VILLA WITH PRIVATE SWIMMING POOL SUNSET SEA VIEWS, AIRCON, PARKING, LARGE GARDEN
Villa Lividonia was designed to accommodate both indoor and outdoor life. Built in natural stone, it is surrounded by beautiful gardens and offers unforgettable views over the sparkling blue Mediterranean and Tuscan archipelago.
With five comfortably furnished bedrooms, four bathrooms, Villa Lividonia invites its guests to sit back and enjoy their stay. Whether you have lunch under the pergola after a refreshing dip in the swimming pool or enjoy a relaxing drink watching the sunset after a day spent exploring the Maremma countryside, we feel Villa Lividonia will not only be like a second home for you, but also a splendid setting in which to enjoy your summer holiday.
Argentario and Porto Santo Stefano
The peninsula of Argentario is connected to the mainland by three strips of land one of which is man made and the other two are natural sand. The beautiful lagoon of Orbetello lies between them protecting an infinite variety of birds. There are two small towns on the peninsula, Porto Santo Stefano and Porto Ercole. You reach Villa Lividonia about 2km along the Via Panoramica. The town provides every necessity to make your holiday a success: all kinds of shops, supermarkets, hairdressers, beauty salons, etc. Between Porto Ercole and P.S:Stefano there is a brand new Spa, an eighteen hole golf course and a Polo field. Should you wish to vary your swimming you can choose to go to the public beaches of the Feniglia or the Giannella, the two sandy strips that connect Argentario to the mainland.
Monday is market day in Porto Ercole, the summer resort on the East coast of Argentario. A stroll through the market or a walk up to one of the Spanish fortifications that guard the small harbour is a pleasant way of spending a morning before going for a swim on the Feniglia Beach. There you can also hire bicycles and ride deep into the umbrella pine tree forest and, with a picnic, choose your own private bit of sandy beech.
In Porto Ercole you will find pretty little boutiques full of local colour and shops with the latest fashions, supermarkets and beauty salons and a warm hearted welcome from its inhabitants. To the night birds it offers any number of good bars and night clubs along its waterfront and by the yacht Marina.
The Island of Giannutri and Giglio
There are daily ferries going to these two islands of the Tuscan archipelago. Giglio, the larger one of the two, has an enchanting miniature harbour surrounded by candy coloured houses. From there you can take a bus or a taxi to go to Giglio Castello, the village built at the very top of the island, where you can have lunch washed down with the famous Giglio wine.
To the more energetic we advise a return to the harbour on foot: a lovely walk with magnificent vistas of the coast.

This was our third time in this villa. It is simply divine and Alex is such an amazing host that we can't wait to go back every time. The gardens are stunning and the view just amazing. An aperitivo in the garden watching the sunset is a must!
Thank you for everything Alex, we look forward to coming back very soon!
Best location in Italy
This is the most beautiful villa in the most beautiful corner of Italy. It has views over the Mediterranean, a real homely feel and a glorious pool. The house is well proportioned, each bedroom is a great size and the living area was fantastic. The owner was courteous and on hand if anything was needed. He gave excellent restaurant, beach, bar and walk recommendations and we had the most fantastic stay. I would recommend this villa to everyone.
perfect vacation Tuscan style
I stayed in this amazing villa as part of my holiday last spring.
the gardens and the view were outstanding. it was really heaven on earth.
the villa had a wonderful rooms finely decorated and there is all that is needed wifi, air condition, espresso machine, which aloud me to have my morning coffee in front of this fabulous view of the sea.
the kitchen is well equipped with all necessary gadgets and I manege to entertain 10 people for dinner comfortably.
the food market and the fish market down at the village have a wide selection of fresh fish and Delicious fresh vegetables.
a true Tuscan experience by the sea. I highly recommend this property if you are planing to stay in Argentario
Charming relaxed villa with great views
The property matched the description Everyone was very helpful & efficient Glorious scenery Eat too much pasta but that was self inflicted
House with views to die for
This is a fully equipped, and I mean fully equipped, house that is actually lived in. It is not a holiday villa. The family who own the house are local (part English, part Italian), and they are on-duty and helpful if anything goes wrong as the electricity did while we were there.
If you want easy access to the sea, this house is not for you. It is a long hike to the sea or a complicated drive. The alternative is a good pool in the garden. The garden itself is stunning.
Monte Argentario is connected to the mainland by two natural Feniglia and Giannella. These tombolos offer you miles of sandy beaches where you may swim, dive or wind surf. Monte Argentario has nature reserves, pine wood forests, vineyards, olive groves, picturesque towns, medieval villages perched on hilltops, Etruscan and Roman ruins. Porto Santo Stefano, where the villa is near by, is situated in a picturesque bay offering you a large variety of restaurants, boutiques and shops. The port is divided into old and new port, and it is the heart of the touristic and fishing boat activities, and from here the ferries connect the promontory to the islands of Giglio and Giannutrin. If you decide to explore the area you can go to the Tuscan Maremma, Isola Elba, drive or catch a train to Rome, go to the Termal Bath Saturnia, a spa resort with its hot sulphur swimming pools, Pisa, Pitigliano, San Gimigliano, Florence, etc.,all these excursions can take a day trip. Golf: 20 min drive away is the Argentario Golf Club situated in a protected oasis surrounded by Mediterranean vegetation,in which every hole is different from the other, offering unique and extraordinary scenery.Surrounded by cork forests and centenary olive trees, hares, squirrels and deer, one can admire an amazing and pure environment. Maremma’s beautiful slopes, the sea and the lagoon, set the scene of a unique environment with a mild climate that allows golf to be played all year long. The eighteen-hole golf course was designed by architect David Mezzacane, with the extraordinary collaboration of Baldovino Dassù. The greens are almost all small, with a light breeze that contributes to a mild temperature and adds a variable to the game, which on this course requires both precision and strength. The entire area, including the grass of the course, is certified “Agri Cert” eco bio compatible and everything used to maintain it is absolutely natural.
