The question should be, why not this property? This condo is everything one could ask for and then some. The people of Puerto Vallarta are some of the nicest one could come across. Its no wonder Richard Burton and Elizabeth Taylor loved this place so much, just as we do and I'm sure you will as well.
What makes this Condo unique
One of the most immediate advantages that Puerto Vallarta presents to curious visitors is that the city is extraordinarily easy to navigate. Not only does it enjoy a fairly significant landmark for directional orientation, being bordered on the west by our Earths largest body of water, but the carefully organized system of neighborhoods makes finding many local points of interest easy. The area also benefits from the recently constructed Francisco Medina Ascencio Boulevard, an expressway on the citys coast that can transport travelers clear across the city in half an hour or less. Although the city is divided into many small colonias, many of Puerto Vallartas most popularly visited destinations are concentrated in a few of them. The most common method of transportation for incoming tourists is the extensive network of taxis that serve the city. Rather than using a distance meter as is common in other areas of the world, taxis in Puerto Vallarta work on the basis of pre-defined fare zones, with a ride from the airport in a yellow city cab to more central areas of the city costing anywhere from 70-120 pesos. However, veteran visitors can also make use of the convenient local bus system, which runs frequently from 7am untll after midnight on most days and serves most areas of the city via direct routes at a fare cost of 8 pesos or less. Where is the airport in Puerto Vallarta? Travelers flying into the city by way of the local airport, known to airlines as PVR, will arrive on the outskirts of the city, in an area aptly called Aeropuerto. Although there are some residential neighborhoods such as Guadelupe Victoria bordering the airport district, most visitors will end up proceeding deeper into the city to explore the range of prominent local attractions or to reach their resort or hotel accommodations. The taxis directly in front of the airport are permitted to assess a significant premium to fares, while city taxis charge less.

I want to start by saying that the condo itself is beautiful- spacious and well appointed. We have been to PVR and have stayed in Old Town- Hotel Zone and Marina. Being up in the hills was suppose to offer some peace and quite. However due to the construction- it was impossible. I know that the owner did not know about this at the time of booking- which was almost 1 year ahead of schedule. But seriously cant not make light or dismiss the constant noise all day and into the wee hours of the night. Most of it right outside the bathrooms and one of the back bedrooms. I took my daughters and neice on this trip to explore PVR- the crew was disrespectful and cattled call when we left the parking lot and venture out. The crew lines the entrance into our parking lot with wires and heavy duty cables. We were forced to walk down to Park Royal for all of our transportation - both going out and coming back! I like to sleep in during vacation and be lazy on the beach for part of the day but that was impossible due to the noise. Honestly- it was difficult to deal with and to make light of how it impacted our stay would be offensive.The owner did allow me to have a late check out due to one of the girls being stomach sick and offer a discount down the line. But I had quite a few issues- some from the construction - some from the bugs bites down by the beach so I probably wouldnt return. I am sure that this place might be a good fit for someone who wants the tranquility of being away from the noise of the crowd once the project next door is completed. This trip which i planned for so long fell short because we were forced to leave our place each day in order to have Solitude

Sorry your stay did not meet expectations and you're all welcome back anytime. We are being told the construction is to be completed by December of this year. We are currently down here now and they are such hard workers in which construction starts up around 8:30AM and goes till around 6PM. Saw the artists rendering of the new construction and it looks absolutely superb. We are blessed as the noise right now isn't bad at all. Thank you!
Excellent Family Vacation
Our family had a great vacation facilities perfect, staff at condo complex the best, other folks staying in the facility also great. The condo was well equipped, neat and clean. One thing and I'm sure you were not aware of Neil was the construction next door had two nights of cement pouring until midnight and the noise was not great for sleeping because they were using a tamper machine to compact the cement and they were pouring
right outside the closed bedroom window and it was like they were in the
condo. The construction next door starts at roughly eight each morning and ends between seven, seven thirty in the evening, these are very hard working people and these are things folks have to live with to see progress, our family was there to enjoy the sun and fun and that is exactly
what we did. We would all go back in a heartbeat if we could.
