside, you have a wide choice of sporting activities: tennis (superb clay courts 300 meters away the flat), sailing school, motor boats and kayak rentals, scuba diving schools, sea skiing, sea fishing (2 yacht clubs and 2 marinas: in Beaulieu 900 meters away the flat and in Saint Jean Cap Ferrat 2,200 meters away the flat), golf (Monte Carlo Golf Club in La Turbie 14 km away the flat and which offers breath-breaking views over the French Riviera).
