We built this, our dream home, on the Gulf of Mexico after we bought the lot from the St. Joe Company in 2006 when Windmark Beach was developed. We were one of the first homes in Windmark Beach Phase I. Twin baby boys arrived a few years later so had to move back to the Midwest and now selectively rent our home in Windmark to special guests. We love Windmark Beach and spent almost ten years living there and enjoying this amazing and relatively unknown piece of Florida paradise. We aspired to make the home a truly special place and it turned out to be just that. Someday we plan to retire there. The views are amazing, unlike anywhere else we’ve been. The wildlife too and the water and the white squeaky sand...all special place indeed. The colors we chose for the home are fun and vibrant and the home just has a special, warm, laid-back vibe that people love.

Why Dawn Bernardo chose Port St. Joe
We decided to build a one-of-a-kind beach home in Windmark Beach, one of the most dramatic vacation destinations on the Gulf of Mexico. The beaches in front of our home are quiet and uncluttered and feature beautiful white sugar sand bordered by Southern pine trees and natural vegetation. You can really get away here. The nearby Village Center at Windmark Beach provides a fitness center (daily and weekly passes are available) and connects to our community via a beautifully manicured 1.4 mile walking and running path with multiple access points and views of the Gulf of Mexico which is only a few short footsteps away. The Gulf of Mexico provides amazing cooling breezes in the summer and helps moderate the temperature in the winter. Wildlife is everywhere: Fish, rays, dolphin, hawks, osprey, bald eagles, deer, bobcat, sea turtles and more. The combination of white sand and tall pine trees has a very dramatic effect - it must be experienced to fully appreciate how beautiful and calming it is and you get this immediate feeling of being a hundred miles from civilization. Windmark Phase I, where our house is located, is gated so car traffic is very limited and you can walk virtually everywhere. The Beach Club and Phase I pool are located only a five minute walk from the house and you can reach it either Windmark Way or the beach. Fishing is good most of the year and three piers are within easy walking distance from the house - one is only 100 yards from the end of our boardwalk. Motor and sail boat rentals are available at the nearby Port. St Joe marina. Windmark Beach is sheltered by Cape San Blas forming St. Joseph Bay. The Cape helps protect the Bay from storms and high winds. The town of Port St. Joe is only two miles away and features restaurants, a supermarket,, dive shop, bait shops, banks, shopping, a library, US Post Office, FedEx & UPS dropoff, antique stores, and a public 18-hole golf course.

1. Living areas (kitchen, living/media room, dining room) all located on upper level to take full advantage of Gulf views and surrounding nature. 2. Gourmet style kitchen with top grade appliances, dual fuel range, wine cooler, pasta faucet and more. 3. Walk-out feature and private deck for every bedroom - 10 decks total plus private boardwalk to the beach. 4. The ONLY hot tub in Windmark beach located on lower deck overlooking beach and private fire pit - hot tub is sunk into deck for ease of entry/exit. Note: There is an additional fee for hot tub use. 5. Private bedroom, bath and kitchenette above garage with separate secure entrance, private viewing deck (with remarkable view of Gulf) and top of line appliances (including dish washer). 6. Two outdoor showers with hot and cold running water. 7. Bump-out dining room surrounded by glass to give that 'eating outdoors' feeling from inside the home. 8. Rocking chairs on the upper back deck overlooking the Gulf. 9. Soaker tub in Master Bedroom with private TV/DVD player along with all bath lighting controlled from tub. 10. Expansive multi-head shower in master bath room offering spa like experience along with soaker tub, ceiling mounted music speakers and more.

We have visited and rented houses in Port St. Joe for almost 20 years, this was our first time in the Windmark Community. We loved the secluded area, the private beach, and the location is perfect in between Port St. Joe and Mexico Beach.
Dawn was very available for questions, and so sweet! This was a wonderful house for our group of 12 to enjoy quality time together, create forever memories, and relax!
The carriage house was perfect for the teenage boys, and the grandparents loved the master suite! We hope to be back next year, and the next, and the next...
Great location and home
Our family had a wonderful week. The total package was great. The home is beautiful and in a perfect location. The owners are helpful and accommodating. We would love to have stayed longer!
Perfect place for a family getaway!
We LOVED this beautiful property! It was fully stocked for everything that we needed for a beach vacation. It was closer to the beach than we anticipated, which was great carrying our things down for the day. The location is absolutely perfect! It is close enough to town for a quick supply run, but isolated enough to feel as though we had our own private beach! The pool is fantastic, complete with a gorgeous view of the ocean from the pool itself. It was a short walk from the house, or a quick car ride when it is too hot! The owners are super nice! Dawn was always so nice and accommodating and full of helpful information. She was quick to point out the best places for seafood.

