Deb and I had the opportunity to purchase this townhouse in 2016. One reason was to allow us a special place to stay while we vacation in West Yellowstone. The other was to be able to help others enjoy their Yellowstone experience.

One of the unique benefits our guests have is access to our Resource Center located on our website. Each guest will be able to login to our website to gain access to our Resource Center which provides valuable information to help plan your trip. We have also partnered with a local Snowmobile Rental, Snow Coach, and Van Tour company to offer our guest special discounted rates.

Damage and incidentals
You will be responsible for any damage to the rental property caused by you or your party during your stay.

- • This is a NON Smoking Unit, so smoking is NOT permitted. If the cleaning company detects any evidence of smoking in the Unit, you will be charged an additional $1000 to deodorize the rental Unit. • Absolutely NO pets are permitted in the rental Unit under any circumstances. If any evidence of a pet(s) is detected in rental Unit, you will be charged a fee not to exceed $1000 for actual cost of a DEEP clean and carpet cleaning the entire Unit. • People other than those in the Guest party set forth in Rental Agreement may not stay overnight in the property. Any other person in the property is the sole responsibility of Guest. Maximum occupancy is 8 Guest. Minors are to be accompanied by a parent/guardian at all times. All of the units are privately owned; the owners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise. Guest shall not damage the premises, shall not use the premises in a manner, which unreasonably disturbs the occupants of the condominium complex, and shall not use the premises for and unlawful activity. Upon execution of this rental agreement Guest assumes such responsibilities. Guest shall surrender the premises at the end of the rental term in good condition. Guest shall not remove any of the personal property or furnishings from the Unit. • Keep the property and all furnishings in good order. • If the premises appear dirty or damaged upon Check-in, Guest shall inform Homeowner immediately. • Only use appliances for their intended uses. • Guest shall not remove household items, linens, cookware, utensils, etc from Unit or swap with neighboring Units. Our townhouse is privately owned, we strive to provide our Guest with everything you will need for an enjoyable stay. • Housekeeping: There is no daily housekeeping service. While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. We do not permit towels or linens to be taken from the unit. • The fireplace is a non-vented gas log fired firebox. Please do not throw any paper or other combustible material in the fireplace. • Vehicles are to be parked in designated parking areas only. Any illegally parked cars are subject to towing; applicable fines/towing fees are the sole responsibility of the vehicle owner. • Damages: You are responsible for any and all damages that occur to the property or its contents by you or any other member of your group, individually or collectively, while you are the registered Guest of the property. • Security Deposit: At homeowners discretion - A $250 refundable security deposit is required for rental of Unit, along with signed copy of Rental Agreement, and initial rental deposit. In lieu of a security deposit we will hold your credit card on file. If we discover that there has been damage to the property or its contents while you are the Guest we will provide you with an itemized invoice and deduct actual cost of repair(s) from your; (a) security deposit and refund any difference to you (b) cause your credit card on file to be charged. By signing this Agreement you are given consent to the use of the credit card provided without original signature. Credit Card charges may include but not limited to: damages beyond normal wear and tear; non-returned keys; penalties for additional cleaning fees assessed for smoking/pet violations/ski waxing/maintenance or repair of snowmobiles in Unit; leaving the Unit in excessively dirty conditions, or late check-out. Homeowner reserves the right to cancel this Rental Agreement if the Guest does not pay rental deposit/fees or if Guest breaches any terms of this Agreement. Check Out Procedures We know you are on Vacation and we do appreciate your business. But we have to ask that you abide by our Check-Out Procedures. The main reason for this is so that we may get the Unit ready for the next guest. They arrive hours after you leave. If you leave the Unit in great shape, the next Guest can have access to the Unit on time. Most of our guest will follow all these rules very nicely, but for the few that do not, this is notice that a $50.00 fee per incident or per hour which ever applies will be charged by our cleaning crew if they find the Unit is left excessively dirty. • Check-out time is 10:00 am local time. Our managers/cleaners arrive at 10:00 am to start cleaning the Unit • If you were given keys, please leave them on the counter. Lock the door behind you when you leave. • Take ALL of the trash in the Unit, including the bathrooms and bedrooms, to the trash bins/dumpsters outside the Unit. • Put ALL dirty dishes in dishwasher, put soap in and turn on. • Completely empty the refrigerator. • Wipe down kitchen counters and appliances. • Leave beds unmade that have been used. • Bring all dirty towels to the laundry area. Start a load of towels in washing machine, leave any remaining dirty towels gathered by washer. • Set all thermostats to 50 degrees.
Great base for our snowmobile adventure
Ron's place was perfect for our family's group of 6 as we visited Yellowstone for the first time in winter. Location was perfect for access to snowmobile outfitters, but not in the center of town. It was quiet and peaceful. Property is well maintained, beds are comfortable, and kitchen was well equipped. And it was warm! Really all you could ask for - we'd definitely stay here again. And the property owner, Ron, was great. He was very accommodating and stayed in touch throughout our stay to make sure everything was ok.
Ron’s home was lovely and worked perfectly for us. The kitchen is well stocked with appliances, pots, pans and some condiments. Nicely located close to everything. Definitely would recommend to others. We had some trouble with the bathroom and ron responded very quickly and promptly
