Owner's Cancellation Policy - 100% refund if canceled at least 90 days before Arrival date minus (less) a Standard Cancellation Fee of $750.00 for all Bookings.
An additional Payment of (50%) of the Total Payment as listed on Book Now or(Final Invoice) is due if canceled less than 59 days before scheduled arrival.
No refunds after occupancy has begun. This applies to all bookings no exceptions.

THIS 1315 SQ. FEET HOME IS ONE OF THE LARGEST GROUND FLOOR UNITS IN DESERT BRAEMAR. IT IS LOCATED IN AA 2 STORY BUILDING WITH 1 UNIT DIRECTLY ABOVE. THIS UNIT OFFERS A LARGE BACK PRIVATE PATIO WITH MTN VIEWS AND PRIVATE BARBEQUE AND A LOVELY PLUMARIA TREE. IT PROVIDES THE OUTSIDE LIFESTYLE THAT PALM SPRINGS IS KNOW FOR.
A LOVELY GREEN BELT IS VIEWED FROM THE LIVING ROOM AND PROVIDES GREAT OPEN GREEN SPACES WHILE TAKING A SHORT WALK TO THE POOL AND CLUB HOUSE FROM OUR HOME.
FOR ANY RENTAL BOOKING PERIOD BETWEEN MAY 1, 2017 AND OCTOBER 30, 2017 GUESTS ARE RESPONSIBLE FOR ALL ELECTRIC BILLS GENERATED FOR THE WHOLE DURATION OF THEIR STAY WHICH IS NOT INCLUDED IN THE MONTHLY AMOUNT QUOTED. A SEPARATE UTILITY DEPOSIT IS REQUIRED FOR THESE BOOKINGS. (ADDITIONAL UTILITY DEPOSIT IS $300.00 PER MONTH) THE MINIMUM RENTAL PERIOD FOR ANY BOOKING IS 28 DAYS. MAXIMUM STAY FOR ANY GUEST IS 4 MONTHS.
Due to fact that this is a 55+ Community all guests need to provide identification providing that 1 or both of the 2 approved guests are 55 years or over. A COPY OF A GOVERMENT ISSUED ID NEEDS TO PROVIDED PRIOR TO APPROVAL FOR RENTING THIS COOP. A signed lease will be provided and needs to be completed with initial Deposit. Identification such as Drivers liscense will be required from both Guests to process any lease or access to the unit. All guests must provide such proof to the facility Manager of the Corporation upon Arrival and the owner of the unit. This is a Co-oP with 100 units and a maximum of 20 units for rent. It provides a very special experience for our guests due to the fact that 80% of all units are always owner occupied at any given time.
