About the Property
Spacious 4BR for 6 to 10 people. Available now for Holidays!
Phoenicia's Village House comfortably accommodates up to ten guests. Our home has a very large sitting room where you can enjoy conversation in cozy comfort in front of a roaring wood stove as well as a wonderful country kitchen with all modern appliances - bring out your inner chef with plenty of room for friends and family to gather round and sample your culinary creations. The kitchen opens to a rustic dining room with seating for eight and an outdoor deck through the french doors . Upstairs there are four good size bedrooms (one bedroom doubles as a laundry room with super efficient large capacity washer and dryer). You will love the large back garden with deck, patio, side porch and English garden with little pond and lawn area. Open the “Mary Gate” at the back and you’ll be in Phoenicia’s Parish Field with trails that lead up the mountain with magical walks and snowshoeing in season through forest glens and miles of trails offering amazing views of mountains and the village far below.
We also have two other wonderful private spaces on the same property - our Village House surprises at every turn! Out the back of the property we have a romantic cottage with hot tub and fire pit which can sleep an extra four people and secondly the Phoenicia Loft which is our luxurious thousand square foot loft on the third level - this has a huge spa bathroom with walk in steam shower and two person soaker tub offering lovely mountain views. There is an extra charge for adding the cottage and/or Loft-please ask Kerry for details and availability if you're interested . PLEASE NOTE HOT TUB IS NOT INCLUDED UNLESS COTTAGE IS BOOKED IN ADDITION TO MAIN HOUSE.
We have been offering our Loft and Cottage w/hot tub separately on Homeaway for several years (in fact we were "pioneers" with online rentals in the Phoenicia area). We recommend you see extra details about these unique and beautiful spaces and read other guests' experiences who have stayed in the cottage and loft. Simply search on this site for listing numbers 964991 for the cottage and 266836 for the loft.
Phoenicia has several good restaurants and specialty stores along the single block which makes up the hamlet’s downtown area- walk a couple of minutes for great wood fired pizza and tasty Mexican at Brio’s and the Alamo Mexican Cantina. Sweet Sues is famous throughout the region for possibly the best pancakes this side of the Mississippi. The Catskills are becoming a foodies dream with restaurants using fresh, locally sourced (where possible) ingredients popping up everywhere. The Phoenicia Diner on Route 28 was recently written up in Vogue Magazine for its locally sourced farm to table nouveau diner brunches and Tavern 214 is a new world gastro pub beyond compare. Venture a little further afield to the Peekamoose on Route 28 for excellent food and drinks in a fabulous setting. Zephyr Restaurant in Pine Hill is definitely worth the 15 minute drive. Visit our friend Dave at his fabulous Tenderland Home for unique gift ideas, the Mystery Spot for something utterly surprising and the Nest Egg is always a great spot to find Catskills inspired souvenirs, gifts and lots of fun stuff for the kids.
Unlimited winter sports are available close by at Belleayre Mountain (15 minutes) and Hunter Mountain (20 minutes). Woodstock, the “”most famous small town in the world” with all its amazing stores, bars, restaurants and festivals is just twenty minutes away. The charming towns of Tannersville and Hunter are also close by and accessible by very scenic and uncrowded country roads.

Our home is fantastic for families with children. There is a large back yard with a play structure with swings and out the back in the Parish Filed there is a nice little playground with swings, slides and climbing frame. The Tanbark Trail from the back of the park is fun for family hiking and fine for all but the youngest kids. Most of the nearby restaurants are totally kid friendly- Brios in town is great for pizza, Sweet Sue's is very family friendly and your kids will love the huge pancakes and the Phoenicia Diner is also completely welcoming of families with little ones. The world's largest telescope at the Emerson Resort is definitely worth a visit with the kids and of course Woodstock is great for family outings. ...moreless

Year Purchased: 2003
About the owner: I am originally from New Zealand and my wife Rebecca is from Scotland. We have been living in the States for the past 10 years. I'm an opera singer and have sung at opera houses and concert halls around the world. My time at the Sydney Opera House was my favourite! I love music,, nature, being with my family, and writing. I'm co-Founder of The Phoenicia International Festival of the Voice and I run the Kingston Festival of the Arts and Opera Theater of Kingston. My wife, Bex is from SW Scotland. We have two young kids- Edrick and Rosa. Edrick is 3 and a wild nature boy perfectly suited to his surroundings. Rosa is 8 and into pop music, art and the world of fashion. This town is going to be too rustic for her before too long and we'll need to get an apartment in Brooklyn or LA! We have lived in many places around the world, but think Phoenicia is one of the most beautiful- the nature here is astounding. Phoenicia is definitely one of the few remaining 'outpost towns'- somehow untouched by the rest of the world. It's sort of fun living over half an hour from the nearest mall, in a sort of semi-wilderness but only a couple of hours from the biggest city on earth! We now live in Kingston- just 30 minutes from the Village House at Phoenicia.
Why the Owner Chose Phoenicia, NY, USA:
My wife and I were looking for a weekend escape from New York City. We kept travelling further and further North until we happened upon Woodstock where we purchased our first home in the area. After a few years, and the birth of our daughter Rosa we went in search of a larger house. We were in Phoenicia one auspicious day enjoying some wonderful wood fired pizza at Brios- there was a festival taking place in the Parish Field with an Appalachian band playing, line dancing and bonfire. We felt we had discovered Americana at its finest! There was a lovely old house for sale on the edge of the park and it had a 'For Sale' sign outside. Happily this became our home and the birth place of our second child, Edrick. We love coming to Phoenicia- it really has the feel of an outpost town. The figure of Davy Crockett outside the Sportsman's bar reminds us of that daily. We have all the advantages of being in town with its restaurants, cafes, banks, convenience store etc- but if you walk in any direction for a few minutes you're in the middle of wilderness. We love biking up Woodland Valley- it's just over the road and you can bike for six miles along the creek and rarely even see a car! Or take a hike to the Phoenicia Overlook from the back of the Parish Field. We love to swim at the several nearby 'secret' swimming holes and play in the playground in the park out the back with the kids. And we're only 20 minutes or so from North Lake near Tannersville which is one of our favorite picnic spots with awesome hiking and views of the Hudson Valley. Phoenicia really has something for everyone and is so great to visit any season.
