Overview

About the property

Our Home is located on Long Island (don't worry, accessible by car) in Lake Winnipesaukee. Enjoy our direct westward view for beautiful sunlight during the day, amazing sunsets at night, and expansive views across the Broads to the Belknap Mountains, Gunstock ski area to the South and White Mt. National Forest views to the north. The property has over an acre of land with one hundred and forty feet of westerly facing shore front, a large breakwater and permanent dock. The location on Long Island is in the center of the lake with easy boat access to multiple towns and islands. Enjoy your morning cup of coffee or dinner from the deck, screened in porch or sun room. Watch the magnificent sunset reflect on the lake as it slowly disappears behind the mountains.

Swimming, boating, tubing, water skiing, wake boarding, scuba diving, sailing and fishing are just a few of the activities available in the Lakes Region. TV, board games, and Wi-Fi are available. Children enjoy swimming in the calmness provided by the large breakwater dock.

There are 4 bedrooms, 3 bathrooms, a living room, loft, dining area, and kitchen. The living room, kitchen, dining area, 2 bedrooms and 2 baths are on the main level. The upstairs has a loft and 2 more bedrooms with one bathroom. All bedrooms are equipped with high quality and extremely comfortable memory foam mattresses.

The large master bedroom suite, with king bed, is located on the first floor with expansive views of the lake and its own slider to a deck. The master bathroom is newly renovated and has a double vanity, shower and soaking tub. There is a second bedroom, with queen bed, also located on the first floor with a newly renovated full bath across the hall. The third and fourth bedrooms are located upstairs on opposite sides of the house, which provides privacy. One bedroom has a single queen bed and the other has two queen beds. There is also a newly renovated full bathroom on the second floor and a sleeper sofa in the loft area.

There is a slider off of the dining area leading to an open deck overlooking the lake. The main level kitchen features more lake views, granite counter tops, brand new dishwasher and white cabinets. The kitchen is well equipped with dishes, pots and pans, cooking utensils, glasses and containers.

The living room and sun room with the field stone fireplace and wall-to-wall waterfront windows is a great place for the family to get together and enjoy the western exposure with a panoramic 270-degree waterfront view of open Lake Winnipesaukee. The brand-new deck overlooking the lakefront is a great place to lounge and see what is happening on the water. The screened-in porch provides a space with more beautiful views, but shaded and screens for those wanting a relief from the sun.

The loft upstairs has a 55” Roku TV with sleeper sofa and four comfortable lounging chairs. It is a great space to play games, do a puzzle or watch TV. The home's wifi network is a high quality mesh network (Luma) with three router locations for broad uninterrupted wireless coverage.

Sleeps 12 maximum with 5 beds and one pull-out couch (sleeper sofa) in the loft area.

In early 2017 property had all bathrooms completely renovated (see pictures), brand new carpet in all 4 bedrooms and loft, new hardwood floors in main living area, new bedroom furniture in all rooms, new high quality and extremely comfortable memory foam mattresses (1 king, 4 queen), new sleeper sofa, 2 new sofas in the living room, new dining table and coffee table, and 8-piece Pottery Barn Chatham indoor/outdoor wood furniture with Sunbrella cushions in the sun room. All bedrooms and loft are painted bright white.

The home also had air conditioning installed in early 2017. Each room has their own unit for ultimate comfort.

Bed linens and towels are provided.

About Todd Buys

We purchased this home to use some in the summer and some in the winter. We both grew up going to the lake in our hometown in Western Michigan and we love the idea of boating on Winnipesaukee (but do not yet own the boat...!). We are also avid skiers and love the fact that this location is about an hour drive to 5 great ski resorts in New England (Cannon, Waterville Valley, Bretton Woods, Gunstock, Loon... Attitash is also an hour and 15 minutes away!).

Why Todd Buys chose Moultonborough

50 Captain's Walk was incredible!

  • 5 of 5

We had a wonderful vacation at Lake Winnipesaukee! Todd & Kari's house was very clean and well maintained. There was plenty of common space for our large family. The bedrooms were quite spacious and on opposite sides of the home giving everyone privacy. We especially loved the two-story, beamed-ceiling, room overlooking the lake. The bathrooms were beautifully renovated. The outside deck was a popular gathering place with ample seating. The views of the lake were beautiful. We were able to dock our small boat easily. The location of the dock provided protection from the waves for easy swimming for our young grandchildren. The sunset views made this a memorable vacation!