Misrepresented Property/Buyer Beware
We arrived at the property to find kitchen garbage strewn through the yard and on the steps leading into the house. We walked up the stairs to enter the house and then realized the extent of the damage to the house and property. The railings around the deck were destroyed and/or totally missing. There were boards with protruding rusty nails. There were steps that were missing planks. There was standing water with insects. There were fences down behind the house with metal stakes sticking out. To make matters worse there was construction on a house less than fifty feet from the property. Workers started their day each morning between 6 and 6:30 AM with blaring music.
We rented this property for a family vacation for Christmas 2018. After the hurricane, we told Dawn to keep our deposit and worked with her to move our reservation to Spring. Just two weeks prior to our departure, we were told by Dawn that there were some things that still needed to be taken care of due to the hurricance and would provide a discounted rate. She assured us that there were NO safety issues and she would “ease our worries” as she was going to be at the property with her children before we were to arrive and would send pictures of the house to reassure us of its safety. The pictures were of her children sitting on the deck, but the picture cropped out any damage or construction to reassure us that everything was fine and stating that this “will be the best vacation your family has ever had”. The first we ever heard of safety issues was a text we got on our drive down stating "do not use the left side of the house, It's too dangerous”. Upon our arrival we sent a text immediately to Dawn with our fears and concerns. We spoke to both Mr and Mrs Bernardo via phone/text/email endeavoring to come to a solution keeping a businesslike manner at all times. We were told to find some other arrangements that would make us happy and that we would receive a refund. We spent days trying to find alternative accommodations. We were unable to do so and had to drive the 13 hours back home. If we were sent pictures of the extent of the damage and destruction and safety issues associated with the damage, we would have never have agreed to come. Now Dawn refuses to refund any of our money and she charged us in full for only six days! We feel betrayed that we trusted someone who seemed so sincere. Do not trust this property owner!
This makes me so sad to read. but out of 100 people , your not going to make everyone happy. your just not.
Annette & I were the ones who first started this communication ( reading this review - I know it was her husband that wrote this ). and we had a great relationship.
I offered her multiple opportunities to get out of this rental due to the Hurricane hitting & she decided they wanted to come anyway.
I never wanted to mislead her or anyone ever - so I even went to the extent of having her talk with the renter that was staying at the house right before they were to arrive. Pete Walker - you can read his review too.

after talking with PETE - she texted me-- they still wanted to come.
in the meantime- we are getting messages from other people in the area doing Hurricane work that are wanting our property.
I had to turn them away - because , we had Annette's family that we had already promised our house too.
Upon arrival - the husband was not happy at all because the trash company came late and ... sadly - animals got into the trash and scattered it all over. we felt horrible about that.
then he started screaming and yelling at me ... and to be honest - it was the first time -- i had to say to a renter " your going to have to talk with my husband because your temper is scaring me ".
My husband then told him ...again - you can NOT unpack - take your stuff & go ( this was the first day upon arrival ) and we will give you a full refund.
They decided to stay for another 6 nights or so - and I guess wanted to stay for free while yelling and complaining the whole time.
We do have a strict no cancellation policy.
We block off time for you & while doing that - are turning down others that want our home.
We offered them multiple exit strategies but .. they never took it.
I am sorry this experience happened to both of us.
This place is more special then ever to me --- this area .. after all we've been through- has so much more meaning.
I take it very personal who we rent our home out to .. my husband built this house from the ground up to create memories--- with families.
Our home will be better then ever by June - but even broken down a bit after MICHAEL .. only makes our home more special then ever to us.

Love after the HURRICANE Michael
This is our home ...my husband had been down multiple times to manage clean up & storm damage. but this was the first time the boys and I have been back down since Michael HIT in October. I was hesitant because we won't have all the clean up done for another 30 days or so ...we were LUCKY --especially compared to others, that most of our damage was cosmetic. I wanted my twin 8 year old boys to take in MOTHER nature & see everything before everything was fixed up. It was important to me. I was anxious pulling up to our house - and scared.. the drive from Panama City airport - you would see one block of houses that did okay & then another block of houses - gone. just gone.
We made it to our home & we were so blessed.
This is the home - we lived in when we brought our boys home from the NICU at 4 lbs each. We still have their crib in the upstairs room. Our husband built us a strong house !
we missed out on a few of our luxuries that will be newer & better in the months to come. but the BEACH was spectacular. Its funny how when mother nature is MAD - you respect. and when she is kind - YOU ENJOY all her beauty.
We made camp fires on the beach, lit a few TIKI torches , took bike rides along the 5 mile beach path... everyday.
Our beach pool club will be open middle of April - all brand new & beautiful. and our new hot tub should be installed by then too.
We feel so lucky & blessed to share our home with so many wonderful families. every time i go back ... i leave a piece of my heart there.
Its a hard place to leave. the sunsets will knock your socks off , in the morning & at night - you just may catch the dolphins swimming in front of our house.
Can't wait to go back in OCTOBER !
