About the property

Situated on the most private 5 acres you'll ever see, breathe in nature, enjoy coffee on the front porch with views of the distant blue ridge, stargaze while warming next to the gas firepit, or pick up a game of basket ball or tennis right in our back yard!! This unit is the basement walkout of our home, with full size windows in all rooms except bathroom. You will find a very clean, bright space with open concept kit/LR/DR. Kitchen includes full size fridge, dishwasher and toaster oven. You will also find an swingset for children and toddlers, as well as many indoor and outdoor games. (Open to one night stays Sunday through Thursday)

Excited to visit the area? We are just 5-35 minutes from endless antique shops, restaurants, blue ridge mountains, pumpkin patches, orchards, wineries, breweries, and downtown Charlottesville or downtown Culpepper, both of which have incredible restaurants, boutiques, and many options for nightlife.

Beautiful countryside, private & peaceful.

Gracious hosts! Free-roaming chickens! A friendly dog named Scooter! What's not to like? Comfortable accommodations not far from excellent restaurants and several wineries. Anyone would enjoy a stay at this tranquil home away from home.

Wanted to love it...but didn't. :(

My friend and I really wanted to love the property but, unfortunately, we did not. While the home has a LOT of potential, there are several items that need attention/TLC:

1. I was told that I would be contacted prior to arrival with arrival instructions but the owner did not contact me. Thankfully, people were home when we arrived.

2. The owner did not meet us upon arrival. Her sister showed us around and was very nice. We only met the owner upon exiting the premises.

3. There was a dirty, brown ring of funk in the toilet bowl.

4. There were a few molded ceiling tiles. (I don't want to think about what was above them...)

5. Both beds were uncomfortable so my friend and I ended up sleeping (not very well) on the couches.

6. There should be a walkway built to the entrance. The rainy weather made for soaking wet socks and shoes when traipsing through the very wet and muddy back yard.

I hate to be so negative but I have to be honest. Like I said, the property has a LOT of potential due to the large size and nice, open layout but it needs to be maintained/updated better and have better hospitality prior to/upon arrival.

Owner's Response: So sorry you couldn't love it. 1. You should have been contacted. There are automatic instructions sent to each of my tenants. If you did not receive those instructions, my apologies. 2. I apologize for not meeting you. Typically I am available, but that simply can not always be the case as life requires us to sometimes be elsewhere. Hence, my sister greeting you. Once you were there, I didn't want to bother you with another introduction. Most people want to be left alone. 3. The brown funk is hard water. We rid the toilets of this as it builds up. Apparently we were overdue and I apologize. 4. You are right. A couple of ceiling tiles received some water damage from a leak (no longer exists). My husbands to do list and we cured the issue. 5. Sorry you felt the beds were uncomfortable. That's a first. 6. Yes, you definitely came on a very wet weekend! We are considering our options in creating said path. Had I realized that was such an issue, I would have offered you an alternative path out the front. No worries on being negative. It's not for everyone! We intend on improving as we go in many, many ways. Of course, price will likely go up too! :) We are currently the cheapest in the area, yet have some of the very best views, a basketball/tennis court in our back yard and are incredibly close proximity to a number of wineries/breweries, historical sites, the Blue Ridge, and restaurants. Like I said, it's not for everyone, but most people love it!

Great Getaway Location

We really enjoyed our stay in this house. The space was just the right size for our family of 6. The location was perfect! We would certainly consider staying here again if we find ourselves in the area.

Private Retreat

Property is situated on beautiful rolling ground. It is very private but there are numerous things to see and do within a short drive. Property was just as described, very clean, had WiFi and the hosts, Jim and Tonya could not have been nicer. We had a relaxing and delightful stay.

No privacy but okay

Pros : Room was clean ;

Owners responded very fast

Rooms was decent

Kitchen had only 2 small pan which was good only for 2 people . We need to call owner for large utensils. Kitchen sink was too small where you even can't fit one plate . Spoon , knife was available.

Rooms had small tv and Outside Grill .

Please note this is not whole house for rent . Owners stay at first floor . The room at basement and back side of house which was shocking for us . It may be my fault that I never asked about - Whether it's whole house or multi family. Not good for friends get together.

I don't like backside entry. Few pictures like front house balcony not accessible but shown on advertisements.

Owner ask to use deck but that is part of owner side which not make any sense .

Location was good. Approx 40 min drive to sky drive .

Owner's Response: My apologies that you did not understand the unit to be a lower level unit, as that is in the description of our property. The front porch is absolutely accessible to all tenants, as are all the deck areas. There is a set of four pots and pans. I realize that your cooking needs required oversized pots, but that is highly unusual. As a vacation rental unit, we stock for the masses, not specific needs and cooking styles. I have stayed at many vrbo units, and rarely do they come equipped with oversized pots. It's typically the basics. However, since we always consider everyone's needs, we will be sure to make an oversized pot an addition to our kitchen. The access point is on the back side of home, but with a full walk out basement, with all full size windows, it is really no different than entering from a first floor level. I am glad you were able to get the access to the skyline you desired. Please know that you must have placed hot pots on our dining room table, because the top is badly damaged in two locations. However, we did not charge your security. And, we were more than accommodating for everything you needed. Hopefully, those are both added values for you. We appreciate your consideration of our unit and hopefully your next visit to the area finds you in a better suited rental.
