Centrally-located on a quiet country road, Brookside Farmhouse is within a 10-20 minute drive of Callicoon, Callicoon Center, Jeffersonville, Livingston Manor, North Branch, Roscoe, Youngsville, and more. Bethel Woods is just 30 minutes away. Skiing, tubing and ice skating are available at the Villa Roma, just 10 minutes away, and Plattekill, Belleayre and Elk Mountain (PA) are all within driving distance.
Featuring three bedrooms (one queen, two full beds), two full bathrooms, two sitting areas, an eat-in kitchen and a separate dining room, this fully updated house will comfortably accommodate a group of up to 6.
The main living room is right off the kitchen, and there is a separate sitting area next to the dining room. There is also a sofa downstairs that converts to a full size bed.
Depending on the weather, you can relax to the sound of the brook from the woods below, watch it snow from the covered front porch, or enjoy the warmth of the sun on the spacious front deck. There is also a spring-fed pond.
Cell phone coverage is excellent at the house - phones from most carriers work. Plus, as of March 2013, Brookside Farmhouse also offers Wi-Fi via a Verizon Jetpack.
Hunters Are Welcome: Hunters are welcome to stay in this comfortable, spacious home. While hunting is not allowed on the property or any of the adjacent land, state land is just a few minutes away. One of the closest parcels is Crystal Lake Wild Forest, 497 acres in the Town of Fremont with a 32 acre man-made lake.
Spend the Holidays Here: Brookside Farmhouse is a great place to spend the holidays. The dining room table will seat up to 8 comfortably and there are other locations in the house where you can sit and eat, as well as two sitting areas to relax after a big meal. One is just off the dining room.
About Our First Review: Brookside Farmhouse first became available as a vacation rental in the fall of 2011. Our first review came from a really lovely couple in Brooklyn that values their privacy. They gave us permission to post some of their comments and we did that as an owner submitted review, but we neglected to credit M&M from Brooklyn. We hope future guests will enjoy their time here just as much, and post their comments too!

Good place for a family or group of friends
This was a well equipped home with plenty of space to spread out and the kitchen had all necessary utensils. Only issue was the musty smell upon entering the house. We found it to be perfect location for our needs and a beautiful setting. Would rent it again.
Thank you, Carol. We replaced a valve on the oil burner (that malfunctioned) the morning your group arrived. It created some moisture in the basement that needed to dry out. So sorry you sensed it. Glad you enjoyed the weekend!
Amazing farmhouse in a picturesque setting
Let me start off by saying this is our second time here and I forgot to write a review the first time (my bad!) needless to say we loved it so much we came back. We are from California and travel on the PGA tour and come to Roscoe in between to fly fish. This is the perfect location and set up. Quiet and not too far from the little town. House is quaint and set up perfectly. Ann has everything you would need. Coffee on the patio looking out to the pond was our favorite every morning. The grounds are spectacular and full of color from all her flowers. It's honestly like something out of Martha Stewart. Do not hesitate to stay here. She is easily accessible and goes out of her way to make sure your stay is comfortable. We will definitely be back next year!

Peaceful and picturesque
My husband and two daughters wanted a place where we could meet my sister and her husband to spend Thanksgiving together. We live in the Boston area and she lives in D.C., so the location was just about right in the middle. The farmhouse was perfect---the kitchen was well-equipped, and the owner thoughtfully left a blender and mixer in case we needed it (we used the mixer to whip cream for our pumpkin pie.) Ann was accommodating, the house was clean and cozy (the wood stove in the kitchen kept us warm!), and the property is lovely. My daughters built two snowmen by the little pond, and we enjoyed the views, especially from the upstairs bedroom. All in all, this was the perfect spot for a relaxing holiday!

Just what we were looking for
This house was clean cozy and spacious. We were 5 adults and two 5 year olds. Everything we needed was in the house. Beautiful property.
Ann was a wonderful host and it was a pleasure to actually meet her in town at her flower shop.

Beautiful house and views, perfect for a weekend getaway!
This is a beautiful house with an awesome backyard and gorgeous views. The house is clean, well kept and well stocked with everything you may need. Ann is really sweet and she makes sure her guests have all the amenities.The beautiful fall colors all around and the mini pond in the backyard were a sight to see. We had a wonderful weekend and we will surely be back when we get a chance!

Charming,clean and comfortable farmhouse with million dollar views from porch, deck and windows.
This was the perfect place to spend a Friends' Fall Weekend. The farmhouse was clean ,comfortable and spacious. The views from the house and deck were spectacular. If the weather had been a bit more cooperative, we probably
would have spent the majority of our weekend on the deck off of the kitchen overlooking the property. it was so beautiful! Ann, the owner, could not have been nicer. She provided us with lots of useful information on the area as well as responding quickly to the trivial questions we had (i.e. How to set the thermostat, where to put garbage,etc). Overall, it was a great place and I would recommend it to anyone looking for a picturesque spot to get away and unwind.
