Unbeatable location, lovely Victorian home

Besides some minor updates that are needed (loose doorknobs, a treacherous lint filter sorely in need of replacement, slightly dingy carpet, some slightly chipped paint, etc) this was a flawless experience. I kept thinking the place was going to be a dump when I kept getting reminded that it was "discounted due to the state of the house, due for renovation before 2018 season."

The pictures did not do the place justice. All rooms were very large and had a ton of natural light. The furniture and decor had a Brazillian theme but was subtle and classy, and matched the house's time period. I hope when they renovate they leave all the lovely character of the house. Absolutely lovely Victorian details. That porch was fantastic - we spent many afternoons and evenings just lounging around out there in view of the ocean and people watching the many people walking to and from the boardwalk. The kitchen was adequately stocked with utensils, plates, and pots and the appliances all generally worked (although we went so far as to hide the toaster after the first use caused the smoke alarm to go off - not sure if due to user error (read as: the treacherous MIL) or the appliance itself). All but one of the bedrooms had a TV and there were a ton of extra pillows. The beds were surprisingly comfortable - I say that because I'm accustomed to vacation rentals having cheap, old mattresses where you can feel each spring.

Most of all - what a location! We had some kiddos in our midst, so being able to walk to and from the boardwalk and beach so easily was fantastic. I want to say it was 20 paces to the boardwalk, at most. We only took the car out 3x during the whole week - once to go to the supermarket, another time to go to a water park inland, and a third time to go to Fort Miles. Other than that, we were able to walk to countless restaurants for any meal, to Funland, to the beach, to bicycle rental, you name it. I absolutely love Rehoboth! We may have to make it an annual thing.

Some notes for other travelers:

- most mornings between 7 and 8 am, there is a delivery to one of the nearby hotels, which causes a loud beeping from the large tractor trailer. If you're still sleeping at this hour, it will likely wake you up.

- there is no privacy on the porch, and people will look into the house as they walk by. There are also public parking spaces immediately outside. So be prepared for people loitering occasionally near the front lawn. Trade-off for the locale.

4 Maryland Avenue Beach House

We were very pleased with the 4 Maryland Avenue beach house. It was nice to see that there were renovations which really made a difference in the appearance of this property. The staff at Atlantic Sands was very helpful! Some additional renovation recommendations I would like to share are removing the carpet and have hardwood floors, new furniture inside and outside in enclosed porch, and updated bathrooms. I would also like to mention that the digital lock was such a smart addition - very convenient.

Spacious accommodations and convenient proximity to boardwalk and beach.

The house was spacious for our group. Between the screened porch and the family room there was ample room to lounge. It was convenient to have access to the adjacent hotels pool and beach chairs and umbrella.

The house is in a terrific location, but needs updating.

The carpeting needs to be replaced and is probably the reason for the off smell which permeates the house, although you do get used to it. The kitchen was serviceable but poorly equipped: there are only bare necessities. The three bathrooms are extremely small and very outdated. Also, a key problem was that the contract states the five beds (other than the one king size) are all queen size. This is not correct. They are all double/ standard size beds. On the positive side, several smaller problems were reported upon arrival and all were fixed promptly.

Owner's Response: Diane, Thank you for your feedback and for your reservation. I'm sorry that you felt that you did not have an optimal stay. The carpet is scheduled to be replaced next season and I understand your concerns. For this season, since your stay, the carpet has been deep cleaned, twice. I'm very picky myself, and do not notice the, "Off smell" that you report, but the property owner takes your feedback seriously and did authorize two deep cleans. It is an older carpet, but is in good clean order. The kitchen supplies have been upgraded since your stay and the kitchen is now fully equipped for cooking and baking for 12-14 guests. The bathrooms, while dated, are very clean, well maintained, and reasonably sized and suited for the type of property that this is - a period 1920s original beach house. Bed sizes. Yes, my apologies, two out of four bedrooms had their bed sizes incorrectly stated. These were the queen beds in bedrooms 1 and 4. They are in fact full xl beds - the same length as a queen bed, but 7 inches narrower. Bedrooms 2 and 3 had their bed sizes correctly stated as a king and a queen. The living room sleeper sofa had its bed size correctly stated as a queen. To clarify the context for the bed sizes in your particular situation. Hotel linens were provided for your stay, and there were 6 in your group. Bed linens were provided for you, but I apologize for the inconvenience that this caused for 4 in your group. To clarify for others reading this review. Here are the correct bed sizes. All upcoming guest reservations have been contacted with the correct bed information. Bedroom 1: two full XL beds. Bedroom 2: one queen bed. Bedroom 3: one king bed. Bedroom 4: two full XL beds. Living Room: one queen sleeper sofa. This property has had many upgrades for this season, and while we recognize that some furnishings are still a little dated and are scheduled for replacement for next season, the property is clean and well maintained. Since the property owner is planning on upgrading and updating furnishings for the 2018 season, we greatly reduced rate pricing for this 2017 season. Thank you, Andy, Rental Agent Manager.
