Gorgeous 5-1/2 Bedroom, 2 Bath Home, Yard, Sleeps 10, Close To Campus

Select groups can rent our beautifully appointed, 2-story 1908 Craftsman home by the night or by the week for quiet, peaceful residential lodging. Beautifully restored, decorated with a mix of antiques and artisan furnishings, and outfitted with high quality bedding, this is the ideal home away.

This is not the place for parties, other gatherings involving more than 3-4 outside visitors, heavy drinking, indoor rough-housing, or other activities that can damage our property or our relationships with the neighbors.

The rental includes 5-1/2 bedrooms, 2 bathrooms, one parking space, and the front porch and front yard. It doesn't include other, private areas of the house, the owners' parking space, and the backyard.

LOCATION/NEIGHBORHOOD

The house is in a highly coveted location, approximately 1/2 mile south of University of California, Berkeley; just a few blocks from the popular Telegraph Ave, College Ave, Claremont Ave shops and restaurants; and 10 miles from downtown San Francisco.

Public transportation, walkable shops and restaurants, and Zipcars are abundant nearby. Literally right around the corner you'll find delightful shops, restaurants, and grassy parks. This is a perfect place for families visiting Cal students, professional staff attending conferences or retreats, reunions, and families on vacation.

This is an urban residential setting with all of the conveniences and inconveniences that entails. Campus and conveniences are within walking distance; on the other hand, parking is limited. Neighbors are close, and we like our neighbors, so you must respect Berkeley's quiet hours.

Owner lives in attached apartment, maintains general awareness of noise and activity in the main house, and occasionally tends the gardens. Owner respects your privacy, only enters the house if there is an emergency, maintenance issue, or disruption. Owner intervenes if there are parties, excessive noise, or other disruptions that impact the neighborhood or the security of the home.

PROVIDED

We provide everything you need: good quality, clean towels, luxury linens, first aid kit, soaps/shampoo, fully equipped kitchen with cooking supplies, free wi-fi, free worldwide phone calling, and a full lineup of cable TV channels, including HBO, sports, and movie channels.

EVENTS

No parties or other large gatherings. A small, quiet family dinner, brunch, or outdoor BBQ, with up to 3-4 outside visitors, is a great use of this home. But if your group is looking for an event venue, you will need to use a local event venue for those activities or choose another vacation rental. This home is located in a quiet, family neighborhood with school-aged children living next door and limited parking, and we're conscientious about being good, quiet neighbors. Disruptive guests will be required to leave without a refund.

CHILDREN

We supply families with baby gear, a basket of toys, children's books, board games, cards, outlet covers, table corner bumpers, and bed-wetting pads. We also have picnic blankets and beach towels you may use for your outings, perhaps to the large, grassy park just 2 blocks away. The spacious front yard is surrounded by a high privacy fence with gate latches. We expect families to keep the running, wrestling, and play-fighting outdoors, to remove shoes indoors, and to take reasonable steps to protect our property and the kids' safety.

ROOMS

All of the rooms are clean and gorgeous, with comfortable and interesting high quality furnishings in matching color schemes. Bedding is goose down and feather (please request alternatives in advance if you're allergic), with pretty duvet covers and bedspreads, and high quality cotton sheets. For this reason, hair dying at the home is not allowed (and damaged linens and towels are charged to your deposit). Each room has its own iron and ironing board, hair dryer, mirrors, hamper or laundry basket, and extra blankets and throws. Several rooms can accommodate more than two guests (with our futons and cot).

Bedroom #1 - THE WILDCAT CANYON SUITE

(A room and a half)

(Sleeps 6 in a king bed, a queen futon, and two twin futons)

This is the largest room, with a king sized bed (sleeps 2), a futon sofa (sleeps 2), a twin futon (sleeps 1), a chair futon (sleeps 1 child, narrower than a twin), a sitting/social area, and a large, walk-in closet converted to a small bedroom. Large windows on two walls flood this room in natural light, which you can block with the curtains.If you're traveling with children, the half room is equipped with two small futons (a twin futon and a chair futon) which can sleep two children.

Bedroom #2 - THE MUIR WOODS ROOM

14 1/2 ft x 12 1/2 ft (181 square feet)

(Sleeps 3 in a queen bed and chair futon)

This is a large room with a comfortable queen-sized bed (sleeps 2), a chair futon (sleeps 1, twin sized) that can also serve as a sofa (opened and with back pillows against a wall), a desk and chair, a dresser for your clothes, end tables and lamps.

