Planning to watch the big game or listen to music? Our flatscreen TV is the largest in Villas de Palermo - and not all villas have flatscreen TV's with HDMI input! Bring your Chromecast and stream Netflix movies using your account from home or watch those important games. Plug your ipod into our docking station. A pair of 36' tall DCM Time Window speakers makes your TV, DVD and music sound like you're in a concert hall.
Planning to sleep? Blackout curtains in the bedrooms help keep the sun outside - and the villa cool in the heat of the afternoon. We have fans over both beds, and not all villas have fans upstairs.
Planning to work? We have desks in both bedrooms - and an Aeron chair for serious work sessions. Our backup system keeps WIFI, fans and lights on when the National power grid is out. No other villa has a battery backup system or any other system that seamlessly transitions to backup when necessary.
Planning to cook? Our villa has a fully stocked kitchen with lots of glassware, dishes, storage containers, pots, pans, cooking utensils and everything you'll need to prepare your own meals. Personally, I choose the restaurant or room service, but it's your option!
Planning to soak in the views? Our gardens around the patio are mature and well maintained and our view of the ocean is unobstructed by homes or service buildings. We include a dining table you can move outside, and cushions for the outdoor rocking chairs to make the views even more pleasant!
And there’s more! We have screen panels on our sliding doors so you can enjoy the ocean breezes without running the A/C and both our bedrooms have ceiling fans. Our upholstery is new and our villa is spotless. Our villa is decorated with lots of original art, crafts and antiques from the Nicaraguan colonial era.

Daily rate includes up to four guests in two bedrooms. Extra charges may apply for weekly or monthly rates, larger parties, cleaning, metered electricity or extra beds. Ask for a quote for your group.

Loved our stay
My husband and I stayed here for a month. Kori was great to work with while booking his place and with any problems we had while staying there.
We loved the location of the villa as it was not too strenuous a walk from the pool and restaurant and was high enough to have a great view. We spent our mornings on the patio with coffee and wine in the evenings watching amazing sunsets.
We took advantage of the hourly shutttles to town. Can’t say enough about the drivers Guillermo and Juan. They were professional and prompt and had infinite patience with our ridiculous understanding of Spanish.
Kori has battery backup so we never were without power. The unit is very spacious and comfortable.

We had a fantastic 5 days in this villa! It was a last minute booking for us as we found ourselves miserable at a dirty and buggy place nearby. Kori came through quickly, responding to our inquiry immediately. The villa was spacious for the four of us, the view was beautiful, and the property in general was very nicely kept. There must be a ranch adjacent to the hotel because you were able to see cows and horses every day along the road or in the fields below. There were monkeys you could hear in the distance as well. Because of all this, you were still able to feel like you were in Nica even though the property had an Italian feel. The pool, restaurant, laundry and shuttle services were all great as well as housekeeping. There was a nice mix of Nica and people from other countries as well enjoying the Villas. Everyone treated us very kindly and we could not have asked for a better experience. We've been traveling around for two months and this was the cleanest and least buggy of all the places we've stayed.

House cleaning services are provided by the resort for $25.00 per week. This includes daily garbage removal and every other day cleaning service. Electricity is metered at $.35 kwh and daily costs are based on your usage. Payable to the resort at checkout. No pets and no smoking in any interior space in the property.