Lovely

  • 5 of 5

We enjoyed our stay. The water was warm and easy access for the grandkids.

View is spectacular. Bed especially comfortable.

The owner was prompt and helpful with any small issues.

Squirrels working on their fall stash of acorns in the beautiful oak trees were fun to watch...

The house is wonderful, well provisioned kitchen, new laundry appliances too. Central AC a plus!

Our family had a wonderful vacation here. Loved the view of the mountains, the dock sheltered by the jetty, the shady lawn during hot afternoons and the splendid sunsets every night. We would love to see a swim raft anchored in the deeper water as the water is too shallow near the dock for jumping and diving in.

Amazing Property and Location!

  • 5 of 5

We had an exceptional stay at this magnificent property. It has all that is required for a week on the lake and better yet, the owner was very accessible and pleasant.

I've been renting on Lake Winnipesaukee in various locations for years but the views at sunrise and sunset are hard to beat at this property. I highly recommend renting for family get-togethers or gatherings of friends, for special occasions or just to get away. Yet, I do so with the worry that the secret of this gem of a property will soon be out and future availability will be scarce! As such, I'm already planning my next vacation there for later this year and next!

View was as promised. Dock was beautiful but shallow water. Not for boats with more than 20 - 24” d

Would say House was a work in process by owner. Felt like we were probably first renter of season by signs of cob webs. Felt $300 cleaning fee was robbery. Quiet street, centrally located. Nice place. Home next door under complete remodel so lots of daytime construction noise. Lots of rules, beautiful master bath but no where in shower for your stuff. Never could get heat or A/C to work in there. Cold for shower with 50 degree overnight temps.

Owner's Response: I hope you had a great vacation nonetheless, and sorry to hear that you feel this way the way you do about the property. 1) Our $299 cleaning fee is about breakeven factoring in 3 cleaners per turnover, trash service, cost of sheets for 5 beds and pull-out and towels for up to 14 guests, and laundry. We had 3 prior renters this season who did not express concerns with cobwebs, but possible our cleaners did miss something and for that we apologize. 2) Days prior to check-in we provide a helpful guide to the house. In this email we share that the "Mitsubishi units in each room (8 in total) provide both heat and AC, however, you cannot run both heat and AC and the same time with units that are grouped together. If for some reason you can't get heat or AC to work please check the other Mitsubishi thermostats to make sure they are all off or set on the same mode." Another renter checked in on Saturday afternoon following your departure, and they texted me that they could not get air conditioning to work in a room and I was able to check online remotely and could see that the bathroom was set to heat, but none of the other thermostats were changed. This is the normal functioning of a heat pump (basically an air conditioner that can also run in reverse for heat -- but cannot do both at the same time, and a single heat pump unit works on behalf of 4 of the thermostats). We can help remotely to solve any heating/cooling issues as we can see the thermostats online from our computer. 3) Our dock is 30 feet long after the bend. We have not had problems with larger boats nor with the water level. The one exception regarding the water level is when the entire lake level is reduced late in the season as the State of NH discharges water out of the lake prior to the winter. At that time, the lake levels are lower which suggests caution for any boater, but still has not presented problems for renters with large boats at our dock. (The seasonal lake levels for Winnipesaukee can be found on the NH Department of Environmental Services.) We happen to be at an area in the lake where the water levels drop off the quite quickly after the breakwater making the area ideal for boating. We take a lot of pride in our home and want to maintain the property for future guests. Our contract / rules are there entirely with this in mind. We appreciate the feedback and look forwarding to having you as a guest again in the future.

Beautiful home with panoramic lake views

  • 5 of 5

We really enjoyed our stay at the lakehouse! The home was newly renovated and extremely clean and comfortable. The views were unbelievable and can be seen from almost every room in the house. Located in a very quiet area away from the center of town and the crowds. Will definitely be back!
