Great two bedroom rental. Best place I've ever stayed.
Loved.This.Place. The neighborhood is quiet and sheltered by giant mature trees. The home is comfortably appointed with a mix of custom items and IKEA procured furnishings.
We had everything we needed for a week of working remote over the interwebs during the day, and being close by friends to visit in the evening.
Starting at the front of the house. There is a generous front porch with a patio table with distinctive black and white striped patio umbrella. The front entryway has space to leave off your shoes and hang coats and hats. The living room has a CD player with a selection of CDs, cozy chairs (including snuggle blanket), and a tv. Pro tip: bring a chrome cast, Apple TV, other streaming connector or a computer to hook up to play content to the tv. There is no cable service or antennae on the living room tv.
Off the living room is a nice sized dining room. Through the dining room is the kitchen. The kitchen contains a full sized fridge, electric range top and oven, toaster, dishwasher, microwave, ninja coffee maker, and a whole host of flatware, plates, glasses and other items for food preparation. Out the back of the kitchen is a door to the basement where a clothes washer and dryer reside. There is also a door to the back yard. In the back yard is a grill, and a portable fire pit (as well as lots of grass).
Back in the house and through the living room, and there is a staircase at the back of the living room. At the top of the stairs is a gorgeous little bathroom, with white tile walls, an adorable corner sink, a gorgeous circular glass enclosed shower with giant rain head, and heated floors. The master bedroom is well appointed with queen bed, ceiling fan and light, bedside reading lamps, two night tables, and a closet. The second bedroom has a single bed, desk, ceiling fan and overhead light, a piece of floor furniture that could fold out for a child’s bed, and a charming collection of books to read.
Water pressure throughout the house is quite good. All drains are in good working order. Air conditioning worked perfectly, and the extra dehumidifier helped keeep the interior climate comfortable. Heat was not needed, but I assume it works great.
Internet speeds are adequate for streaming tv, or running VoIP conference calls.

Beautiful and charming home
The Franklin House was the home away from home for our family of 3 while visiting extended family in Ames over July 4th. Mary was an outstanding host and provided us with delightful extra touches throughout the property. She was prompt, thorough and thoughtful with all communications! The home is charming and beautifully decorated with really outstanding design elements. The home is lovingly maintained and we hope to stay again on our next trip. We would recommend The Franklin House to anyone visiting Ames for a short or long stay!

My fiancé and I really enjoyed the house.
The house has been updated and is very comfortable. Mary is a wonderful host. She worked with us on our dates and made things very easy.
Really enjoyed the heated tile in the bathroom. Very impressed with the house and also the neighborhood .
If we come back to the area, we will definitely be back. Very close to campus, so convenient if that is the reason for being in the area.
I would most definitely recommend this lovely house.
Homey and quiet
We stayed here during Iowa State University graduation weekend. This home is perfectly located close to ISU and within walking distance to the campus by way of a quiet residential street. It sleeps 3 people comfortably.
Cute house, close to campus
This was the perfect rental for my wife and I. Nicely decorated, cute little house. Quite and beautiful neighborhood but close to campus.
Thank you for staying at The Franklin House. We would love to host you again when you come to visit!