This is the fourth year in a row that we have returned to Mismaloya. We extended our stay to 11 days this year and as in the past enjoyed a wonderful visit. This was our first time staying at Las Penas and in this unit. By far the nicest of the condos that we have stayed in while down here. The photos on line tell the story. Unit was more than large enough for the three couples in our party, had everything we needed and was extremely clean. The views from front patio are incredible and the unit being on the third floor gave us an option of using either the stairs or elevators. The building and amenities are well maintained and I can't say enough about the job that the staff does. Each and every one of the staff was friendly, personable and went out of their way to assist in making our visit a memorable one. A few building issues that came up during our first few days were all handled professionally and as quickly as possible. I would highly recommend the food and drinks served downstairs. Not only were they delicious but the price can't be beat. Most days we made a point of eating both breakfast and lunch down by the pool and beach. As in the past the charm of being in this area was getting out and enjoying the many things offered. Trips were made to Boca where we ventured out on water taxis for day trips to the beaches further south. Great experiences and not to be missed. The convenience of the bus stop right outside made it easy to head into PV and visit the surrounding restaurants for dinner. Can't think of one that we didn't enjoy.
We were aware in advance of the issue with the construction right next door and while at times could get loud certainly the pros far outweighed the cons. Based on the beauty and charm of this part of Puerto Vallarta growth and expansion are inevitable. With this growth comes some growing pains. Thank you Neil for working with us and making accommodations. Your assistance is greatly appreciated.

If I could review just the inside of this condo it would be 5/5 stars, but I can't. The amount of construction here is staggering. The description in the condo's advertisement is at best misleading. Dishonest is more accurate. I believe the owner writes about construction in the Romantic Zone - that's a big area. What he really means is 15 feet from your window. It's the beginning of a multi-year project with 60 foot pile drivers, excavators, and jack hammers. Literally 7 days a week from 8:00am to 7:30pm. The noise is overwhelming. Even with all doors and windows closed, even at the pool or beach. You are absolutely compelled to leave the premises during daylight hours. Again, the level of noise cannot be overstated. There is also construction within the condo that renders the elevators inoperative. This construction is extremely loud as well.
Rather than deal with our legitimate issues, the owner would not make any reasonable concessions for our inconvenience. His responses ranged from opaque to argumentative. Rather than let him again try to minimize our concerns, we created a you tube review which highlights the construction and elevator issues. You can decide for yourself. Simply you tube search condominios las penas puerto vallarta. The fact that this owner continues to advertise his condo while obfuscating the construction and elevator problems is highly unethical and lacks integrity. He is obviously not interested in your vacation or your well being - just your money.
Lies, lies, and some more lies. As the first communication I received from this guest stated "Greetings Neil, beautiful condo we're happy to be in PV." It's rather strange that the first time the guest had issues was days after their check in with regards to the noise and supposedly an elevator not working when in fact there was. The guest demanded a 50% refund for the elevator not working, when in fact there was a working elevator so calling me dishonest is quite laughable really and simply not true. So if I had given this guest a 50% refund I guess everything would have been ok and there would be no complaints, so I guess it boils down to being cheap and nothing to do with not liking the place. Seems as though the guest wanted a freebie and as a result from not getting a freebie has left a scathing review of such a beautiful piece of paradise. Please do checkout that video, if the noise was so bad why have music blasting to drown out the noise? It's unfortunate that these guests were here during the foundation process of building next door but once the foundation has been put in place the noise should not be a hinder, even though numerous guests and current guests in other units there now don't seem to mind at all because they've booked our condo for April and May of this year. Our elevator construction on the brand new elevators is to be fully completed by the first week of February, with one elevator right now completely functioning. In the video the guest so kindly took, what you see is cosmetic work that needs to be done. Does not hinder elevator operation whatsoever. Our rates on the condo have been heavily discounted as a result of the construction next door, some other condos in the exact same building go for well over $400 per night, we are drastically behind that price. In fact we've had guests who have stayed at the condo while the construction is taking place and have already booked again to come back! This guest did have one thing correct though, condo is 5/5! This guest had champagne taste with a beer dollar budget. Guest wants to stay at the Ritz Carlton for Motel 6 prices. For the record, I'd love for all our guests to enjoy themselves as I'm in the business of creating memories that will last a lifetime.It's also funny that people only mention the negative and leave all the positivity out, such as sitting on the balcony watching the mother whales and newborn calves breach or the numerous other wildlife around you where the rainforest is.
Love STRESS? Rent This Condo...
