We have maintained a quality vacation rental for the last 12 years. However this home is constantly being updated! Steps to ocean and bay along with Cape Cod decor makes this home lovely, fun and comfortable. The fantastic location and a rooftop deck make staying at the beach a special occasion. Located in the Bayside area of the Balboa Peninsula, 308 Alvarado Place offers great family accommodations.

This lovely, newly remodeled UPPER unit, pictured here, is only 250 feet to the oceanfront sidewalk and less than 100 feet to bayfront sidewalk. 308 Alvarado is about six blocks from the Balboa Pier. The upper unit has 3 bedrooms, 2 baths and an office/sleeping loft, outdoor roof-top deck, and separate TV den. Steps to ocean means no water views, just real, real close!

The living room and dining room is very open with high ceilings and windows, thick moldings and great decor. Much of the house is remodeled as of 2008. The kitchen has a great garden window, custom tile counters and floors with all new appliances. Windows throughout the house are textured for privacy and light. Tile floors give it a clean and fresh feeling.

This interesting floor plan offers a large master bedroom with dramatic fireplace and walk-in closet. The master bathroom also has a marble, double-headed shower. A spiral staircase leads to an office loft above the living room. All linens included.

Beautifully upgraded and decorated, this home is completely furnished and even comes with beach cruiser bicycles. Pets are NOT allowed, NO Smoking--sorry, but NO smoking on deck areas as well.. We are very strict about a maximum of 8 people. The unit sleeps 3 couples very privately with additional sleeping space in the study-loft. The master and two guest rooms have queen size beds. The office loft has two full beds.

Pete is a retired Delta Air Lines Captain. Pete and Kitt have owned on the Balboa Peninsula for 30 years but still feel like it's the perfect vacation spot. Work brought us to Utah where our sons grew up. Now it is home for our 3 beautiful granddaughters and 1 grandson as well.

The Pacific Ocean is a constant source of pleasure. We also love parking our car and not getting back into it for a week! Bike riding to shopping and restaurants, even the Post Office is a delight.

Our family has a saying, 'You haven't been to the beach till you get sand on your feets' --so please spend time walking the beautiful Balboa beach enjoying the amazing Pacific Ocean. Walking along bayfront to restaurants is another favorite pastime.

We concluded a round of amusement parks with 3 nights in Newport. The house has ample room and is very well appointed with kitchen utensils and nice linens. The beds are comfortable. The feel is luxurious comforts. The decor very tasteful and themed for nautica stay. Location allowed walks to beach, harbor, pier, restaurants. Management and owner reply quickly and very friendly. Absolutely pleased. While here was already planning next trip!!! Relaxed and happy. Refreshed to return home. Thank you!

OK, Kitt and Pete, after 13 years, I guess it's time we posted a review! We are the Gordon family from Granite Bay, CA, and longtime summer renters. We came across this VRBO listing for the upper house when our twin girls were starting Kindergarten in 2002 -- they are now starting college at UC Davis this week and we have been back every year except in 2011, when we vacationed on the east coast. It's a beautiful, spacious house in a great area, very tastefully furnished and decorated with a beach/marine theme and Pete's own photography; it's incredibly comfortable, has a well-equipped kitchen, includes linens, a washer-dryer, beach gear and bikes; and has a garage! Our favorite feature of all might be the rooftop deck which boasts a view in all directions. We have fond memories of relaxing up there, enjoying the breeze as we sip a glass of wine and watch the sunset. It's lovely to stroll along the bayfront over to the fun zone or Newport Landing, and easy to hop on the ferry and continue the walk on Balboa Island. The beach is just a couple of blocks the other way on foot; and we've always enjoyed biking along the boardwalk up to Newport pier, or down to the Wedge. Thank you for having us back all these years to share your incredible home, and for keeping it so nice!

Perfect rental home

This was an adorable rental. So clean and a ton of clean towels! The decor is just amazing. Such attention to detail and the master bath is beautiful. I hope we can find time to stay here again next year. The location is great, right by the Balboa Fun Zone close enough to bike to the Newport pier or walk to the Balboa pier. Saturdays and Sundays are busy in the area so plan to either park and leave your car on the street for the weekend or insure you have a small enough car to get in and out of the garage. Finding street parking on the weekend can be a challenge. The only draw back to the property is it is a very open floor plan so only 1 room gives you complete privacy (this did not bother us). The upstairs room each have a staircase to the downstairs and are connected by an enclosed outdoor deck so thru traffic to and from the outdoor deck has to walk thru the upstairs bedroom. We found this rental an ideal size for our group (me, my husband, my Mom and 3 kids; 16, 15, 4) Our kids loved the enclosed deck area to hang out and they had the entire top floor to themselves. There are a number of stairs in the rental so I would not recommend this for folks with younger children (but the downstairs unit would likely be great for toddlers)

Wonderful! Spectacular! Fantastic!

My family just returned from vacation, where we had the pleasure of staying in this wonderful home. The pictures are EXACTLY what the house looks like. Very charming, pottery barn, beachy feel, with amazing space for a family! Roof top deck has beautiful views of the marina, as well as the beach. The house is very close to the bay, which has little beaches, and 6 blocks from the Balboa pier/Fun Zone. The Manager (Pua) was extrmely friendly and helpful, and is close by if we had questions or needed anything. Kit (owner) was VERY accomodating, as we had issues with our credit card (ID theft) and was flexible with payment...overall the best experience we have ever had on vacation- we hope to be back next year! Thank you!!!!!

Spectacular Home

This was the best vacation we have ever taken as a family and I must say this house was a big part of that being the case. It was so nice to have such a beautiful home to return to after a wonderful day at the beach or Disneyland. The home is absolutely lovely, and we felt so safe and comfortable. It had all the amenities we could possibly need. It was so much fun being in the heart of Newport and everything was a short walk or a quick bicycle ride away. It was hard for us to leave and we are already planning our trip to go back next year. Thanks so much Kit and family for sharing your beautiful home. We loved it.

PERFECT family stay!!! GREAT location!!

Our family had a wonderful stay and I am so thankful this home was available to us. It is beautifully decorated and maintained, and felt like home. It was larger than we expected and there was plenty of room to spread out..perfect for a family stay. Coming from the east coast we were early risers and loved the fact that there were bikes at our disposal. We rode the "boardwalk" along the beach in the morning before breakfast and another morning peddled on down to "the wedge". Before dinner strolls along the bay were extremely enjoyable as well. Arranging our stay was easy, the pictures and reviews are all accurate. Thank you Pete and Kit for sharing your home!!!