Bedroom #3 - THE ROSE GARDEN ROOM

13 ft x 10 ft (130 square feet)

(Sleeps 2 in one bed)

This pretty room is furnished with a gorgeous and comfortable queen-sized bed (sleeps 2), an antique Victorian armchair, a dresser for clothes, end tables and lamps.

Bedroom #4 - THE BAYSHORE ROOM

21 ft x 10 ft (210 square feet)

(Sleeps 3 in a bed and chair futon)

This bright, airy room is a sun room with wrap-around windows, a comfortable queen sized bed (sleeps 2), a folding cot (sleeps 1), a teak cabinet with drawers for your things, which opens to become a desk, a teak chair, and end tables and lamps.

Bedroom #5 - THE ANGEL ISLAND ROOM

7.5 ft x 10 ft (75 square feet)

(Sleeps 1 in a twin bed)

This room is big enough for just one person. It has a twin bed, an antique secretary desk, a chair, and a small teak hutch that can also open out into a desk.

CLEAN AND GREEN

We provide green living supports (recycling, composting, chemical-free bath products, etc.). Guests clean up after themselves unless you add optional maid service. The house is deep-cleaned and sanitized between groups. Cleaning products are chemical-free and unscented (Seventh Generation and Dr. Bronner's), so you'll smell only the fresh air.

TRANSIT AND PARKING

With great public transportation, Zip Cars nearby, and easy walks to amenities, you don't need a car. But if you have one, we provide ONE off-street parking spot with the rental, and we can sell you ONE additional street parking pass per day. Street parking is plentiful and free overnight and for 2-hour increments between 9 am and 5 pm. Ask me about nearby parking garages and BART parking for additional cars.

DISALLOWED

Parties/events; Outside caterers; Outside Service Providers (unless approved in advance); Removing/borrowing items from the home (except beach towels which may be taken to the parks/beaches); Smoking, illegal drugs, incense; Toxic or potentially damaging products (e.g. pesticides, hair dyes, bleach); Pets (including service dogs); unregistered overnight guests. See rental agreement and house rules for details. Note: Berkeley recently passed a short-term rental law which allows the City to shut down a rental property for noise disturbances and other nuisances to neighbors. So rental property hosts who are strict about the noise/parking/visitors rules have good cause (we could be financially ruined if we're lax about this).

OTHER REQUIREMENTS AND HOUSE RULES

To confirm your reservation, you will need to sign and return the rental agreement, with house rules attached, and include the names, ages, and contact information (email and phone number) of each member of your party. We promise not to share their contact information or use it for marketing purposes. We do not finalize a reservation without these steps.

I'm a former nonprofit professional changing careers and currently studying psychology in a graduate program. I live on site in an attached apartment. I respect my visitors' privacy, but I do intervene immediately if my guests violate my no parties/gatherings rule or become disruptively noisy. Why Amy Belanger chose Berkeley

Berkeley is just across the bay from San Francisco, so we have easy access to its cultural opportunities, festivals, and other advantages, while enjoying a break from the noise, traffic, and crowding of the city. With most every kind of natural area (parks, coastlines, redwood forests, mountains, and even high desert) within a short walk, train ride, or drive, there's no place better to experience the great outdoors. Berkeley neighborhoods have the charm, safety, and ease of access of a small town, while also bringing the benefits of a major metropolitan area. This neighborhood (Elmwood) is one of them.

What makes this house unique

This home stood out to me for its gorgeously restored Craftsman architecture and interior design features, its large and beautifully modernized kitchen and bathrooms, its historic significance (built in 1908 in the Julia Morgan style), the opportunities it provided to furnish and decorate for a sense of both home and luxury, and its location close to UC Berkeley and the Elmwood shopping and dining district. I've created here a unique, old-world inn feeling.

I fell in love with the:

- Huge, plate glass window in the living room which overlooks the garden, letting in lots of natural light and lush, green views.

- The gardens and sitting areas to enjoy the sun, read alone, or socialize with friends.

- Beautiful, hardwood floors and natural wood elements throughout.

- Modernized kitchen with a chef's oven and high quality, stainless steel appliances.

- Spacious, airy bathrooms with a chromed clawfoot tub, marble countertops, and gorgeous tile.