We are a family of 5 adults and booked this condo in late Oct. to stay early Jan. 2018. The condo itself lives up to the hype - nicely furnished,
spacious, great patio, etc. We want to be very clear we found little fault with the condo itself, except for the master bed which was unusable
on one side - mattress was collapsed. We had to get creative with sleeping arrangements. Apart from that - lovely.
So imagine our surprise upon arrival to see right out our windows a sprawling construction project unfolding in ear-splitting earnest. An enormous boring machine 30 feet high was busy
drilling and grinding down to the bedrock so they could place footings for whatever new building is going to eventually be there. In addition to this machine
(speech impossible) they had various backhoes operating constantly as well as jackhammers endlessly hammering away.
The boring machine was 20 ft away from our balcony. Right there, folks. The noise was unrelenting every
single day, even Sunday. 8:30 - 9:00am to a bit past 6pm every day.
Also the elevator construction inside our building added to the cacophony -- pounding, jackhammering, drilling right outside our door. Continued past 7:30pm our
last night there. The elevator noise was awful, but frankly it became almost an afterthought compared to the onslaught next door.
I texted Neil shortly after arriving and sent him a short video of the construction site/noise: (had to remove link to video here as per Home Away....too bad)
He said he wasn't aware of the next door construction at "the time of my booking" which was Oct. 31'st. True - no reviews mentioned the next door issue before I booked.
Wished I'd seen the reviews that came after -- I would've cancelled. Neil asked me - "Appears that construction is next door?" Really? Please...
You can plainly see in the video the boring machine 20 feet from his own balcony.
It's possible Neil was unaware in Oct. but he's had several tenants since then report the outrageous
noise issues. I realize he is NOT responsible for the construction next door, nor for the elevator noise. However he certainly could've
been more transparent about the construction after the fact. Naturally he doesn't want to lose rent, but for those
of us who plan and save for months it's a real bummer. Puerto Vallarta's great but had I known I never would've booked.
Nice place but don't book now - give it a year. Unless you like stress on your vacation.
What a peculiar review. As the first correspondence I received from this guest stated "We got in quick and easy, everything is great, thank you very much!!" So this review has kind of left me flabbergasted. There was no mention of the bed situation (which would have been handled had I of known), in which I'm inclined to believe was damaged during this guests stay as there was no mention of it from the previous guests who just stayed there, nor the cleaning staff so this will be handled accordingly. I've been down since the construction began next door and can say the noise goes from tolerable to where I just put my headphones on and lookout over the open ocean and the noise of construction simply gets lost on the amazing view off the balcony. As the saying goes, you can't please everybody.
Great but noisy!
Daily cleaning and condo itself - excellent. Wifi issues and constant construction sounds (both beside the condo and the work on the elevators) - awful. Neil’s quick responses to concerns was excellent but not telling us the construction sounds would be 8:30 to 7:00 every day - disappointing. The building beside is a multi-year project and will completely block the morning sun when complete. The jack hammering did in fact force breaks in conversation. Constant noise.
Mexico is worth visiting though and the daily bus rides were entertaining! Thanks for sharing your home with us.

Romantic Zone offers the largest variety of restaurants in the entire bay with prices that vary in all ranges.
Yes Basilio Badillo and Olas Altas Restaurants tend to catter to more sophisticated customers while small family owned restaurants on Fco. I Madero and Lazaro Cardenas offer great food at much more affordable prices.
If you stay in Marina Vallarta. There’s not really anything in walking distance to do/see/eat that you couldn’t find back in the US or CANADA. If you decide that you want to come to the Romantic Zone It will take you an average of 15-20 minutes depending on traffic by taxi and double that for the bus.
There are several new buildings going up in Romantic Zone and much more night life so expect noise from bars and construction.
Marina Vallarta is perfect for people who want the all inclusive and/or resort experience, newer and larger facilites. Larger condos in size and less expensive than the Romantic Zone. So I would think is fair to say that the price per square meter in the Romantic Zone is double than the price per square meter in Marina Vallarta.
The Romantic Zone is more for people who really like to walk around and explore. You can wander into Downtown and 5 de diciembre which are more authentic Mexican neighborhoods.
Ultimately: It all comes down to what type of experiences are you looking to have while you stay in Puerto Vallarta?