- Inset lighting, most on dimmers, which allows you to create the ambiance you like best: soft and romantic or bright and alive.

- Wide hallways which provide a spacious, airy feel as you walk through the house.

This is a wonderful vacation home. There were nine of us so we had rented the whole house. There was more than enough room for all of us. There were only two bathrooms which, at times, was challenging, but it all worked out fine. Our host, Amy, was great! She gave us a tour of the house upon arrival, she answered any emails or texts within 30 minutes and overall, made us feel so welcome. The house has everything you could want - fresh linens, towels, an abundance of kitchen appliances, bread, fruit, plates, cups...the list goes on and on. The location of the home worked out well for us. It's about 30-40 mins from SFO airport and downtown San Francisco. You're also about an hour from Napa Valley. On a side note, if you're new to the SF area, traffic is just terrible during rush hour times (7-9am; 3-6pm) so beware. The house was wonderful and Amy has set the bar pretty high. Thank you Amy!

We've added a small privacy screen in each bathroom for multiple users. The main upstairs bathroom also has a wonderful deep, antique clawfoot tub, which has been resurfaced and its legs chromed. Cleaning supplies and tools are provided in the cabinet under each sink. Showers are supplied with bath soap, shampoo, and conditioner. Bathrooms are all large, newly remodeled, sparkling clean, and airy.

Great Location, Great Price!

We stayed as a group of 12 (plus 2 infants) in January 2016. We were able to enjoy the Derby Creek Guesthouse to cook meals, sit and relax, and catch up with members of our group. Amy was a very gracious host, and guided us through the home as we arrived to let us know where items were stored, and pointed out the baby gear available, which was very much appreciated. Great for groups who are close knit, as there are cozy places to interact. The kitchen was well appointed. Large bathrooms, and large enough bedrooms were a very nice feature of this home.

Great stay for our 10 person extended family!

Amy's home was exactly as described, albeit bigger and better. It was clean, comfortable for seniors to newborns, and designed with a touch of old time charm. Amy helped us through our transitions arriving as well as leaving. I would return with my family in a second flat. Oh, the neighborhood is perfect for walking to a lovely meal, window shopping or lounging on the front porch. Book it and Enjoy!!

Perfect for our family in every way!

Our stay at Amy's beautiful house was nothing but perfect. Our whole family (from 20 years old to 84!) was wonderfully comfortable. Each family member had a great private space, and there were many shared spaces -- kitchen, dining room, living room, porch, patio -- that were just right for the whole crowd or smaller group conversations. It was such a busy time for us with our son getting married and Amy's place was worry-free for Tim and me as hosts of the 12 family members, especially as we had plenty of other things to think about!

We had dinner in most evenings because of the excellently-appointed kitchen and even hosted the couple and our new "in-laws" one evening. Being in Amy's place was like being home -- but with a much better-appointed kitchen!!

As long as Amy's place is available in Berkeley, it will always be our go-to!

College Reunion

Our group of seven had a wonderful reunion in this lovely home near the UC Berkeley campus. We were able to walk to campus and nearby restaurants and coffee houses. The accommodations were clean and well-organized. The kitchen had every amenity imaginable and the bedrooms and bathrooms were clean and spacious. The neighborhood was quiet and parking was easy to work out. Our innkeeper Amy was always available to answer questions and she made us feel welcome. I would highly recommend this property to any large group needing a home together. I would definitely book it again myself.

Beautiful home. Amy was a delight.

The kitchen was better equipped than most! Including coffee grinder, coffee beans, organic teas, fresh fruit and nearly any cooking utensil needed. My Aunt is a gourmet chef and loved cooking dinner for a group of professors and family members. Very clean. The linens, etc were top quality. I will definitely stay again if in Berkeley.

Spacious comfortable house in great location

My daughter and I spent a morning searching for a five bedroom house in Berkeley for 7 family members to stay in during her wedding. This house was perfect! Each bedroom is beautifully done with super comfy beds, so each guest felt special. The rooms are large and so it was easy to prepare meals and socialize and never feel crowded. And it was just a couple of blocks walk to great food and fun shopping, so we got to enjoy the pretty neighborhood as well. The house was really clean and well outfitted for our stay. It was easy to get to the Gourmet Ghetto section of town on Shattuck Ave, the Berkeley Marina, and UC Berkeley. Amy was easy to work with and responsive. If we go to Berkeley again, I will definitely stay here. Highly recommended!
